Gutter survey in Inner Avenue: what you get
A gutter needs a steady fall towards its outlet to drain properly. Sagging brackets and slipped joints leave water standing and overflowing at the low points. We check the line of each run as far as we can see it, along with the brackets and downpipe fixings. You get written recommendations, prioritised by urgency where relevant. We survey parapet and box gutters, valley gutters and fascias and soffits, and common reasons people get in touch are overflowing valley or parapet gutters and brackets that have dropped or snapped.
In a smaller place like Inner Avenue, some roofs stand more exposed to wind and rain than in a built-up town. That weather tells first on ridges, verges, chimneys and flashings. A proper look shows whether anything has started to loosen. A loose ridge tile or slate gives the wind something to catch, and others soon follow.
The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

How the survey works
Every roof is different, but as a rough guide the survey takes about 1–2 hours at a house, depending on how many gutter runs and downpipes there are. You are welcome to ask questions while we’re there. Homes around Inner Avenue often have gardens on more than one side, which gives us room to step back and see the roof. Mention any side of the property we cannot get to. The loft, where there’s safe access, completes the picture.
- We agree which parts of the building you’re most worried about.
- Each gutter run is checked for blockages, sags and leaking joints.
- Outlets, hoppers, downpipes and overflows are inspected.
- Fascias, soffits and the walls below are looked at for signs of overflow.
- Findings are photographed and set out in a written report.
How to prepare
- Keep pets inside or away from the areas we are looking at
- Mention any parking restrictions on your street
- Leave a clear route to the loft

What a gutter survey looks like in Inner Avenue
The coast is about 2 miles or less from Inner Avenue, and places near the sea get more salt in the air and more wind than inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces, while driving rain finds any gap. Southampton Tudor House and Garden, about 1.2 miles south, is one of the historic houses in the wider area around Inner Avenue. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material.
If you let a flat or house near St Denys station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. If you live near a park such as Rockstone Place Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, so outlets and downpipes are worth watching.

Before and after the survey
Nothing here needs a ladder. A few suggestions:
- Look out for overflows when it pours
- Book gutter clearing once a year, more often near trees
- Look for downpipes coming loose
- Don’t climb a ladder to look in the gutters
Where the evidence points to drains below ground, the report says so, so a drain survey can be arranged. We also note anything else we spot on the roof while we are there.
Get the gutters cleared every year or more often near trees. The best time is normally after the leaves have dropped. Clear gutters can carry water away as they should.
Common roof problems in Inner Avenue
Gutter brackets work loose or corrode with age. Wet leaves and silt add a lot of weight and the extra load drags the gutter down. Lose the fall and water gathers in the dip, then overflows.
Common reasons to book include:
- Dripping or leaking gutter joints
- Rotten fascias or stained soffits
- Gutters full of debris and silt
- Cracked or loose downpipes
Shop and office owners around Marlands Shopping Centre may find that knowing the roof’s condition lets you budget for work rather than pay for emergencies.
Questions to ask before booking
- How soon the report will arrive
- What the survey will not cover
- Whether VAT is in the quoted price
- Which viewpoints they use to see the roof
How the survey changes by roof type
Fascias and soffits
Overflowing water stains soffits and rots timber. They’re looked at as part of the survey.
Plastic (uPVC) gutters
Plastic can become brittle with age and split. We check joints, brackets and the line of each run.
How we price gutter surveys
Survey packages start from £150, inc. VAT. What you pay for your roof depends on:
- Commercial roofs and larger buildings
- Any need for thermal images or a drone flight
- Height and safe access
- The number of roofs, including extensions and garages
Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. The price is confirmed before you book.
Helping us price your survey
We’ll typically ask about:
- Pictures from the garden or a window, if you have them
- Dates you’re working to, such as exchange
- Where any leaks, stains or damp patches show inside
- The kind of building and roof involved
Booking is simple: just phone 07833 053749 or email us and give us some details about the property and we’ll point you to the right survey. The price is agreed up front.
Your questions about gutter surveys in Inner Avenue
Does being near the coast affect roofs in Inner Avenue?
Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.
Can a landlord with a rental near St Denys station book a roof survey?
Yes, landlords and agents are among the people we work for. You can ring 07833 053749 or email us with the address and what you need.
What’s in the survey report?
It works through the roof part by part, in writing and with photos. Points are put with the most urgent first where relevant.
Do you carry professional indemnity insurance?
Our cover is professional indemnity plus public liability, and details are available on request.
Does this replace a RICS home survey?
No. This is a survey of the roof only, and it isn’t a RICS Level 2 or Level 3 survey. Many buyers have both.
What happens next?
You will get the report by email. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation, so you can talk the findings through.
I live in a flat. Can you survey the roof?
Yes, as long as access is agreed. Roofs over flats are often shared, so whoever owns or manages the building needs to agree access. We inspect only the parts we’re allowed to reach.
Can I check my roof myself?
It is useful to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry and it will help the survey.
If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
