How a storm damage roof report works in Inner Avenue
Most policies do not cover wear and tear. That makes the difference between storm damage and old wear important. We note signs of each: fresh breaks and recently moved slates or tiles, and older problems such as corroded nails or worn mortar. We describe what we see, whichever way it points. How the policy applies is for your insurer to decide. If you’ve noticed lead lifted at abutments and cowls or aerials dislodged in the wind, a survey will tell you what’s going on.
Chimney stacks on older houses around places like Inner Avenue can let water in, through worn flaunching, failed pointing or lifted flashings. Damp on a chimney breast is not always rain from above, which is why it is worth tracing properly. The stack, its flashings and the loft space beside it are all worth checking.
After the visit, you get a written report with photos, sent by email. It sets out the condition of the roof, any defects and our written recommendations.

What happens on the day
There is not much for you to do on the day. Show us any stains, drips or problem areas you know about, and we’ll get on with the inspection. The survey itself takes an hour or two at a typical home, while a commercial roof takes nearer three to four hours. In a smaller place like Inner Avenue, as anywhere, the forecast plays a part: drone flights and thermal imaging need the right conditions, while a look from ground level and the loft can go ahead in most weather.
- First you give us the date of the storm and what you’ve noticed, inside and out.
- We view the roof from wherever it can safely be seen, including the loft where there is access.
- The damage is recorded with photos, area by area.
- We check whether the damage fits storm damage, older wear or both.
- The findings are written up with photographs for you to share with your insurer.
Before we arrive
- Gather any invoices or paperwork from past roof work
- Unlock side gates and any roof access doors
- If the roof is shared, arrange access with whoever manages the building

Related advice
Can I check my roof myself?
Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.
A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.
What this survey can’t tell you
No survey can tell you everything, and we’d rather be clear about that before booking. Keep these in mind:
- Repair costs or quotes for the work
- Areas we cannot see safely
- The outcome of a claim
Not sure which survey suits your roof? You can phone 07833 053749 or use the contact form and we’ll tell you before booking. What a survey covers and does not.

What happens if roof problems are left?
A clear, independent record helps you explain the damage to your insurer. It sets out what we found and the likely cause, so you are not relying only on your own photos. Around Inner Avenue, leaves and moss in gutters lead to overflowing water and damp walls. It is easy to sort the cause early and slow to dry a damp wall.
Storm damage roof report starts from £150, including VAT. What you pay depends on how big and how high the roof is, access and the package you choose.

Your questions about storm damage roof reports in Inner Avenue
Does a conservation area affect roof work in Inner Avenue?
Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.
Does being near the coast affect roofs in Inner Avenue?
It can do. Inner Avenue is within about 2 miles of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.
Which days do you carry out surveys?
Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Let us know which days suit you when booking.
Is this a RICS survey?
No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.
How experienced are you?
We have more than 20 years’ experience and have carried out more than 5,000 surveys across London and South East England.
What do I do if water is coming in?
Emergency cover over a damaged roof should be arranged with a roofer. If it is safe, photograph the damage before it is covered. Keep receipts for any emergency work.
Is this an asbestos survey?
No. Our report may flag materials that could contain asbestos, but confirming it is a job for a specialist asbestos surveyor. It may be present in buildings built or refurbished before 2000.

What affects the cost of storm damage roof reports
Several things affect the price of a survey:
- Extensions, dormers and garages with roofs of their own
- The type of building, from a house to a block or an office
- The roof’s overall size
- Height and safe access
Every price we give includes VAT, and the report isn’t charged as an extra. Storm damage roof report starts from £150, including VAT. Size, height and access decide where your roof falls.
Booking your survey
If you can, have these to hand when you get in touch:
- Where any leaks, stains or damp patches show inside
- The property’s address and postcode
- Any deadline, like an exchange date
- Anything about access we should know
Booking is simple: just ring 07833 053749 or drop us an email, let us know about the property and we’ll explain which survey suits. The price is agreed up front.
Wind, rain and roofs in Inner Avenue
Inner Avenue is within about 2 miles of the coast, and being near the sea means more wind and salt than a roof inland would face. Strong wind lifts anything already loose, and driving rain gets in wherever it can. Southampton Tudor House and Garden, about 1.2 miles south, is one of the historic houses in the wider area around Inner Avenue. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material.
The streets around a church like Saint Mary's are often among the oldest in a place, and if yours is one of the older homes nearby, water on an older roof tends to find its way in at the lead, the valleys or the chimney. Homes near green spaces such as Rockstone Place Park can get more leaves in their gutters in autumn, so outlets and downpipes are worth watching. Anyone responsible for a site like Bevois Town Primary School will know that on a building that size, finding the source of a drip means looking well beyond the stain.

How the survey changes by roof type
Slate roofs
Natural slate can last 100 years or more, but the nails often fail first. The report records whether slipped slates look like storm damage or older wear.
Ridge and hip tiles
Water can get in where ridge tiles have moved. Each one is recorded with photos.
