Roof leak investigation in Inner Avenue
A leak that comes and goes can be the hardest to pin down. Wind-driven rain, an overflowing gutter or snow melt may be what triggers it. Notes on when it leaks, and what the weather was doing, help us, along with any photos you’ve taken. Even on a dry day, a leak usually leaves clues: stained timbers, tide marks and damp underlay. Moisture detection shows which materials are still damp. Common reasons to book are staining where a gutter or parapet meets the wall and brown rings on upstairs ceilings, across lead flashings, rooflights and dormers and the roof space.
Chimney stacks on older houses around places like Inner Avenue can let water in, through worn flaunching, failed pointing or lifted flashings. Damp in a chimney breast can have more than one cause, so it is not always obvious where it starts. It’s worth looking at the stack from outside and at the timbers beside it in the loft.
We keep jargon out of it: where something needs attention, it says so plainly.

Signs you need a roof leak investigation in Inner Avenue
When a slate slips or a tile cracks, the underlay takes the water. Ageing felt underlay eventually tears and lets water through, while some very old roofs have nothing under the coverings. Corroded nails, known as ‘nail fatigue’, are a frequent cause on slate roofs.
These are some of the problems a survey can pick up:
- Water coming in around a roof light or dormer
- Wet patches high on an inside wall
- Staining around the chimney inside
- Ceiling stains that grow after rain
If you look after a building such as Bevois Town Primary School, on a building that size, finding the source of a drip means looking well beyond the stain.
Before you book any roof surveyor
- Whether any drone flown is registered with the CAA
- What they will not be able to tell you
- Which viewpoints they use to see the roof
- How long they’ve been surveying roofs

Can I check my roof myself?
A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.
It helps to keep a record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry.
What happens on the day
You do not need to do much on the day. Show us any stains, drips or problem areas you know about, and we will take it from there. The survey itself takes roughly 1–2 hours for most homes, though a hard-to-trace leak can take longer. In a smaller place like Inner Avenue, parking is seldom the issue; lanes, gates and long drives are worth mentioning. Low roofs on bungalows can frequently be seen well from the ground, and the loft shows the rest, while taller roofs may need other vantage points or the drone where it applies.
- We start with your notes and photos of the leak.
- We examine the damp area and the rooms near it.
- From the roof space, we trace the water’s route where there’s safe access.
- We inspect the likely entry points outside, from ground level, windows and the roof where safe.
- We email a written report showing where the water most likely gets in.
How to prepare
- Agree roof access with the managing agent if it’s shared
- Jot down any questions you want answered
- Find any records of previous roof work

Advice
What we can’t see
This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- Plumbing leaks that look like roof leaks
- Defects hidden under coverings or inside walls without opening up
- Leaks that only appear in weather we cannot recreate
If in doubt, call 07833 053749 or email us and we’ll recommend the right survey before you book. What our survey covers.
What this survey covers
- Lead flashings
- Rooflights and dormers
- Flat roof details
- Slate and tile slopes
- The roof space
- Valleys and parapet gutters
- Chimney stacks
What we look for on each type of roof
Chimney stacks
Our chimney check is a visual inspection of the stack, and it isn’t a flue or gas safety check.
Parapet and box gutters
We check the linings, joints and outlets where we can see them safely.
Landlords, agents and block managers in Inner Avenue
For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out with the most urgent first where relevant.
An agent can book and manage the survey for a landlord, and the report can go to both. Access is agreed with the tenant in advance.
Questions from Inner Avenue
Will you come out to Inner Avenue?
Yes. Inner Avenue is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and South East England. Let us know about access, parking and anything unusual about getting there when you book.
Is my home in Inner Avenue listed or in a conservation area?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Can you inspect my roof with a drone?
Yes, where it’s applicable. Flights depend on the weather on the day and airspace rules, including flight restriction zones near airports. We hold a CAA Flyer ID and Operator ID.
Will you check the loft?
Yes, where the survey calls for it and there’s safe access. Inside, we look for damp, staining, gaps and sagging.
Does the investigation include the repair?
Our job here is to trace the leak and explain it, and the repair is separate. With the report, a roofer knows exactly where to look.
Will you definitely find the leak?
Not every leak can be pinned down in a single visit. Many leave clear signs, but intermittent leaks that need particular weather can be harder. We report what we found and the likeliest sources.
Which days do you carry out surveys?
Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Just let us know the days that suit you.
Roof leak investigations in Inner Avenue: local notes
Inner Avenue lies within about 2 miles of the sea, and places near the sea get more salt in the air and more wind than inland. Wind lifts loose slates, tiles and ridge pieces, and driving rain finds any gap they leave. About 1.2 miles south lies Southampton Tudor House and Garden, a reminder of how long the area around Inner Avenue has been built on. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area.
If you look after a shop, office or commercial unit, for example near Marlands Shopping Centre, finding where water is getting in quickly keeps disruption down. If you live near a park such as Rockstone Place Park, or anywhere with mature trees, autumn leaves can block gutters and valleys.
