Thornhill Gutter Survey

- Gutters that have fallen out of line
Surveys for landlords and agents in Thornhill
For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan.
Shared roofs need a little more planning: we need access agreed with the building owner or managing agent. Mention it when you get in touch and we’ll plan the survey around it.
Gutter surveys for homes and businesses in Thornhill
Leaves, moss and silt are the usual reasons gutters block. Homes close to trees fill their gutters faster and moss from the roof slopes makes it worse. Our survey shows which gutters are blocked or standing full, which outlets and hoppers are choked and whether any overflows are doing their job. The photos show you exactly what we found. Blocked gutters are easy to put off, but they rarely get better. We survey fascias and soffits, valley gutters and outlets and hoppers, and common reasons people get in touch are choked outlets or hopper heads and valley or box gutters that overflow inside.
Trees around homes in smaller places like Thornhill drop leaves, twigs and moss onto roofs and into gutters. Once gutters and outlets block, water spills over and soaks the walls, and moss holds water against tiles. It’s the kind of slow problem a roof report picks up early. Plants growing from a gutter or moss on the tiles are signs worth noting from the ground.
Where we can’t see part of the gutter, the report says so. You will know exactly what was inspected and what wasn’t, and what we’d suggest next.

Gutter surveys in Thornhill: local notes
Thornhill is within about 3 miles of the coast, so there’s more wind and more salt in the air than further inland. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift. A number of Hampshire villages keep thatched roofs on their older buildings. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles. Whichever you have, the details that tend to fail before the covering itself get the closest look.
Homes near green spaces such as Westwood Woodland Park can get more leaves in their gutters in autumn, so outlets and downpipes are worth watching. With South Stoneham House about 2.4 miles north-west, the area around Thornhill has a long history. On a period home nearby, the survey separates sound original work from tired later repairs.
Thornhill is about 2 miles east of Southampton, in Southampton. Bookings from Thornhill are handled just like any other: a call or an email, a price, then a date. Across Southampton, we cover Thornhill.

Common roof problems in Thornhill
Sometimes a gutter struggles with the area of roof draining into it. Added roof area from an extension can load an older gutter, and a heavy downpour shows up the problem.
A survey makes sense if you’ve noticed:
- Brackets that have dropped or snapped
- Valley or box gutters that overflow inside
- Gutters packed with leaves or moss
- Choked outlets or hopper heads
Take an older house close to St Christopher: corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.
Questions to ask before you book
- Their drone registration, if they fly one
- Whether you can ask questions once you have the report
- How long they’ve been surveying roofs
- Are they insured for the work?
Tips that help
Here are a few things we’d tell any owner:
- Look out for overflows when it pours
- Do not climb a ladder to look in the gutters
- Look for new stains on ceilings below valleys after rain
- Do not leave hidden gutters out of a clear-out
If anything in the report is not clear, ask us. The Standard Survey includes a follow-up consultation and the Premium Survey comes with an in-person one.
Deal with drips, sags and loose downpipes early. Left alone, they typically grow and spilled water harms brickwork and woodwork.
How it works
Every roof is different, but as a rough guide the survey takes about 1–2 hours for most houses, with bigger or more complicated roofs taking longer. If you have questions on the day, just ask. For a survey in Thornhill, we agree the time, the access and parking before the day. Weekday and weekend visits are both possible. If there are outbuildings or garages you want looked at, mention them.
- You let us know where you’ve seen overflows, drips or damp.
- The eaves gutters, downpipes and fascias are looked at from ground level and windows.
- We check hidden gutters as far as safe access allows.
- Where it is safe, we check the loft for signs of water.
- You receive a report with photos and recommendations.
Getting ready for the survey
- Mention any parking restrictions on your street
- Point out any leaks or damp patches
- If you’re buying, check with the agent that we can get in

Can I check my roof myself?
During heavy rain, look at the gutters from the ground or a window. Overflowing water can point to a blockage or a sagging run.
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
What we look for on each type of roof
Lead-lined valley and parapet gutters
A London butterfly roof drains to a central valley gutter and if it blocks, water can come indoors. We check it where it is safe to see.
Fascias and soffits
On buildings from before 2000, soffits may be asbestos cement. We flag any that could be for a specialist asbestos surveyor to check.
Your questions about gutter surveys in Thornhill
Is my home in Thornhill listed or in a conservation area?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Do you survey roofs for landlords with property near Sholing station?
Yes, rented property is part of what we cover. Just ring 07833 053749 or use the contact form and tell us about the building, including who will give access on the day.
Will you walk on the roof?
Only where it is safe to do so. We inspect what can be seen safely: from the ground, from windows, from inside the loft space, from the roof where it’s safe and by drone where applicable. The report says if anything couldn’t be seen.
Do you use drones?
Yes, where it is applicable. Whether we can fly on the day depends on the weather and the airspace rules, and we check for restrictions near airports before flying. We’re a CAA-registered drone operator.
Does the season matter for a gutter survey?
Whenever suits you. If you’ve already seen a gutter overflowing, it’s best not to wait, because the walls take the water.
What does the report include?
It works through the roof part by part, in writing and with photos, finishing with recommendations. Points are put in order of urgency where relevant.
What do I do with the report?
The report comes by email, and what you do next is up to you: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.
