Gutter surveys in West End

How a gutter survey works in West End

Gutters have to slope gently towards the outlet or water sits in them. Sagging brackets and slipped joints leave water standing and overflowing at the low points. We look along each run for sags, gaps and leaking joints and look at the brackets and downpipe clips. Recommendations are written down and prioritised by urgency where relevant. We survey parapet and box gutters, fascias and soffits and downpipes, and common reasons people get in touch are cracked or loose downpipes and gutters overflowing in heavy rain.

Trees around homes in smaller places like West End drop leaves, twigs and moss onto roofs and into gutters. Blocked gutters overflow and soak the walls below, and moss holds water against tiles. It is the kind of slow problem a roof report picks up early. Plants growing from a gutter or moss on the tiles are signs worth noting from ground level.

You receive the findings by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Common roof problems in West End

Many people get in touch after seeing water pour over a gutter in heavy rain. Others spot damp patches, ceiling stains or green marks on the walls. A survey helps show where the water is coming from before it causes more harm.

Here are some of the things we see frequently:

  • Downpipes that are split or coming away
  • Water spilling over the gutter edge
  • Leaks at the gutter joints
  • Gutters packed with leaves or moss

If you live in an older home near Church of St James, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

What’s in a roof survey

How we price gutter surveys

Not every roof costs the same to survey, for these reasons:

  • The height of the building and how the roof can safely be seen
  • How big the roof is
  • Whether it is a home or a commercial building
  • How complicated the roof is, with its valleys, chimneys and parapets

Prices start from £150, inc. VAT, for a Basic Survey. Standard is from £250 and Premium from £400, both inc. VAT. You’ll know the price for your survey before booking.

Booking your survey

A few details help us recommend the right survey and price. When you contact us, let us know:

  • Your timetable, such as an exchange date
  • The address and postcode of the property
  • What kind of property and roof it is
  • Pictures from the garden or a window, if you have them

Buyers should book once an offer has been accepted, so there’s time to use the report before exchange. For any other survey, just ring 07833 053749 or email us when you’re ready.

Can I check my roof myself?

You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.

Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.

Gutter surveys around West End

The coast is about 4 miles or less from West End, and being near the sea means more wind and salt than a roof inland would face. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift, and driving rain gets into whatever gap is left. Thatch survives on some older buildings in Hampshire’s villages. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Whichever you have, the details that tend to fail before the covering itself get the closest look.

If you let a flat or house near Southampton Airport Parkway station, the gap between tenancies is a good time to have the roof looked at. If you run a business near Marlands Shopping Centre, knowing the roof’s condition lets you budget for work rather than pay for emergencies.

For landlords and managing agents

Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work.

Where a roof is shared: we need access agreed with the building owner or managing agent. Mention it when you contact us and we’ll plan the visit with that in mind.

FAQs for West End

Is West End within the area you cover?

We do. Villages and rural addresses get the same survey as a town house.

Do you survey roofs for landlords with property near Southampton Airport Parkway station?

Yes, that is a common request. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.

Can a gutter survey explain damp on my walls?

Leaking gutters and downpipes are a common cause of damp walls, and the survey looks for that. If the evidence points elsewhere, we will say so, based on what we can see.

How do I book a survey in West End?

To arrange a survey, phone 07833 053749 or use the contact form with the address, the type of property and what’s prompted the survey. We’ll confirm the price and agree a day with you.

Do you look in the roof space?

Yes, where the survey calls for it and there is safe access. We look for staining, damp, daylight and signs of movement.

Does this replace a RICS home survey?

No. Our survey looks at the roof, not the whole building. If you need a full building survey, you’ll need a RICS survey as well.

Do I have to be there for the survey?

Not always. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.

The survey, step by step

It helps to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. It helps us focus on what matters most to you. The visit typically takes an hour or two at most homes, or half a day or so for a commercial building. With a bit of garden around a house, as there often is around West End, the roof can be viewed from several angles. Mention any side of the property we can’t get to. The loft, where there is safe access, completes the picture.

  1. We agree which parts of the building you’re most worried about.
  2. Each gutter run is checked for blockages, sags and leaking joints.
  3. Outlets, hoppers, downpipes and overflows are inspected.
  4. We check fascias, soffits and walls for water damage.
  5. You get photos and written recommendations, prioritised where relevant.

Preparing for the visit

  • If you are buying, let the agent know when we are coming
  • Mention any parking restrictions on your street
  • Have any questions written down, so nothing gets missed

Arrange a survey

If you have photos of the roof, send them over. Take them safely from the ground or a window, and please don’t climb up for a closer look. To send them or to book, phone 07833 053749 or use the contact form.

Different roofs, different checks

Fascias and soffits

Soffits and timber fascias suffer when gutters overflow. They’re looked at as part of the survey.

Aluminium and other metal gutters

Long metal gutter runs on larger buildings can hide blocked outlets so outlets get close attention.
