How a roof survey works in West End

Most houses have more than one roof to look at. Rear extensions, dormers, porches and garages frequently have flat roofs. They’re included alongside the main roof, looking for ponding, splits, blisters and worn upstands. Flat roofs often need attention long before the main roof, so they deserve a close look. Felt often lasts around 15 to 20 years, while EPDM rubber can last 30 to 50. We are often asked to look into debris building up in roof valleys and gaps in the roof where coverings have gone, on ridges, hips and valleys, lead flashings and the roof space.

Around West End, gardens, hedges and nearby trees can mean leaves and moss end up on roofs and in gutters. Blocked gutters overflow and soak the walls below, and moss holds water against tiles. A report spots that kind of slow problem before it becomes damp inside. Plants growing from a gutter or moss on the tiles are signs worth noting from the ground.

The report works through the roof section by section, from the coverings down to the gutters, with a note and a photo for each point. You’ll see the good as well as the bad.

West End: your questions answered

Are there drone restrictions around West End?

It depends on the exact address and the weather on the day. West End is inside, or right on the edge of, the flight restriction zone around Southampton Airport. Before any flight there, we ask the airport for permission, and the flight only goes ahead if it is given. A small drone can’t fly safely in strong wind or heavy rain, and the rest of the survey doesn’t depend on the drone.

How do I find out if my home in West End is listed?

The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.

Is West End in your area?

Yes. We carry out roof surveys in West End.

How do I arrange a roof survey in West End?

Just phone 07833 053749 or drop us an email with the address. We’ll ask a few questions, confirm the price and agree a date.

Do you carry out asbestos surveys?

No. Buildings built or refurbished before 2000 may contain asbestos. Our report notes any materials that might, and recommends a specialist asbestos surveyor looks at them.

How long will you be at the property?

It typically takes roughly 1–2 hours for most homes, depending on how many separate roofs there are. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Can you inspect a terraced or semi-detached roof?

Yes, we can. We survey the parts of the roof you have access to. Where a defect looks to be on the neighbour’s side, the report says so.

What a roof survey looks like in West End

West End is within about 4 miles of the coast, and wind near the sea can be strong. The weather on the day decides whether a flight goes ahead, as a small drone cannot fly safely in strong wind or a downpour. West End is inside, or right on the edge of, the flight restriction zone around Southampton Airport. Where the drone is part of the survey, permission from the airport is needed first, and the flight only goes ahead if it is given.

If you look after a building such as Saint James' Church of England Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. Historic houses such as South Stoneham House, about 1.7 miles west, show how far back building around West End goes. If yours is one of the older homes, the roof may have been repaired many times, and the survey records how each part is holding up.

What we cannot see

No survey can tell you everything, and we’d rather be clear about that before booking. Bear these in mind:

  • How the roof will behave in every kind of weather
  • The condition of the rest of the building (that’s a RICS home survey)
  • Faults hidden behind ceilings or boarding

If in doubt, phone 07833 053749 or use the contact form and we will point you to the right survey before you book. What our survey covers.

What this survey covers

  • Ridges, hips and valleys
  • The roof space
  • Flat roofs
  • Clay and concrete tiles
  • Natural slate
  • Chimney stacks
  • Lead flashings

The survey, step by step

We do not take risks to get a closer look. Everything that can be seen safely is inspected, and anything we cannot see is noted in the report. The survey usually takes between one and two hours for most houses, though large, tall or awkward roofs take more time. Being in a smaller place like West End does not change how the visit works: we look from the ground, from windows, from the loft and from the roof where it is safe. Point out any stains, cracks or loose pieces you’ve spotted.

  1. We start with the property details and any concerns.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. We look at the roof from every safe vantage point outside.
  4. We then look in the loft for damp, staining and the condition of the underlay.
  5. We email a photo-illustrated written report and recommendations.

Before the survey

  • Clear the way to the loft hatch
  • Gather any invoices or paperwork from past roof work
  • If the roof is shared, arrange access with whoever manages the building

Advice

How the survey changes by roof type

Chimney stacks

Each chimney’s pots, flaunching, pointing and flashings are checked. We note any lean or loose pots.

Clay plain and peg tiles

Clay tiles commonly last 50 years or more. We check for cracked, slipped and missing tiles, and for spalling where the surface has flaked.

Can I check my roof myself?

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.

When to book a survey in West End

Some damage starts inside the roof space. Poor ventilation lets condensation build up in the loft, and the damp gets into timbers and insulation. It is often mistaken for a leak.

Problems we come across often include:

  • Debris building up in roof valleys
  • Torn or sagging underlay
  • Leaning or weathered chimney stacks
  • Blocked, sagging or leaking gutters

For landlords with property near Southampton Airport Parkway station, the gap between tenancies is a good time to have the roof looked at.

Before you book any roof surveyor

  • Whether VAT is added on top
  • What follow-up you get after the report
  • Whether the loft space is looked at, where there is one
  • How they’ll see the roof: from the ground, the loft, the roof or by drone

Practical tips

A little preparation and a few simple habits help. Some pointers:

  • File the report with your home documents
  • Watch for slipped slates after bad weather
  • Mention any damp patches as you book
  • Find records of any re-roofing or repairs

Your report arrives by email. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Each finding is set out in plain English.

Have gutters and valleys cleared regularly, ideally after the leaves have fallen. Use a gutter contractor rather than climbing a ladder yourself. Clear gutters prevent a lot of damp.
