Chimney surveys in West End

About our chimney survey in West End

If you’re buying a home with chimneys, it is worth knowing their condition before you exchange. Cracked flaunching, failed flashings and worn pointing are common findings on older stacks. Our report gives you specific points to raise with the seller or agent. It works alongside a RICS home survey, not instead of one. We survey flaunching, lead flashings and brick chimney stacks, and the problems we’re asked to look at most are signs that a stack is leaning and damp on a chimney breast inside.

Trees around homes in smaller places like West End drop leaves, twigs and moss onto roofs and into gutters. Blocked gutters overflow and soak the walls below, and moss holds water against tiles. It’s the kind of slow problem a roof report picks up early. Moss on the roof and weeds in the gutter are both easy to spot from ground level.

The report doesn’t just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can decide what to do next.

What we can’t see

It is a careful look at the chimney stack, not the whole story. The main limits are:

  • Hidden damage within the stack
  • Whether a stack needs rebuilding on structural grounds
  • The inside of the flue, which needs a sweep or flue specialist

If in doubt, ring 07833 053749 or drop us an email and we’ll suggest the right survey. What a survey covers and doesn’t.

Roofs we survey in West End

  • Shared and party-wall stacks
  • Flaunching
  • Lead flashings
  • Brick chimney stacks
  • Chimney breasts
  • Chimney pots and cowls

Can I check my roof myself?

A DIY look is useful, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground.

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, which helps when we look at the roof.

Before and after the survey

Most of what helps is simple and safe from ground level. Our suggestions:

  • Leave close inspection to people with safe access
  • Use a Gas Safe registered engineer for gas appliances
  • Keep the report to compare against at the next survey
  • Check with the council before altering a stack in a conservation area or on a listed building

Once we’ve been, the findings are written up with photos. It explains the condition of each part of the stack and any damp inside. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Watch for damp or staining on chimney breasts. Early signs are easier to trace.

Roofs, chimneys and gutters in West End

West End is within about 4 miles of the coast, and being near the sea means more wind and salt than a roof inland would face. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof. About 1.7 miles west lies South Stoneham House, a reminder of how long the area around West End has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area.

If you live in an older home near Church of St James, its roof may have old fixings, lead flashings and chimneys that need a closer look. If you look after a shop, office or commercial unit, for instance near Marlands Shopping Centre, a roof report helps plan work around trading rather than after a leak. Take a building like Saint James' Church of England Primary School: large buildings have long gutter runs and big roofs that need checking like any other.

West End is about 2 miles east of Southampton, in Hampshire. We survey roofs in West End and the rest of Hampshire. Our Hampshire coverage includes West End.

Surveys in SO30 and SO18 are booked the same way as anywhere else. Whether your property is on High Street, Hatch Mead and Glenlea Close or a nearby road, we can help. Nearby, we also carry out chimney surveys in Chartwell Green (1 mile west), Harefield (1 mile south), Townhill Park (1 mile west), Midanbury (1 mile west) and Mansbridge (1 mile north-west). We also work in nearby towns like Winchester (9 miles north), Gosport (12 miles south-east), Eastleigh (3 miles north), Fareham (8 miles south-east), Horndean (14 miles east) and Totton (7 miles west).

Landmarks near West End

Locally, jobs take us to homes and businesses close to Itchen Valley Country Park, Woodlands Community College and The Gregg School, among other places. The nearest railway station is Southampton Airport Parkway station, roughly 1.8 miles north-west. Well-known places in the area include Netley Castle (3.7 miles south) and Marlands Shopping Centre (3.3 miles south-west). Not far away are Netley Common.

Leave it or get it looked at?

A damp chimney breast seldom dries out until the cause is found. It can stain walls and damage plaster. Finding the cause means the right work can be planned. Blocked gutters on homes around West End overflow and soak walls, particularly where trees overhang. Dealing with the cause is simple; drying out a wall is not.

The Premium Survey includes thermal imaging and drone inspection where applicable, which starts from £400, including VAT. We will tell you which package suits the questions you have.

West End questions

Is West End within the area you cover?

Yes, West End is covered. We cover the whole of London and South East England, and smaller places are part of that. The journey is planned ahead, so it is useful to know about access.

Is the coastal weather around West End hard on roofs?

Often, yes. Within about 4 miles of the sea, as West End is, metal fixings wear faster and gales find any loose ridge or slate.

What does a chimney survey cover?

We check the pots, cowls, flaunching, pointing, brickwork and flashings. We also check chimney breasts and the stack in the loft space where we can reach. Everything is written up with photographs.

What happens next?

The report arrives by email, with photographs and clear recommendations. With Standard there is a follow-up consultation; with Premium, an in-person consultation.

Do you survey roofs on blocks of flats?

Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we’re allowed to reach.

Do you need to go on the roof to check the chimney?

We look from the ground, from windows and from the loft where it’s safe. A drone inspection is part of the Premium Survey where it applies. The report is clear about anything that couldn’t be seen.

Can you survey a chimney stack we share with next door?

Yes. Many houses share stacks with a neighbour. We record the stack as far as we can see it and flag anything on the neighbour’s side.

How the survey works

A survey visit follows a simple order: we listen to what’s been worrying you, look at the roof from every safe viewpoint, photograph what we find and make notes for the report. Most visits take between one and two hours for most homes, a little longer where there are several stacks. Some parts of a survey depend on the weather, so a visit to West End is booked with the forecast in mind: drone flights and thermal imaging need the right conditions, while a look from ground level and the loft can go ahead in most weather.

  1. You let us know how many stacks there are and any damp or problems you’ve noticed.
  2. Each chimney is viewed from wherever it can be seen safely.
  3. The pots, cowls, flaunching, pointing, brickwork and flashings are checked and photographed.
  4. We check the chimney breasts and the stack in the roof space where we can reach them.
  5. You get a written report with photos and our recommendations.

Preparing for the visit

  • Find any records of previous roof work
  • For flats, make sure roof access has been agreed
  • Leave side gates unlocked
