New roof snagging in West End

We carry out new roof snagging in West End and across London and South East England. A visit usually takes between one and two hours for most homes, depending on how much new work there is to check. We inspect as far as it’s safe to see, and by drone where it’s applicable. A photo report follows. We inspect on weekdays and at weekends. Common reasons to book are loose flashings at walls or chimneys and cracked or slipped new tiles or slates, on new flat roofs, ridges and verges and new-build homes.

Bungalows, chalet bungalows and older cottages are common in smaller places like West End, and many have been extended or had dormers added. Low roofs are easier to see from the ground, but dormer cheeks, valleys and flat-roofed additions still need close attention. The same goes for a purchase or a new roof around West End. Snags and wear both tend to show at dormer lead work and along flat-roof edges.

Where we can’t see part of the new roof, the report says so. That way, it is clear what was covered and what wasn’t.

Tips from our surveys

Getting the most from new roof snagging starts before we arrive and carries on afterwards. Tips:

  • Watch for drips in the roof space with care
  • Walk round the house to look for knock-on damage
  • Keep warranty papers safe
  • Check before your warranty period ends

How quickly the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. If a payment is due soon, choose the package that fits.

Agree the snagging inspection with your roofer before the job starts. Everyone then knows what to expect and time is set aside for snags.

Prices for new roof snagging in West End

All our prices include VAT. The things that change the price are:

  • Chimneys, valleys, parapets and other details
  • The use of thermal imaging or a drone
  • The number of roofs, including extensions and garages
  • How tall the building is and how easy the roof is to see

What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how it can be reached and seen safely. Prices start from £150, including VAT.

Helping us price your survey

We’ll typically ask about:

  • Access details, like a loft hatch or a shared roof
  • Any photos you have, taken from the ground or a window
  • Where any leaks, stains or damp patches show inside
  • Where the property is, with the postcode

Not sure which survey you need? It’s easiest to call 07833 053749 or use the contact form and describe the roof and why you want it surveyed. We will explain the options and the price.

Local roofs and buyers in West End

The coast is about 4 miles or less from West End, so there is more wind and more salt in the air than further inland. Corroded clips and nails and lifted ridge pieces are typical of exposed roofs near the sea, which is worth knowing before you buy or pay for new work. A number of Hampshire villages keep thatched roofs on their older buildings. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new.

South Stoneham House, about 1.7 miles west, is one of the historic houses in the wider area around West End. Buying a period property here means asking about the roof’s age and repairs, and about any listing or conservation area. For landlords with property near Southampton Airport Parkway station, a written report helps before buying a rental or paying for a new roof on one. The streets around a church such as Church of St James are frequently among the oldest in a place, and if yours is one of the older homes nearby, older patch repairs can hide behind a tidy front slope, and the survey looks past them.

West End is about 2 miles east of Southampton, in Hampshire. West End is one of many places we visit across Hampshire, for houses, flats and commercial buildings. Our Hampshire coverage includes West End.

We survey roofs across the SO30 and SO18 postcode area for new roof snagging and the streets around it. If you need new roof snagging at a property on High Street, Hatch Mead and Glenlea Close or anywhere close by, we can survey it. Other places close to West End include Chartwell Green (1 mile west), Harefield (1 mile south), Townhill Park (1 mile west), Midanbury (1 mile west) and Mansbridge (1 mile north-west). We also work in nearby towns such as Winchester (9 miles north), Gosport (12 miles south-east), Eastleigh (3 miles north), Fareham (8 miles south-east), Horndean (14 miles east) and Totton (7 miles west).

Local landmarks in West End

Typical jobs here are in homes near Itchen Valley Country Park, Woodlands Community College and The Gregg School and the streets around them. The nearest railway station is Southampton Airport Parkway station, roughly 1.8 miles north-west. Nearby you’ll also find Netley Castle (3.7 miles south) and Marlands Shopping Centre (3.3 miles south-west). Not far away are Netley Common.

What happens if roof problems are left?

You may not see a fault until it causes damage. An inspection before that point gives you a record of the roof as handed over. In an older home around West End, water from a roof defect can get into timber and plaster, which is far harder to put right than the roof fault itself.

To find out what your survey will cost, phone 07833 053749 or send us an email and tell us about the roof. We’ll confirm the figure before booking.

West End: your questions answered

Will you come out to West End?

Yes, West End is covered. Our area covers London and South East England, from towns to the smallest villages. Longer journeys are simply planned in advance.

Is the coastal weather around West End hard on roofs?

Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.

What insurance do you have?

Our cover is professional indemnity plus public liability.

How soon after the work should I book a snagging inspection?

Ideally before you make the final payment, while the roofer is still on hand. If that’s passed, book before any defects or warranty period ends.

What’s the best way to book?

Simply ring 07833 053749 or send us an email with the address. We’ll ask a few questions, confirm the price and agree a date, weekday or weekend.

What do you check on a new roof?

Coverings, ridges, verges, hips, valleys and flashings are all checked plus gutters, ventilation and visible underlay at the eaves. We look for leftover debris and knock-on damage too.

Can you survey at the weekend?

Surveys run on any day of the week. To arrange a date, ring 07833 053749 or send us an email.

How the survey changes by roof type

Slate roofs

Broken slates left on a new roof are a common snag. We record any we can see.

Flashings

Loose or badly dressed flashings are a common snag. They’re recorded with photos.

The survey, step by step

On the day, we begin with a quick chat about the roof and anything that is worrying you. We then inspect everything that can be seen safely, using the ground, windows, the loft and a drone where applicable. Most surveys take between one and two hours at a typical home, though large, tall or awkward roofs take more time. Homes around West End often have gardens on more than one side, which gives us room to step back and see the roof. Let us know if any side is fenced off or hard to reach. Inside, the loft is looked at where it can be reached safely.

  1. We agree what to focus on, such as a payment date or a warranty period ending.
  2. The roof is inspected from ground level, vantage points and the roof where safe.
  3. We work through ridges, verges, valleys and flashings.
  4. Debris and damage to other parts are recorded.
  5. You receive a report to share with your roofer.

Preparing for the visit

  • Leave a clear route to the loft
  • Buyers: confirm access with the estate agent or seller
  • Mention any parking restrictions on your street
