New roof snagging for Southampton homes and businesses

New roof snagging in Southampton: what you get

Our report records what we see with photos and plain descriptions. If there is a disagreement about the work, it’s between you and your roofer or builder. Our report gives you an independent record to refer to. We don’t give repair cost estimates or decide who is at fault, but it does set out clearly what we found. Common reasons to book are signs of condensation in the roof space and flashings not properly dressed or fixed, on replacement roofs, ridges and verges and new flat roofs.

Property in a place the size of Southampton can change hands quickly, and roof problems are easy to miss on a viewing. Equally, a new roof can look tidy from the street while small snags hide at the ridge, valleys or flashings. A close look before you commit, to a purchase or to the final payment, gives you something in writing to raise.

The report does not just list problems. It explains what we found, why it matters and what we recommend, so you can plan your next steps.

Tips from our surveys

A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:

  • Walk round the house to look for knock-on damage
  • Put any issues to your roofer in writing
  • Keep the contract and invoices together
  • Book snagging before the final payment

How quickly the report arrives depends on the package: within 48 hours for Basic, 24–48 hours for Standard and the same day for Premium. If a payment is due soon, choose the package that fits.

File the contract, invoices and warranty papers in one place. The report belongs with them.

What this survey cannot tell you

Our findings are based on what we can see safely on the day, so there are some things a survey cannot cover:

  • How the roof will perform for years to come
  • Details hidden from sight
  • Pricing the remedial work

If you’re not sure which survey you need, phone 07833 053749 or email us and we’ll give you a straight answer before you book. What our survey covers.

What this survey covers

  • New flat roofs

  • Loft conversions and dormers

For landlords and managing agents

Surveys can also be booked by buyers’ agents acting for a client. The report is emailed, so it can go straight to your client.

What we do, step by step

The visit usually starts outside and finishes in the loft: outside views come first, then the roof space if there’s safe access. In total, it takes about one to two hours at most homes, while a commercial roof takes nearer three to four hours. If the property is near the centre of Southampton, let us know about car parks or permit rules nearby. We will want to see the loft, if there is one, and any ceiling or wall showing damp. Outside, we work round the building to find the safe viewpoints.

  1. We start with what the roofer did and when they finished.
  2. The new coverings and roof edges are inspected as far as can be seen safely.
  3. We look at valleys, flashings, gutters and the underlay at the eaves.
  4. We check the loft where safe and look for debris or damage.
  5. Snags are listed in a written report with photos.

How to prepare

  • If you are buying, check with the agent that we can get in

Signs you need new roof snagging in Southampton

Scaffolding and materials can damage other parts of a building. A snagging check looks around the property as well as at the roof.

Look out for signs like these:

  • Underlay ending short at the eaves
  • Cracked or slipped new tiles or slates
  • Offcuts and broken tiles left behind
  • Verge tiles or slates not secured

If your home is one of the older ones in the streets near Saint Mary's, ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges.

Before you book anyone

  • What’s outside the scope of the survey
  • What happens after the report arrives
  • What the report includes, and whether it has photographs
  • How long they’ve been surveying roofs

What a good roof survey covers

Southampton: your questions answered

Is Southampton in the area you cover?

Yes, Southampton is within the area we cover. Our area covers London and South East England. You can phone 07833 053749 or email us with the address and some details.

Does a conservation area affect roof work in Southampton?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

What’s the price of a snagging inspection?

Our packages start from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. Just ring 07833 053749 or send us an email for a price.

When should I book new roof snagging?

Once the roofer says the job is done, ideally before you pay in full. That leaves time to raise anything we find.

Will you go up on the roof?

Not unless it is safe. Safe viewpoints, the roof space and a drone where applicable cover most of what’s needed.

Do you test for asbestos?

No. Asbestos surveys and testing aren’t part of what we do. We flag materials that could contain asbestos, such as cement sheets or soffits on pre-2000 buildings, and recommend a specialist asbestos surveyor checks them before they’re disturbed.

What does a new roof inspection include?

Everything we can see safely, including ridges, verges, valleys, flashings, vents and gutters. The loft space is checked where there’s safe access, and we note any mess or damage left after the work.

Prices for new roof snagging in Southampton

The price reflects the time and kit the roof needs. The main factors are:

  • How many separate roofs there are, like extensions, dormers and garages
  • How big the roof is
  • The use of thermal imaging or a drone
  • The package you choose: Basic, Standard or Premium

The Premium Survey includes thermal imaging and drone inspection where applicable, which starts from £400, including VAT. We can help you choose the package that fits what you want to find out.

Helping us price your survey

Here’s what helps us most when you contact us:

  • Whether there is a loft hatch, a shared roof or tricky access
  • What kind of property and roof it is
  • Where the property is, with the postcode
  • Pictures of the roof from a safe spot, if you have them

If you are buying, it’s useful to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. For any other survey, just call 07833 053749 or drop us an email when you’re ready.

New roof snagging around Southampton

The coast is about 2 miles or less from Southampton, and being near the sea means more wind and salt than a roof inland would face. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces, so exposed details get a careful look whether you are buying or signing off new work. Thatch survives on some older buildings in Hampshire’s villages. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Whether you’re buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds.
