What affects the price in Southampton
Several things affect the price of a survey:
- Extra roofs, like extensions, dormers or garages
- The size of the roof
- Whether it’s a home or a commercial building
- The height of the building and how the roof can be seen safely
Prices start from £150, including VAT. The final price depends on the size and height of the roof, access and the package you choose.
Booking your survey
When you call or email, these details help:
- Whether there is a loft hatch, a shared roof or tricky access
- Pictures from the garden or a window, if you have them
- The kind of building and roof involved
- The address and postcode of the property
Photos help, if you have them. Pictures from the ground or a window are fine; never climb up to get a better view. To get started, ring 07833 053749 or email us.
How a landlord roof survey works in Southampton
Who pays for roof work on a block depends on the lease. We don’t give legal advice on leases but we can give you an independent record of the roof’s condition. It helps owners and managers discuss the next steps from the same facts. You get photos and written recommendations, prioritised by urgency where relevant. We survey converted houses, blocks of flats and flat roofs on blocks, and the problems we are asked to look at most are mortar falling from ridges and verges and gaps where tiles or slates have slipped.
A place the size of Southampton has roofs of every age and type, with slate on older terraces, tiles on later houses and flat roofs on extensions, flats and shops. Typical faults range from slipped slates and cracked ridges to tired flashings, chimneys and blocked gutters. Knowing which you have shapes the survey.
The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

Roof by roof
Flat roofs on blocks and rear additions
Flat roof outlets often clog leaving water standing. They’re checked during the survey.
Shared chimney stacks
Shared stacks need everyone involved to agree work and the report helps with that.
What a landlord roof survey looks like in Southampton
The coast is about 2 miles or less from Southampton, and places near the sea get more salt in the air and more wind than inland. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles, and driving rain gets into whatever gap is left. About 1.4 miles south lies Southampton Tudor House and Garden, a reminder of how long the area around Southampton has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area.
For site and facilities teams at buildings such as Bevois Town Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. Shop and office owners around Marlands Shopping Centre may find that knowing the roof’s condition lets you budget for work rather than pay for emergencies. Living close to Rockstone Place Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and blocked gutters overflow and soak walls.

Practical tips
Here are a few things we’d tell any owner:
- Don’t store items over the loft hatch
- Survey the roof on a regular cycle
- Hold on to old reports to compare later
- Deal with urgent items first
Many clients use the report as the basis for a maintenance plan. You can start with the urgent items and plan the rest over time.
Make sure the loft hatch can be reached and opened so the roof can be checked from inside. Clutter around the hatch slows things down.
What happens if roof problems are left?
Tenants can only report what shows inside. A ceiling stain often means water has been coming in for some time. We look at the roof, not just the symptoms. For landlords in Southampton, a roof defect left alone tends to become a tenant’s damp or leak complaint. Finding it early, between tenancies if possible, is simpler than dealing with it mid-let.
Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. Size, height and access can affect the price too.

FAQs for Southampton
I let a flat near St Denys station. Can you check the roof?
Yes, landlords and agents are among the people we work for. Just call 07833 053749 or use the contact form with the details.
Does being near the coast affect roofs in Southampton?
Near the coast, roofs face more wind and more salt than further inland. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.
I live in a flat. Can you survey the roof?
Yes, if whoever owns or manages the building agrees access. We look at the parts we’re given access to, and the report makes that clear.
Does this replace a RICS home survey?
No. We look at the roof, not the whole building, and it isn’t a RICS Level 2 or Level 3 survey. Many buyers have both.
What insurance do you have?
Every survey is covered by professional indemnity and public liability insurance.
What’s the best way to book?
To book, ring 07833 053749 or drop us an email and let us know the address and what you want to find out. We’ll confirm the price and agree a day with you.
Will you go up on the roof?
Not always. Some roofs are too steep or fragile to walk on safely. We use safe viewpoints, the roof space and a drone where applicable.
How the survey works
The visit typically starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. In total, it takes about 1–2 hours at a typical home, and more on a big or complicated roof. For a commercial building or block in Southampton, roof access is agreed with whoever manages it before the visit. At home, it helps to clear a route to the loft and point out any stains or leaks. The written report follows, with photos.
- You let us know about the building, its roofs and any known leaks.
- We confirm the access we’ll need.
- The roofs are inspected from ground level, vantage points, the loft space and the roof where safe.
- The report records areas we couldn’t access.
- You receive photos and recommendations, prioritised where relevant.
Before we arrive
- Have any questions written down, so nothing gets missed
- Move anything stored under the loft hatch
- Agree roof access with the managing agent if it’s shared

Can I check my roof myself?
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
Your own check is a good start, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level.
