Landlord roof survey in Southampton: how it works
With a shared roof, it’s not always clear what’s wrong or where. We check the roof from every safe viewpoint, including from the roof space and the flats where access is arranged. Each part of the roof is recorded with photos, so everyone works from the same facts. We can only inspect the parts of a shared roof we are allowed to reach. We are often asked to look into damp or stains in top-floor flats and ponding or splits on flat roofs, across shared roofs, flat roofs on blocks and blocks of flats.
We don’t take risks to get a closer look. We inspect what can be seen safely, and if part of the roof can’t be seen, the report says so. The survey typically takes an hour or two for most houses, and longer for a large or complex roof.
- We agree which roofs and which parts of the building are included.
- You or your agent arrange access to the roof space and any flats we need to enter.
- The roofs are inspected from the ground, vantage points, the roof space and the roof where it’s safe.
- Defects are photographed and their urgency noted.
- We send a written report you can use to plan maintenance and budgets.
What you’ll pay
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. The price is always agreed first.

Homes and roofs across Southampton
Owners across Southampton, from Shirley, Regents Park and Townhill Park to the villages, book us to find out where their roof stands. A report helps you sort small faults before they let water in.
We survey roofs across London and South East England, and Southampton is part of that. Housing here runs from Victorian and Edwardian terraces to post-war new towns and modern estates. Southampton includes coastal places, where roofs take more wind and salt than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.
Southampton: For site and facilities teams at buildings such as Bevois Town Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. Southampton Tudor House and Garden, about 1.4 miles south, is one of the historic houses in the wider area around Southampton. On a period home nearby, the survey separates sound original work from tired later repairs.
What this survey can’t tell you
In fairness, a roof survey has limits:
- Who pays under the lease (that’s a legal question)
- The rest of the building, as a RICS Level 2 or 3 survey would
- Asbestos testing of roof sheets or soffits
Why act early?
Finding a roof defect early normally means a smaller, planned job. Waiting for a leak can mean damage to ceilings, decorations and tenants’ belongings and force rushed work.
What to check before booking
- Which parts of the roof they’ll actually see
- How long the report takes to arrive
- Whether you can ask questions once you have the report
- Whether they hold professional indemnity and public liability insurance
Prices for landlord roof surveys in Southampton
All our prices include VAT. The things that change the price are:
- The type of building, from a house to a block or an office
- Whether you choose the Basic, Standard or Premium Survey
- How complicated the roof is, with its valleys, chimneys and parapets
- The roof’s overall size
Thermal imaging and drone inspection (where applicable) come with the Premium Survey, from £400 with VAT included. We can help you choose the package that fits what you’d like to know.
What to tell us when you contact us
When you call or email, these details help:
- What’s prompted the survey

- Where the property is, with the postcode
- Where water is showing inside, if it is

Checking the roof from ground level
Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.
During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.
Why roofs fail
A single building may have pitched roofs, flat roofs and rear additions. They all age at different rates and the smaller roofs are easy to forget.
Typical things we are asked to look at include:
- Loose ridge or hip tiles
- Gutters overflowing onto walls
- Slipped or missing slates and tiles
- Standing water on a flat roof

Anyone who looks after a let or shared building can book it: landlords, agents, freeholders and residents’ management companies.
How do I book a survey in Southampton?
It is easiest to call 07833 053749 or use the contact form. Give us the address and a few details about the roof, and we’ll suggest the right survey. Surveys run on weekdays and at weekends.
Will the survey cover the whole building?
No. Our survey covers the roof and its parts, not the whole property. It isn’t a RICS Level 2 or 3 survey or a structural engineer’s report.
Do you survey roofs on blocks of flats?
Yes. Shared roofs just need a little more planning, with the building owner or managing agent. Let us know about it when you book and we’ll plan the survey around it.
Do you test for asbestos?
No. Asbestos surveys and sampling are not something we do. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000, with a recommendation to have a specialist asbestos surveyor check before it’s disturbed.
