Landlord roof survey in Mansbridge

A landlord roof survey covers the usual parts of a roof: coverings, ridges, hips, valleys, flashings, chimneys, gutters and the roof space. Flat roofs on blocks, extensions and garages are included where they’re part of the brief. We also look at chimneys, parapets and party-wall upstands where it is safe to see them, along with the roof space where there is safe access. If you’re worried about loose ridge or hip tiles and blocked gutters over flats, we can find out what’s behind it, whatever the roof.

Trees around homes in smaller places like Mansbridge drop leaves, twigs and moss onto roofs and into gutters. Blocked gutters overflow and soak the walls below. It is the kind of slow problem a roof report picks up early. Moss on the roof and weeds in the gutter are both easy to spot from ground level.

Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

What we cannot see

We only report everything that’s safely in view on the day, so some things are outside what a survey can do:

  • Walls, floors and services beyond the roof
  • Roof areas we weren’t given access to
  • Confirming asbestos in older roof materials

If in doubt, call 07833 053749 or use the contact form and we will suggest the right survey before you book. What a survey covers and does not.

Mansbridge questions

Do you cover smaller places like Mansbridge?

We do. A small place gets exactly the same survey as a big one.

Is my home in Mansbridge listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Can you inspect my roof with a drone?

Yes, where it is applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.

Do you survey roofs shared between flats?

Yes. We survey what we can access and see safely. Areas we couldn’t see are noted as well as what could.

Can we use the survey to plan a roof budget?

Yes, that is one of the main reasons clients book. Surveying again later shows what has changed, which suits a rolling plan.

What’s the price of a landlord roof survey?

Landlord roof survey starts from £150, including VAT. The price depends on the size of the building and the number of roofs. For a price, phone 07833 053749 or drop us an email.

Does the weather affect the survey?

A survey can usually go ahead in light rain. Heavy rain or strong wind can ground a drone and make the roof unsafe, so if conditions aren’t right we will arrange another day with you.

Rented homes, blocks and businesses

Freeholders and residents’ companies use a roof report to plan and budget, putting the urgent items at the top.

Where a roof is shared: we need access agreed with the building owner or managing agent. Mention it when you get in touch and we’ll plan the survey around it.

What a survey costs

Prices always include VAT. What changes the price is:

  • The height of the building and how the roof can safely be seen
  • House, block, shop or office
  • If the survey needs thermal imaging or a drone
  • The shape of the roof and its details

To find out what your survey will cost, ring 07833 053749 or send us an email and tell us about the roof. The price is agreed before a date is set.

Booking your survey

What helps most when you contact us:

  • Where any leaks, stains or damp patches show inside
  • The property’s address and postcode
  • The type of building and roof, such as pitched or flat
  • Anything about access we should know

We confirm the price for the job before you book, so you know where you stand. Our price is from £150, including VAT. For a price for your roof, call 07833 053749 or use the contact form.

Practical tips

Getting the most from a landlord roof survey starts before we arrive and carries on afterwards. Tips:

  • Survey the roof on a regular cycle
  • Make sure the loft space can be accessed
  • Make leak reporting easy for tenants
  • Keep past survey reports with the building’s records

How soon the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. Pick the package that suits the building and your timescale.

Regular roof checks beat waiting for a leak. Many landlords and agents survey their roofs on a rolling basis, alongside yearly gutter clearing.

The survey, step by step

We check the roof from outside and, where it is relevant and there’s safe access, from inside the roof space too. In the loft, the signs we look for are staining, damp, daylight and sagging. The whole visit typically takes an hour or two on an ordinary house, and longer for a large or complex roof. Some parts of a survey depend on the weather, so a visit to Mansbridge is booked with the forecast in mind: the parts that need calm, dry weather are planned around it.

  1. First, we confirm the roofs and areas to be surveyed.
  2. We confirm which flats and loft spaces we need to get into, and you arrange access.
  3. We inspect each roof from safe vantage points, the loft space and the roof itself where safe.
  4. Defects are photographed and their urgency noted.
  5. The report sets out condition and recommendations to help you plan.

Before the survey

  • Have any questions written down, so nothing gets missed
  • Clear the way to the loft hatch
  • Agree roof access with the managing agent if it’s shared

Advice

How the survey changes by roof type

Gutters and downpipes

Hidden gutters on larger buildings can send water indoors. They’re an important part of the survey.

Shared chimney stacks

Shared stacks need everyone involved to agree work, so a clear record helps.

Landlord roof surveys around Mansbridge

Mansbridge lies within about 4 miles of the sea, and being near the sea means more wind and salt than a roof inland would face. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles. Thatch survives on some older buildings in Hampshire’s villages. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

For landlords with property near Swaythling station, a roof report helps you deal with small faults before they turn into a call from a tenant. Homes near green spaces like Riverside Park can get more leaves in their gutters in autumn, and blocked gutters overflow and soak walls. If you run a business near Marlands Shopping Centre, knowing the roof’s condition lets you budget for work rather than pay for emergencies.
