How a landlord roof survey works in Coxford

Managing agents and freeholders use our reports to plan maintenance and budgets. You can see what’s urgent and what can wait based on what can be seen. It doesn’t give repair costs, but it gives contractors a clear brief to price from. Anything urgent is made clear, so you can act on them first and plan the rest over the coming years. Common reasons to book are cracked or lifting flashings and leaking joints at party walls, on rented houses, flat roofs on blocks and blocks of flats.

Trees around homes in smaller places like Coxford drop leaves, twigs and moss onto roofs and into gutters. Blocked gutters overflow and soak the walls below. It is the kind of slow problem a roof report picks up early. Plants growing from a gutter or moss on the tiles are signs worth noting from the ground.

It is not only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend.

Coxford homes and their roofs

Coxford lies within about 2 miles of the sea, where sea air brings more salt and stronger wind than inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, and driving rain gets into whatever gap is left. With South Stoneham House about 2.8 miles east, Coxford sits in an area with a long building history. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area.

If you look after a building like Shirley Warren Primary & Nursery School, a written record of a large roof helps plan work for the holidays rather than in term time. If yours is one of the older homes in the streets near St Jude's Church, its roof may have old fixings, lead flashings and chimneys that need a closer look.

Why get it checked now?

Quotes from contractors set out the work they want to carry out. A survey gives you an independent view of the roof before you commission work, so you can compare quotes on the same basis. With lower homes, common in places like Coxford, there’s little between a roof defect and the ceiling, so water can show inside quickly once it gets past the covering. Catching the cause first saves redecorating as well.

Landlord roof survey starts from £150, including VAT. The final price depends on how big and how high the roof is, how it can safely be seen and which survey you book.

Why book with us

  • We hold a CAA Flyer ID and Operator ID
  • An independent view of the roof
  • Drones and thermal imaging where applicable
  • Surveys on weekdays, Saturdays and Sundays

Common roof problems in Coxford

Many blocks and converted houses have several roof types. Each wears differently, and flat roofs over rear additions often need attention sooner.

A survey can pick up problems such as:

  • Standing water on a flat roof
  • Damaged party-wall upstands or parapets
  • Gaps where tiles or slates have slipped
  • Mortar falling from ridges and verges

If you run a business near Marlands Shopping Centre, a written record of the roof’s condition helps you plan maintenance rather than react to leaks.

What a roof survey includes

Should I look at the roof myself first?

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, which helps when we check the roof.

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

How the survey changes by roof type

Gutters and downpipes

Gutters are a common source of leaks on blocks. Gutters, outlets and downpipes are inspected as far as can safely be seen.

Flat roofs on blocks and rear additions

Flat roof outlets often clog, and standing water follows. We check them as part of the survey.

What this survey can’t tell you

Every survey has limits, and we’d rather be clear about that before booking. Keep these in mind:

  • Areas behind locked flats or blocked hatches
  • Whether materials contain asbestos (a specialist asbestos surveyor’s job)
  • Structural calculations or an engineer’s report

If in doubt, ring 07833 053749 or use the contact form and we’ll recommend the right survey before booking. The full list of what we check.

Coxford: your questions answered

Is my home in Coxford listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

I let a flat near Redbridge station. Can you check the roof?

Of course. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.

Which days do you carry out surveys?

Visits run seven days a week in the daytime. Let us know your preferred days when you book.

Do you test for asbestos?

No. Our report may flag materials that could contain asbestos, but only a specialist asbestos surveyor can confirm it. It may be present in buildings built or refurbished before 2000.

Does someone need to be in?

Not always. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.

How long will you be at the property?

Time on site depends on the roof; most visits take roughly 1–2 hours for a house, and longer for a block or a building with several roofs. The written report follows by email.

Will you fly a drone over my roof?

Yes, where applicable and safe. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.

What we do, step by step

Where it’s relevant and can be reached safely, the loft space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey usually takes between one and two hours for a house, and longer for a block or a building with several roofs. In a smaller place like Coxford, parking is seldom the issue; lanes, gates and long drives are worth mentioning. Low roofs on bungalows can frequently be seen well from the ground, and the loft shows the rest.

  1. First, we confirm the roofs and areas to be surveyed.
  2. You or your agent arrange access to the loft space and any flats we need to enter.
  3. Each roof is checked as far as it can be seen safely, including from inside where possible.
  4. Defects are photographed and their urgency noted.
  5. We send a written report you can use to plan maintenance and budgets.

How to prepare

  • Keep pets out of the way during the survey
  • Check we can get to the back of the property
  • Clear the way to the loft hatch
