Landlord roof survey in Lordswood: what you get
Getting into every part of a building takes planning. We may need to get into the roof space and some or all of the flats, so tenants or leaseholders need notice. Your agent or you arrange access, and we confirm what we need when you book. Any part we couldn’t reach is noted in the report. We survey converted houses, flat roofs on blocks and shared roofs, and common reasons people get in touch are parapets and upstands in poor repair and leaks into upper flats.
In a smaller place like Lordswood, some roofs stand more exposed to wind and rain than in a built-up town. Ridge tiles, verges, chimney stacks and flashings take the worst of it. Checking those edges shows whether anything has begun to work loose. Once one ridge tile or slate moves, wind gets under the next one too.
Most points in the report come with a picture, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

Honest limits
This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- The structure in the way a structural engineer would assess it
- Walls, floors and services beyond the roof
- Confirming asbestos in older roof materials
If you are not sure which survey you need, phone 07833 053749 or send us an email and we will give you a straight answer. What our survey covers.
Roof types and parts we check
- Blocks of flats
- Converted houses
- Rented houses
- Flat roofs on blocks
- Shared roofs
- Gutters and downpipes
Tips from our surveys
Over many surveys, some simple habits stand out as worth the effort:
- Keep past survey reports with the building’s records
- Check the roof space can be accessed
- Book gutter clearing at least once a year
- Ask your managing agent about lease terms
Questions about the findings are welcome. With the Standard Survey there’s a follow-up consultation, and Premium includes an in-person consultation.
Ask tenants and residents to report damp, stains or drips promptly. Early reports let you act before damage spreads.
When to book a survey in Lordswood
Many blocks and converted houses have several roof types. They all age at different rates and the smaller roofs are easy to forget.
People typically book a survey after spotting one of these:
- Blocked gutters over flats
- Slipped or missing slates and tiles
- Damaged pots and flaunching
- Damp or stains in top-floor flats
For businesses in and around places such as Marlands Shopping Centre, a dated report on the roof is useful for planning and for any lease discussions.
Questions to ask before you book
- Will they check the loft as well as the outside?
- Do they have a CAA Flyer ID and Operator ID for drone work?
- What the survey won’t cover
- Whether VAT is added on top
Landlord roof surveys around Lordswood
Lordswood lies within about 3 miles of the sea, and places near the sea get more salt in the air and more wind than inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof. Some Hampshire villages still have thatched roofs. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Whichever you have, the details that tend to fail before the covering itself get the closest look.
Historic houses like South Stoneham House, about 2.4 miles east, show how far back building around Lordswood goes. On a period home nearby, the survey separates sound original work from tired later repairs. If you own a rental within reach of Millbrook (Hants) station, the gap between tenancies is a good time to have the roof looked at.
Lordswood is about 2 miles north-west of Southampton, in Southampton. If you are in Lordswood, booking works exactly as it does anywhere else: a call or an email, a price, then a date. Lordswood is one of the places in Southampton we cover for landlord roof surveys.

Common questions in Lordswood
Does being near the coast affect roofs in Lordswood?
Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.
Is my home in Lordswood listed or in a conservation area?
Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.
Do you cover Lordswood for landlord roof surveys?
Yes. Our area covers London and South East England, and that includes Lordswood.
What access do you need for a block roof survey?
It depends on the building. Frequently we need the loft and certain flats, and you or your agent arrange access. We’ll confirm what we need when you book.
Will you check the loft?
Yes, where the survey calls for it and there’s safe access. We look for staining, damp, daylight and signs of movement, as far as the space allows.
Do I have to be there for the survey?
That depends on the survey. For inside areas and the loft space, someone has to give us access.

Prices for landlord roof surveys in Lordswood
When we price a survey, we consider:
- How tall the building is and how easy the roof is to see
- Whether you choose the Basic, Standard or Premium Survey
- The use of thermal imaging or a drone
- Whether it is a home or a commercial building
One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. Size, height and access can affect the price too.
What we need to know
To price your survey accurately, we’ll ask about:
- Any marks or damp showing indoors
- Your timetable, such as an exchange date
- The kind of building and roof involved
- Why you want a survey: buying, a leak, a storm or new work
Prices start from £150, including VAT. The exact figure depends on the roof and the package, and you can phone 07833 053749 or drop us an email to find out.
The survey, step by step
You don’t need to do much on the day. Show us any stains, drips or problem areas you know about, and we’ll get on with the inspection. The survey itself takes an hour or two at most homes, or half a day or so for a commercial building. Being in a smaller place like Lordswood does not change how the visit works: we look from ground level, from windows, from the loft and from the roof where it’s safe. Point out any stains, cracks or loose pieces you’ve spotted.
- You let us know about the building, its roofs and any known leaks.
- We let you know which flats and hatches we need to reach.
- The roofs are inspected from the ground, vantage points, the roof space and the roof where safe.
- We note what couldn’t be seen as well as what could.
- You receive photos and recommendations, prioritised where relevant.
Before the survey
- Check we can get to the back of the property
- If it isn’t your property yet, arrange access through the agent
- Tell us about any leaks, stains or damp patches you know of
