Landlord roof survey in Bassett
Who pays for roof work on a block depends on the lease. We don’t give legal advice on leases, but our report gives everyone an independent record of condition. It helps owners and managers discuss the next steps from the same facts. The report sets out what we saw, with photographs and recommendations. If you are worried about worn ridges, hips and verges and gaps where tiles or slates have slipped, a survey will tell you what’s going on, whatever the roof.
Trees around homes in smaller places like Bassett drop leaves, twigs and moss onto roofs and into gutters. Blocked gutters overflow and soak the walls below, and moss holds water against tiles. A report spots that kind of slow problem before it becomes damp inside. Moss on the roof and weeds in the gutter are both easy to spot from ground level.
The report works through the roof section by section, from the coverings down to the gutters. It records what’s sound as well as what is not.

The survey, step by step
Photographs are taken throughout the visit, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available. A typical visit takes about 1–2 hours for most houses, while a commercial roof takes nearer three to four hours. Homes around Bassett frequently have gardens on more than one side, which gives us room to step back and see the roof. Let us know if any side is fenced off or hard to reach. Inside, the loft is looked at where it can be reached safely.
- We agree the roofs to be surveyed and what you need the report for.
- You arrange access to the loft and any flats we need.
- We inspect each roof as far as it can be seen safely.
- Every defect is photographed and its urgency noted where relevant.
- A written condition report follows to help you plan.
Getting ready for the survey
- Keep pets inside or away from the areas we are looking at
- Leave side gates unlocked
- For flats, check roof access has been agreed

Bassett homes and their roofs
The coast is about 3 miles or less from Bassett, and being near the sea means more wind and salt than a roof inland would face. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles. With South Stoneham House about 1.5 miles east, Bassett sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material.
If you look after a building such as Cantell School, large buildings have long gutter runs and big roofs that need checking like any other. Trees in and around Southampton Common shed leaves that can end up in nearby gutters, so outlets and downpipes are worth watching.

Common questions in Bassett
Is the coastal weather around Bassett hard on roofs?
It can do. Bassett is within about 3 miles of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.
Will you come out to Bassett?
Yes. Bassett is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there when booking.
Who usually books a landlord or block roof survey?
We work for landlords, letting agents, managing agents and freeholders along with residents’ and RTM management companies. Leaseholders sometimes book it as well.
Will you inspect a roof that several owners share?
Yes. We inspect the parts we are given access to, as far as they can safely be seen. The report records what couldn’t be seen in the report.
Will you check the loft?
Typically, if there is one and it can be reached safely. The roof space can show things the outside can’t, like damp timbers, staining or daylight.

Why act early in Bassett
Keeping a dated survey on file helps with future planning. Repeat surveys let you see how the roof is changing which helps with rolling maintenance. Around Bassett, leaves and moss in gutters lead to overflowing water and damp walls, especially where trees overhang. It is easy to sort the cause early and slow to dry a damp wall.

How the survey changes by roof type
Party-wall upstands and parapets
Parapet walls often hide gutters behind them. They’re checked where safe access allows.
Shared chimney stacks
A leaning or cracked stack on a shared building affects more than one owner and the report helps with that.
Checking the roof from the ground
During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.
A DIY look is useful, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.
Honest limits
Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Parts of the roof we can’t safely see or access
- Confirming asbestos in older roof materials
- A full building survey of every part of the property
If in doubt, phone 07833 053749 or use the contact form and we will suggest the right survey. The full list of what we check.

Do you need a landlord roof survey in Bassett?
Landlords need to plan spending on a building. Planning is difficult without knowing the roof’s condition and how soon.
It is worth booking a survey if you’ve seen:
- Ceiling stains reported by tenants
- Ponding or splits on flat roofs
- Damaged pots and flaunching
- Loose ridge or hip tiles
For landlords with property near Swaythling station, the gap between tenancies is a good time to have the roof looked at.
