Flat roof survey in Bassett: what you get

Ponding is often the first sign that something on a flat roof isn’t right. It can point to poor falls, a blocked outlet or a deck that is deflecting. The survey notes any ponding, the state of each outlet and any dips that hint at a sagging deck. Where the deck may be a structural issue, our report says a structural engineer should look at it. If you are worried about blocked or damaged outlets and blisters and bubbles in the covering, we can find out what’s behind it, whatever the roof.

Around a smaller place like Bassett, flat roofs typically cover extensions, garages and dormers. Even a small flat roof can let plenty of water into the room below. What it’s covered in, and how well it was laid, decides what it needs. From an upstairs window, look for standing water, splits and edges coming away.

We write the report in plain English, so it makes sense without any roofing background. Photos show what each point refers to, with the urgent items made clear.

Flat roof surveys in Bassett: local notes

The coast is about 3 miles or less from Bassett, and being near the sea means more wind and salt than a roof inland would face. Wind can catch loose edges and trims on a flat roof, and salt air is hard on metal trims, flashings and fixings. Some Hampshire villages still have thatched roofs. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.

Take a building like Cantell School: a large flat roof with plenty of outlets and rooflights has many places where a membrane can fail. Shop and office owners around Marlands Shopping Centre may find that flat roofs over shops and units are easy to forget until water comes through a ceiling. If you own one of the older houses in the streets near St Michael and All Angels Church, flat-roofed rear additions and dormers added over the years are worth checking.

Honest limits

It helps to know what a survey won’t do before you book:

  • The condition of the deck or insulation hidden under the covering
  • A promise that the roof won’t leak in future
  • Testing older roof sheets for asbestos

Not sure which survey suits your roof? You can ring 07833 053749 or use the contact form and we will tell you before you book. The full list of what we check.

What we look at

  • Mastic asphalt
  • GRP fibreglass
  • EPDM rubber
  • Upstands and outlets
  • Felt flat roofs
  • Single-ply membranes

What we do, step by step

You do not need to do much on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we will get on with the inspection. A typical survey takes an hour or two for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. A visit to a smaller place like Bassett is no different on the day: we look from the ground, from windows, from the loft and from the roof where it’s safe. Point out any stains, cracks or loose pieces you’ve spotted.

  1. First we go through the roof, what’s beneath it and any problems so far.
  2. We look at the roof from the ground, windows and the roof where it is safe.
  3. The covering is checked for wear, splits, blisters and standing water.
  4. Upstands, outlets, edge trims and rooflights are checked and photographed.
  5. A written report with photos and recommendations is emailed to you.

Preparing for the visit

  • Keep pets out of the way during the survey

Practical tips

A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:

  • Treat rooflights and old sheeting as fragile
  • Limit foot traffic on the covering
  • Plan a survey before the covering reaches the end of its usual life
  • Note any new marks on ceilings beneath the roof

Many people send the report to two or three roofers for quotes. With each roofer working from the same list, comparing quotes is simpler. You stay in control of who does the work and when.

Get splits, lifted seams and loose trims seen to while they’re small. A flat roof that’s looked after between surveys usually lasts longer.

Bassett questions

Is Bassett within the area you cover?

Yes. Bassett is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and South East England. Just mention lanes, gates or anything else about the route when you book.

How do I find out if my home in Bassett is listed?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.

Do you give a life expectancy for the roof?

There is no honest way to give an exact number of years. As a guide, felt often lasts around 15 to 20 years, EPDM frequently 30 to 50 and GRP up to about 30, but your report describes the actual condition.

Is a flat roof survey the same as a building survey?

No. We look closely at the flat roof rather than the whole building. It complements a RICS home survey rather than replacing it, and structural calculations need a structural engineer.

What types of flat roof do you survey?

We survey felt and built-up roofs, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply PVC and TPO. Not sure what yours is? We will tell you in the report.

Which days do you carry out surveys?

Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Just let us know the days that suit you.

What will the report tell me?

You get our findings in writing, part by part, with photos. The most urgent items are made clear.

Different roofs, different checks

GRP fibreglass

A GRP fibreglass roof is a hard, resin-bonded surface over a timber deck. The survey checks for cracking at board joints, at the edge trims and where the roof meets walls.

Felt and built-up roofs

The edges and upstands of a felt roof are usually where trouble starts. Every upstand and edge is looked at, with photos of any that have lifted or cracked.

Why get it checked now?

Caught early, a split or open seam in a flat roof is often a small repair. Left alone, water can soak the insulation and the deck, and the job grows. Surveying it now tells you where you stand. With lower homes, common in places like Bassett, there is little between a roof defect and the ceiling, so a small leak can mark a ceiling within a few storms. Catching the cause first saves redecorating as well.

A Basic Survey starts from £150, inc. VAT. Standard is from £250 and Premium from £400, both inc. VAT. You’ll know the price for your roof before booking.
