About our flat roof survey in Itchen
Each flat roof is looked at from the safest viewpoints we have: from the roof itself where that is safe, from windows and nearby vantage points, and from inside where there’s access. Fragile rooflights and fragile sheets are never walked on. If part of the roof can’t be seen or reached safely, the report says so, so the limits of the survey are clear. We survey EPDM rubber, GRP fibreglass and upstands and outlets, and common reasons people get in touch are dips that suggest the deck is deflecting and water getting in at rooflights.
Around Itchen, many homes have a garden room, garage or outbuilding with a flat roof. They’re rarely looked at until something gets wet. It’s worth mentioning them when booking, so the visit can include them, along with the main flat roof. Felt, rubber and GRP coverings on garages and outbuildings age in just the same way as the main roof’s.
The report does not just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

Useful tips for Itchen property owners
A little preparation and a few simple habits help. Our tips:
- Keep records of when the roof was laid and what work has been done
- Check new fixings through the roof are properly sealed
- Watch the ceilings below the flat roof for stains
- Ask contractors to protect the roof if they work on it
Many people send the report to two or three roofers for quotes. Because everyone is pricing the same findings, the quotes are easier to compare. You stay in control of who does the work and when.
Have the roof surveyed every few years, and after any work that goes through it. You will spot changes early and have a record to look back on.
Different roofs, different checks
EPDM rubber
EPDM is a synthetic rubber membrane, often laid in a single sheet on smaller roofs. We check the laps, the edges, the corners and any punctures.
Rooflights and upstands
Rooflights, lanterns and upstands are where many flat roof leaks begin. We check how the covering is finished around each rooflight and upstand.

What a flat roof survey does not cover
To be straight with you, a roof survey has limits:

- Parts of the roof that aren’t safe to walk on or view
- Whether old sheeting or boards contain asbestos

Do you cover smaller places like Itchen?
Yes, Itchen is covered. We survey roofs across London and South East England, from towns to the smallest villages. The journey is planned ahead, so it’s useful to know about access.
Do you cover commercial flat roofs around Itchen?
Yes. As well as homes, we check flat roofs on offices, hotels, blocks of flats and commercial units. Larger commercial roofs are quoted for the building, and roof access is agreed with you before the visit.
What does a roof survey cost?
Our price is from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, inc. VAT.
How fast do I get the report?
Report times are set by the package. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. If you have a deadline, like an exchange date, tell us when you book.
What happens next?
You receive the written report by email, with photographs and recommendations. It’s yours to share with a seller, insurer, roofer or managing agent, whichever applies.
What’s in the survey report?
You get our findings in writing, part by part, with photos, and ends with what we recommend. Points are put in order of urgency where relevant.
Does this replace a RICS home survey?
No. This is a survey of the roof only, so it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.
The survey, step by step
Safety comes first on every visit. We inspect what can safely be seen, and anything we can’t see is noted in the report. Most visits take about one to two hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. In a smaller place like Itchen, parking is seldom the issue; lanes, gates and long drives are worth mentioning. On bungalows and lower roofs, much can be seen from ground level, with the loft showing the underside, while taller roofs may need other vantage points or the drone where it applies.
- First we go through the roof, what’s beneath it and any problems so far.
- We look at the roof from the ground, windows and the roof where it is safe.
- We check the covering for splits, blisters, ponding and wear.
- We photograph and record the outlets, upstands, trims and rooflights.
- A written report with photos and recommendations is emailed to you.
Before we arrive
- Keep pets out of the way during the survey
- Leave a clear route to the loft
- Dig out any old roof reports or invoices

What a flat roof survey looks like in Itchen
Itchen lies within about 2 miles of the sea, so there is more wind and more salt in the air than further inland. Coastal wind works at the edges of flat roofs, and salt air wears metal trims and fixings. Some Hampshire villages still have thatched roofs. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere.
Medieval Merchant's House, about 1.5 miles west, is one of the historic houses in the wider area around Itchen. Older houses nearby frequently have flat roofs added much later, built to very different standards from the main roof. Hotels and guest houses near Itchen cannot easily close rooms for a leak, so it’s worth knowing the roof’s condition. Take a building like Ludlow Junior School: ponding and blocked outlets on a wide flat roof are worth catching before the next wet season.

Can I check my roof myself?
You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.
Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Share it with us when booking and it will help the survey.
