Roof leak investigation in Itchen: what you get
Leaks tend to begin where one part of a roof meets another. Common entry points include chimney and wall flashings, valleys, parapet and box gutters, and the upstands and outlets on flat roofs. We check each likely route and we follow where the evidence leads. Chimneys, dormers and roof lights each add joints of their own. Each one is looked at from wherever it’s safe to see it. If you’ve noticed water marks that spread in wet weather and water dripping from rafters or underlay, we can find out what’s behind it, on the roof space, lead flashings and chimney stacks alike.
In older homes around places like Itchen, the underlay may be old bitumen felt, or there may be none at all. Once the slates or tiles let water past, there is little to stop it reaching the ceiling. Whether it is long-term wear or recent damage makes a difference to what happens next. In the loft, damp battens or wet insulation are often the first clues.
What you get is a clear record of the leaking roof on the day we saw it. That makes it useful now and a handy reference later.

What to tell us when you contact us
You don’t need to know any roofing terms. It is enough to tell us:
- The kind of building and roof involved
- What’s prompted the survey
- Whether there’s a loft hatch, a shared roof or tricky access
- When you need the report by
Not sure which survey you need? It is easiest to call 07833 053749 or send us an email and describe the roof and why you want it surveyed. We will explain the options and the price.
Should I look at the roof myself first?
After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, which helps when we look at the roof.
During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can point to a blockage or a sagging run.
Signs you need a roof leak investigation in Itchen
Valleys carry a lot of water. Worn lead, cracked linings or a build-up of leaves and moss can push water under the slates or tiles. The stain may appear well away from the valley itself.
Most people get in touch after spotting one of these:
- Leaks below a flat extension roof
- Wet patches high on an inside wall
- Damp on a chimney breast
- Condensation that looks like a leak
Landlords with a home close to Woolston station may find that tracing a leak quickly matters when a tenant is living with it.

Roof leak investigations around Itchen
Itchen lies within about 2 miles of the sea, so there’s more wind and more salt in the air than further inland. Strong wind lifts anything already loose, and driving rain gets in wherever it can. With Medieval Merchant's House about 1.5 miles west, Itchen sits in an area with a long building history. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.
Take an older house close to Jesus Chapel - St Mary Extra: old mortar, worn lead and slipped slates are the usual suspects when water gets in. Take a building like Ludlow Junior School: tracing a leak on a big roof starts with where the water appears and works back.
Itchen is about 2 miles south-east of Southampton, in Southampton. In Itchen, as across Southampton, every roof gets the same careful survey. Itchen is one of the towns and villages in Southampton we cover.

Tips that help
Some practical points come up on survey after survey. They’re worth knowing whatever the roof:
- Let us know if there are tanks or pipes in the loft
- Record whether it leaks in every downpour or only some
- Photograph the stain each time it appears
- Catch drips in a bucket and protect the floor
Any roofer you ask to quote can work from the report. They’ll see exactly where the problem is, so the repair is aimed at the cause.
Plan a roof survey every few years. They’re where most leaks start, and wear is easier to deal with before water gets in.
Common questions in Itchen
Do you cover smaller places like Itchen?
We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.
Does a conservation area affect roof work in Itchen?
The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.
Will I get photos?
Yes. Photographs are taken throughout the survey, and they go into the written report.
Will you check the loft?
If there’s a loft and safe access to it, yes. The roof space can show things the outside can’t, like damp timbers, staining or daylight.
Are you structural engineers?
No. We point out what can be seen, such as sagging or deflection, but we’re not structural engineers and do not carry out calculations. If we think you need an engineer, the report says so.
What does the report include?
A written report with photos, explaining the condition of the leaking roof, any defects and our recommendations, in order of urgency where relevant. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where applicable and structural analysis.
Can you inspect my roof with a drone?
Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and every flight depends on the airspace and the weather.
How the survey works
It’s useful to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. It helps us focus on what matters most to you. Most visits take an hour or two on an ordinary house, though large, tall or awkward roofs take more time. Some parts of a survey depend on the weather, so a visit to Itchen is booked with the forecast in mind: the parts that need calm, dry weather are planned around it.
- We start with your notes and photos of the leak.
- We examine the damp area and the rooms near it.
- From the loft space, we trace the water’s route where there’s safe access.
- Outside, we check flashings, valleys, chimneys, gutters and flat roof details from every safe viewpoint.
- You receive a report with the likely source, photos and recommendations.
Getting ready for the survey
- If the roof is shared, arrange access with whoever manages the building
- Let us know about parking near the property
- Have any questions written down, so nothing gets missed

For landlords and managing agents
A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work around your tenants.
If the property is let, the agent or a tenant can let us in, at a time agreed beforehand. Surveys run on weekdays and at weekends, which can make access easier.
