Flat roof survey in Sholing, Southampton
Flat roof surveys in Sholing from an independent, experienced roof surveyor. More than 20 years and over 5,000 surveys.
- Raised blisters across the surface
- Gaps at upstands and abutments
- A sagging deck under the covering
How the survey changes by roof type
GRP fibreglass
A well-laid GRP roof frequently lasts up to about 30 years. Hairline cracks over board joints are an early warning we look out for.
Felt and built-up roofs
On felt, the upstands and edge details often fail before the main surface. Every upstand and edge is checked, with photos of any that have lifted or cracked.
Flat roof survey in Sholing
Each type of flat roof has its own weak points. Built-up felt tends to blister and crack, asphalt crazes and splits, EPDM can lift at its laps, and GRP can crack at board joints and edge trims. On PVC and TPO single-ply roofs, we look closely at the welded laps, edges and fixings. Once you know the covering and its condition, planning the next step is far easier. We survey single-ply membranes, GRP fibreglass and mastic asphalt, and common reasons people get in touch are outlets choked with leaves and silt and blisters and bubbles in the covering.
Around Sholing, many homes have a garden room, garage or outbuilding with a flat roof. They’re easy to forget, but water through a garage roof can spoil whatever is stored inside. It’s worth mentioning them as you book, so the visit can include them, along with the main flat roof. Felt, rubber and GRP coverings on garages and outbuildings age in just the same way as the main roof’s.
The report doesn’t just list problems. For each finding, it explains what it is, why it matters and what we’d recommend.

What else we do in Sholing
Local flat roofs in Sholing
Sholing is within about 2 miles of the coast, and being near the sea means more wind and salt than a roof inland would face. Coastal wind works at the edges of flat roofs, and salt air wears metal trims and fixings. A number of Hampshire villages keep thatched roofs on their older buildings. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Mixed in with those pitched roofs are plenty of flat ones, over rear extensions, dormers, garages and shops.
The streets around a church such as Church of St Mary are frequently among the oldest in a place, and if yours is one of the older homes nearby, the flat roofs on later extensions tend to wear out long before the main roof. If you let a flat or house near Sholing station, the flat roof over a let home is worth a look before it becomes a tenant complaint. Shop and office owners around Marlands Shopping Centre may find that a flat roof over a business is out of sight and out of mind until it leaks.

Honest limits
Some things cannot be seen without opening up the roof, and that sets some limits:
- Whether old sheeting or boards contain asbestos
- A fixed date for when the roof will need replacing
- What’s under the membrane without opening it up

Questions from Sholing
Do roofs near the sea, like those around Sholing, take more of a battering?
Frequently, yes. Within about 2 miles of the sea, as Sholing is, metal fixings wear faster and gales find any loose ridge or slate.
Do you cover smaller places like Sholing?
Yes, Sholing is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.
Does the report include photos?
Yes. The report includes photos of what we found, so you can see exactly what each finding refers to.
Does the survey cover asbestos?
Our survey does not include asbestos testing. Buildings built or refurbished before 2000 may contain asbestos, for example in cement roof sheets. Anything that might contain it is flagged, so a specialist asbestos surveyor can check before work starts.
Can you find where water is getting through my flat roof?
We check the whole roof, since water can travel before it shows inside. Every split, lap, upstand, outlet and rooflight we can see is looked at. If the cause cannot be seen, we’ll say so and suggest what would help.
Do you carry professional indemnity insurance?
We hold professional indemnity and public liability insurance.
Do you give a life expectancy for the roof?
There is no honest way to give an exact number of years. As a guide, felt often lasts around 15 to 20 years, EPDM often 30 to 50 and GRP up to about 30, but the report tells you how your roof is really doing.
Can I check my roof myself?
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
Tips from our surveys
From years of surveys, a few habits stand out:
- Book a survey every few years
- Note the date and type of any roof work
- Check the outlets after the leaves fall
- Make sure new fixings through the roof are properly sealed
If you are buying, the report gives you something specific to take back to the seller or agent. It can support a request for work before completion or a conversation about price, depending on the findings.
Small defects are simpler to deal with while they’re still small. A flat roof that is looked after between surveys normally lasts longer.
How we price flat roof surveys
Prices vary from roof to roof, and it comes down to:
- How tall the building is and how easy the roof is to see
- The size of the roof
- The shape of the roof and its details
- How many separate roofs there are, such as extensions, dormers and garages
What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how safely it can be seen. Flat roof survey starts from £150, including VAT.
Booking your survey
A little information up front helps. It helps to include:
- Pictures from the garden or a window, if you have them
- What’s prompted the survey
- Any deadline, such as an exchange date
- Any stains, drips or damp patches you’ve seen indoors
To book a survey, phone 07833 053749 or drop us an email and tell us the address and what’s prompted the survey. You’ll know the price before anything is booked.
What happens on the day
Photographs are taken throughout the visit, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available. A typical visit takes about one to two hours on an ordinary house, though large, tall or awkward roofs take more time. For a survey in Sholing, we agree the time, the access and parking before the day. Visits can be on weekdays, Saturdays or Sundays. If there are outbuildings or garages you want looked at, mention them.
- We start with the address and, on larger roofs, the roof area and access.
- Inside, we look for signs of water under the roof where we can reach.
- The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
- Each defect is photographed and its likely cause noted.
- You get a report setting out the condition and our recommendations, in order of urgency.
Before we arrive
- For a flat or shared roof, check access with the freeholder or managing agent
- Mention any parking restrictions on your street
- Jot down any questions you want answered
