How a landlord roof survey works in Shirley

Our landlord and block roof surveys cover Shirley and the rest of London and South East England. Time on site typically takes about one to two hours for a house, and longer for a block or a building with several roofs. We inspect from the ground, vantage points, the loft space and the roof where it is safe, and by drone where it’s applicable. A written report with photos follows. Typical surveys look at gaps where tiles or slates have slipped and flashings that have come away, across shared roofs, rented houses and converted houses.

Around Shirley, gardens, hedges and nearby trees can mean leaves and moss end up on roofs and in gutters. Blocked gutters overflow and soak the walls below. A report spots that kind of slow problem before it becomes damp inside. Moss on the roof and weeds in the gutter are both easy to spot from the ground.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Landlord and commercial surveys in Shirley

Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on.

With a portfolio of properties, surveys can be booked for more than one address. To arrange surveys for several addresses, call 07833 053749 or email us.

Leave it or get it looked at?

On a shared roof, disagreements are easier to settle with a clear record. Without a survey, it is one opinion against another. Around Shirley, a leak in an older house can soak into timbers and plaster, and that’s a much bigger job than the original defect.

Every price we give includes VAT, and the report isn’t charged as an extra. Landlord roof survey starts from £150, including VAT. Size, height and access decide where your roof falls.

Local roofs in Shirley

Shirley lies within about 1 mile of the sea, so there’s more wind and more salt in the air than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces, while driving rain finds any gap. With Southampton Tudor House and Garden about 1.9 miles south-east, Shirley sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.

Take an older house close to Shirley Parish Church: the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. Take a building like Wordsworth Primary School: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. If you look after a shop, office or commercial unit, for instance near Marlands Shopping Centre, a written record of the roof’s condition helps you plan maintenance rather than react to leaks.

FAQs for Shirley

Can a landlord with a rental near Millbrook (Hants) station book a roof survey?

Yes, rented property is part of what we cover. You can ring 07833 053749 or use the contact form with the address and some details.

Is my home in Shirley listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Can you survey a shared roof on a terrace or converted house?

Yes, we survey shared roofs often. We can only inspect neighbouring parts from where we are allowed to be and we will say so.

Do you survey roofs on blocks of flats?

Yes. A shared roof needs access agreed first. Let us know about it as you book and we’ll explain what’s needed.

Is it the same as a RICS Level 2 or Level 3 survey?

No. This is a survey of the roof only, and it isn’t a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

What if it rains on the day?

Light rain is usually fine; heavy rain and wind are different. In high wind or heavy rain, a drone can’t fly and access may not be safe, so we’d move the date with you.

Does someone need to be in?

Someone needs to let us in if we are looking inside or in the loft. Access is agreed with you as you book.

When you need someone else

To be straight with you, there are limits to any roof survey:

  • Structural calculations or an engineer’s report
  • Confirming asbestos in older roof materials
  • Legal advice on leases or service charges

Not sure which survey suits your roof? You can call 07833 053749 or send us an email and we’ll tell you. The full list of what we check.

Roof types and parts we check

  • Gutters and downpipes
  • Converted houses
  • Flat roofs on blocks
  • Shared roofs
  • Rented houses
  • Blocks of flats

How the survey changes by roof type

Gutters and downpipes

Hidden gutters on larger buildings can send water indoors. We give them close attention.

Pitched roofs on houses and blocks

Most let houses and many blocks have pitched roofs of slate or tiles. We check coverings, ridges, hips, valleys and flashings where it is safe to see them.

Should I look at the roof myself first?

A DIY look is useful, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground.

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

What we do, step by step

Where it’s relevant and can be reached safely, the loft space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement. The whole visit normally takes about 1–2 hours on an ordinary house, with bigger or more complicated roofs taking longer. Being in a smaller place like Shirley doesn’t change how the visit works: outside, inside and from any safe vantage point, in that order. Point out any stains, cracks or loose pieces you’ve spotted.

  1. We start by agreeing the scope, roof by roof.
  2. We confirm which flats and loft spaces we need to get into, and you arrange access.
  3. The roofs are inspected from ground level, vantage points, the roof space and the roof where it’s safe.
  4. Defects are photographed and their urgency noted.
  5. The report sets out condition and recommendations to help you plan.

Preparing for the visit

  • Tell us where we can park nearby
  • If you’re buying, check with the agent that we can get in
  • Agree roof access with the managing agent if it’s shared
