Independent new roof snagging in Coxford

New roof snagging in Coxford

Our report records what we see with photos and plain descriptions. Any dispute about the work is between you and your roofer or builder. What we provide is an independent record of the roof’s condition. The report doesn’t price repairs or settle who is responsible, but it describes what we saw in plain terms. If you’ve noticed cracked mortar at the ridge or hips and poorly finished verges, we can find out what’s behind it, whatever the roof.

Houses in smaller places like Coxford can stand more in the open than those in a built-up town, so their roofs may take more wind and driving rain. Loose ridge tiles, lifted coverings and tired flashings are the kind of things that show it. For a purchase or a new roof, those exposed edges are looked at closely. On an exposed roof, a loose ridge or verge soon becomes a bigger job.

We write the report in plain English, so you don’t need to be a roofer to follow it. Photographs show what each point refers to, with the urgent items made clear.

What affects the price in Coxford

We confirm the exact price before booking. These are the things that affect it:

  • If the survey needs thermal imaging or a drone
  • The height of the building and how the roof can be seen safely
  • The shape of the roof and its details
  • Commercial roofs and larger buildings

The Premium Survey includes thermal imaging and drone inspection where it applies, from £400 with VAT included. We can help you choose the package that fits what you’d like to know.

What to let us know when you contact us

A few details help us recommend the right survey and price. When you contact us, tell us:

  • Dates you’re working to, like exchange
  • What’s prompted the survey
  • Photos of the roof, taken safely from the ground or a window
  • The type of building and roof, such as pitched or flat

Unsure which package suits your roof? It is easiest to phone 07833 053749 or drop us an email and describe the roof and what’s worrying you. We’ll explain the options and the price.

Honest limits

We only report what can be seen safely on the day, so some things are outside what a survey can do:

  • What’s under the new coverings
  • Details hidden from sight
  • Whether the roof will leak in future

If you’re not sure which survey you need, phone 07833 053749 or drop us an email and we will give you a straight answer. What our survey covers.

Leave it or get it looked at?

A defects or warranty period doesn’t last for ever. Checking the roof before it ends gives you time to raise anything we find. Blocked gutters on homes around Coxford overflow and soak walls. Dealing with the cause is simple; drying out a wall is not.

Our price is from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, with VAT included, and we can help you choose.

Local roofs and buyers in Coxford

The coast is about 2 miles or less from Coxford, and being near the sea means more wind and salt than a roof inland would face. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, which is worth knowing before you buy or pay for new work. The wider area around Coxford has a long history of building, with South Stoneham House about 2.8 miles east. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years.

Take an older house close to St Jude's Church: a survey will show how the roof has been repaired before, which helps you judge what’s coming. If you let a flat or house near Redbridge station, a roof report gives you a clear picture before you buy or settle up with a roofer.

FAQs for Coxford

Do you cover smaller places like Coxford?

We do. A small place gets exactly the same survey as a big one.

Is my home in Coxford listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

What do you check on a new roof?

Coverings, ridges, verges, hips, valleys and flashings are all checked plus gutters, ventilation and visible underlay at the eaves. We look for leftover debris and knock-on damage too.

Do you look in the roof space?

If the survey needs it and the roof space can be reached safely, yes. Please clear anything stored under the hatch, and if the loft can’t be reached safely, the report says so.

Do you survey roofs on blocks of flats?

Yes, as long as access is agreed. Roofs over flats are frequently shared, so we need permission from the building owner or managing agent. We can only inspect what we’re given access to.

Do I have to be there for the survey?

It depends on what we need to see. For inside areas and the roof space, someone has to give us access.

How long have you been surveying roofs?

We have more than 20 years’ experience and have carried out more than 5,000 surveys.

The survey, step by step

When we arrive, we start by asking what you’ve noticed and what you want to find out. After that, we check everything we can see safely. The survey usually takes about 1–2 hours for most homes, depending on how much new work there is to check. For a survey in Coxford, we agree the time, the access and parking before the day. Weekday and weekend visits are both possible. Tell us about any garages, outbuildings or extensions you want included.

  1. First, you tell us what the roofer did and any concerns you have.
  2. The new coverings, ridge, hips and verges are inspected where it’s safe to see them.
  3. We check valleys, flashings and gutters, and the underlay at the eaves where it’s visible.
  4. The loft space is checked where safe, along with any mess or damage left after the work.
  5. We send a written report with photos of each snag.

Before we arrive

  • For a flat or shared roof, check access with the freeholder or managing agent
  • Buyers: confirm access with the estate agent or seller
  • Tell us about parking before the day

Arrange a survey

Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. For any other survey, just call 07833 053749 or drop us an email when you are ready.

What you can safely check yourself

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way. That part is for a survey, using safe viewpoints and a drone where it applies.
