DIY checks: what’s safe

Your own check is a good start, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, as it helps a surveyor trace the cause.

Flat roof survey in Mansbridge: what you get

A flat roof leak often travels before it shows on the ceiling. It can run along the deck from a split, an open lap or a failed upstand some distance away. Our survey covers the whole roof, not just the part above the mark, and photograph anything that could let water in. Whoever carries out the work then has a clear starting point. If you’ve noticed standing water left after rain and leaks around rooflights, a survey will tell you what’s going on.

Outbuildings, garden rooms and garages in places like Mansbridge frequently have flat roofs of their own. They’re rarely looked at until something gets wet. It’s worth mentioning them when booking, so the visit can include them, along with the main flat roof. Smaller roofs use the same coverings as bigger ones, from felt to rubber and GRP, and age in the same way.

We keep jargon out of it: if work is needed, the report says so clearly.

Flat and commercial roofs around Mansbridge

The coast is about 4 miles or less from Mansbridge, and being near the sea means more wind and salt than a roof inland would face. Coastal wind works at the edges of flat roofs, and salt air wears metal trims and fixings. A number of Hampshire villages keep thatched roofs on their older buildings. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Mixed in with those pitched roofs are lots of flat ones, over rear extensions, dormers, garages and shops.

With South Stoneham House about 0.5 miles west, the area around Mansbridge has a long history. On a period home nearby, any flat roof is likely to be a later addition with its own lifespan. If you look after a building such as Mansbridge Primary School, a large flat roof with a good many outlets and rooflights has many places where a membrane can fail.

Common roof problems in Mansbridge

The details are frequently where a flat roof lets go first. Upstands, trims, outlets and rooflight kerbs each move and weather in their own way. Where they weren’t finished well, they tend to fail before anything else.

Problems we come across frequently include:

  • Signs of deflection in the roof deck
  • Failed seals around rooflight kerbs
  • Failed upstands where the roof meets a wall
  • Pools of water lying on the roof

For landlords with property near Swaythling station, a flat roof over a rented flat is easy to forget until the tenant reports a leak.

What’s in a roof survey

For landlords and managing agents

Freeholders and residents’ companies use a roof report to plan and budget.

Any of our surveys can be booked by landlords, agents and building managers in Mansbridge. To discuss a property or a block, ring 07833 053749 or send us an email.

What we do, step by step

Where it’s relevant and can be reached safely, the roof space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. The whole visit normally takes roughly 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Parking around Mansbridge is usually easier than in a town centre, but mention lanes, gates or long drives. On bungalows and lower roofs, much can be seen from the ground, with the loft showing the underside.

  1. First we go through the roof, what’s beneath it and any problems so far.
  2. We check the roof from ground level, windows and the roof where it is safe.
  3. We check the covering for splits, blisters, ponding and wear.
  4. We photograph and record the outlets, upstands, trims and rooflights.
  5. The report, with photographs and recommendations, comes to you by email.

How to prepare

  • If it isn’t your property yet, arrange access through the agent
  • For flats, make sure roof access has been agreed
  • Dig out any old roof reports or invoices

What we look for on each type of roof

Felt and built-up roofs

Felt roofs often last around 15 to 20 years, depending on how they were laid and looked after. We record how yours is doing and where it is weakest.

GRP fibreglass

GRP roofs are laid as a resin and glass-fibre layer over boards. We look for cracks at board joints, around trims and at upstands.

Questions from Mansbridge

Does being near the coast affect roofs in Mansbridge?

Often, yes. Mansbridge is within about 4 miles of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.

Is my home in Mansbridge listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.

Does someone need to be in?

Not necessarily. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.

How long does the survey take?

Expect it to take about one to two hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. You’ll then get the report by email.

How do you inspect a flat roof?

We inspect from wherever is safe: on the roof where it is safe, and from windows, nearby vantage points and inside. Fragile rooflights and fragile sheets are never walked on.

What do I do with the report?

The report comes by email, and what you do next is up to you: use it with a seller, an insurer, a roofer or a managing agent.

Can you test old roof sheets for asbestos?

We do not test for asbestos. Where a roof has materials that might contain asbestos, such as old cement sheeting, the report flags them and recommend a specialist asbestos surveyor.

What affects the price in Mansbridge

We confirm the exact price before you book. These are the things that affect it:

  • The shape of the roof and its details
  • Roof area
  • Whether it’s a home or a commercial building
  • The package you choose: Basic, Standard or Premium

Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. The price is always agreed first.

Booking your survey

When you call or email, these details help:

  • Dates you are working to, like exchange
  • The type of building and roof, like pitched or flat
  • Why you want a survey: buying, a leak, a storm or new work
  • Photos of the roof, taken safely from the ground or a window
