How a landlord roof survey works in St Mary's

Access needs arranging before a survey of a let or shared building. The loft space and certain flats may need to be opened up for us and residents will need to be told beforehand. You or your agent arrange access and we’ll say what we need when booking. Any part we couldn’t reach is noted in the report. Typical surveys look at ponding or splits on flat roofs and leaks into upper flats, on flat roofs on blocks, gutters and downpipes and rented houses.

Houses in smaller places like St Mary's can face open ground, where wind and driving rain hit the roof harder. That weather tells first on ridges, verges, chimneys and flashings. A close look shows whether anything has started to loosen. A loose ridge tile or slate gives the wind something to catch, and others soon follow.

After the visit, you get a written report with photos, emailed to you. It sets out the condition of the let or shared roof, any defects and our written recommendations.

FAQs for St Mary's

Will you come out to St Mary's?

Yes, smaller places are covered as well as towns. Our area covers London and the South East. Let us know about access, parking and anything unusual about getting there as you book.

Do you survey roofs for landlords with property near Southampton Central station?

Yes, landlords and agents book with us as well as owners. Just phone 07833 053749 or drop us an email and tell us about the building, including who will give access on the day.

How many surveys have you done?

We have more than 20 years’ experience and have carried out more than 5,000 surveys across London and the South East.

Are you insured?

Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.

Do you test for asbestos?

No. We don’t sample or test for asbestos. Where a material might contain it, like old cement sheets on a building from before 2000, the report flags it.

Can you survey a shared roof on a terrace or converted house?

Yes. We inspect the parts we are given access to, as far as they can safely be seen. Areas we couldn’t see are noted in the report.

Does the weather affect the survey?

Some surveys depend on the weather more than others. Drones can’t fly safely in strong wind or a downpour, and thermal imaging works best after a sunny day, with a dry roof and little wind. We will rearrange with you if the weather isn’t right.

What we do, step by step

We photograph the roof as we go, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available. A typical visit takes about one to two hours for a house, and longer for a block or a building with several roofs. Being in a smaller place like St Mary's does not change how the visit works: outside, inside and from any safe vantage point, in that order. Point out any stains, cracks or loose pieces you’ve spotted.

  1. We start with what you know about the building and its history.
  2. We confirm the access we will need.
  3. The roofs are inspected from ground level, vantage points, the roof space and the roof where safe.
  4. We note what couldn’t be seen as well as what could.
  5. Findings and recommendations are set out with photographs.

How to prepare

  • Have any paperwork from past roof work to hand
  • Keep pets in another room

Prices for landlord roof surveys in St Mary's

Several things affect the price of a survey:

  • Roof area
  • The number of roofs, including extensions and garages
  • Basic, Standard or Premium
  • Height and safe access

The cost of a survey depends on the roof: its size, its height, how many sections it has and how safely it can be seen. Our price is from £150, including VAT.

Helping us price your survey

A few details help us suggest the right survey and price. When you contact us, it’s useful to mention:

  • Why you want a survey: buying, a leak, a storm or new work
  • Where water is showing inside, if it is
  • Your timetable, such as an exchange date
  • How the loft is reached, if there is one

We survey roofs on weekdays and at weekends. To arrange a day that suits you, phone 07833 053749 or email us with the address and the days you’d prefer.

Buyers’ agents can book surveys on behalf of their clients. The report is emailed, so it can go straight to your client.

What this survey can’t tell you

It’s a careful look at the let or shared roof, not the whole story. Its limits include:

  • Roof areas we weren’t given access to
  • A full structural assessment of the building
  • Legal advice on leases or service charges

If in doubt, ring 07833 053749 or use the contact form and we will recommend the right survey before booking. The full list of what we check.

Roofs, chimneys and gutters in St Mary's

St Mary's lies within about 1 mile of the sea, and being near the sea means more wind and salt than a roof inland would face. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, while driving rain finds any gap. A number of Hampshire villages keep thatched roofs on their older buildings. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Whichever you have, the details that tend to fail before the covering itself get the closest look.

Historic houses such as Southampton Tudor House and Garden, about 0.6 miles south-west, show how far back building around St Mary's goes. On a period home nearby, the survey separates sound original work from tired later repairs. If you live in an older home near St Mary's Church, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

St Mary's is about 1 mile south of Southampton, in Southampton. If you are in St Mary's, booking works exactly as it does anywhere else: get in touch, agree the price and pick a day. Our area takes in places right across Southampton.

We work across the SO14, SO15 and SO18 postcode area for landlord roof surveys and the streets around it. Neighbouring places we cover for landlord roof surveys include Northam (1 mile north-east), Inner Avenue (1 mile north), Peartree Green (1 mile east), Southampton (1 mile north) and Bitterne Manor (1 mile north-east). Larger places within reach include Chartwell Green (3 miles north-east), Harefield (3 miles east), Maybush (3 miles north-west), Coxford (3 miles north-west), Lordswood (3 miles north-west) and Eling (4 miles west).

What you can safely check yourself

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That’s where a survey comes in, using safe viewpoints and a drone where it applies.

Common roof problems in St Mary's

Many blocks and converted houses have several roof types. Each wears differently and the smaller roofs are easy to forget.

Here are some of the things we see often:

  • Standing water on a flat roof
  • Mortar falling from ridges and verges
  • Failed flashings at walls and chimneys
  • Blocked gutters over flats

Living close to Houndwell Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, so outlets and downpipes are worth watching.

Questions to ask before booking

  • Whether the loft space is looked at, where there is one
  • When you will get the report
