Northam: your questions answered
How do I find out if my home in Northam is listed?
We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.
Do you survey roofs for landlords with property near Bitterne station?
Yes, letting agents and landlords book with us as well as owners. You can ring 07833 053749 or drop us an email with the address and a few details, including who will give access on the day.
Do I need to be at home?
Someone needs to let us in if we are looking inside or in the loft. We will talk about access when booking.
Will you walk on the roof?
Only where it is safe to do so. We inspect everything that’s safely in view: from the ground, from windows, from inside the roof space, from the roof where it is safe and by drone where applicable. Anything we cannot see is noted in the report.
Can you survey in bad weather?
A survey can normally go ahead in light rain. Heavy rain or strong wind can ground a drone and make the roof unsafe, so if conditions are not right we’ll arrange another day with you.
Is it the same as a RICS Level 2 or Level 3 survey?
No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.
Can you survey a shared roof on a terrace or converted house?
Yes, we survey shared roofs often. Where a neighbouring roof is not part of the access, we can only see it from vantage points and we will say so.
Landlord roof survey in Northam
Shared roofs on blocks, converted houses and terraces raise their own questions. We inspect the roof as far as it can safely be seen including the loft and flats where access is arranged. The report records the condition of each part, so everyone works from the same facts. Where neighbours share the roof, we can only inspect what we’re given access to. If you’ve noticed cracked or lifting flashings and parapets and upstands in poor repair, a survey will tell you what’s going on, whatever the roof.
In a smaller place like Northam, some roofs stand more exposed to wind and rain than in a built-up town. That weather tells first on ridges, verges, chimneys and flashings. Checking those edges shows whether anything has begun to work loose. A loose ridge tile or slate gives the wind something to catch, and others soon follow.
After the visit, you get a report with photographs, sent by email. It sets out the condition of the let or shared roof, any defects and our written recommendations.

What affects the cost of landlord roof surveys
What a survey costs depends on the time and equipment it needs. The main factors are:
- The type of building, from a house to a block or an office
- Whether you choose the Basic, Standard or Premium Survey
- If the survey needs thermal imaging or a drone
- The size of the roof
We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT. The price for your roof depends on its size, access and what you’d like to know.
Getting in touch
If you can, have these to hand when you get in touch:
- Your postcode, so we can check access and travel
- Where any leaks, stains or damp patches show inside
- What’s prompted the survey
- Pictures from the garden or a window, if you have them
Photos help, if you have them. Pictures from the ground or a window are fine; never climb up to get a better view. To get started, call 07833 053749 or use the contact form.
What a landlord roof survey doesn’t cover
Every survey has limits, and we’d rather be clear about that before booking. Bear these in mind:
- Who pays under the lease (that’s a legal question)
- Asbestos testing of roof sheets or soffits
- Walls, floors and services beyond the roof
If you are not sure which survey you need, ring 07833 053749 or use the contact form and we’ll give you a straight answer. What our survey covers.

Landlord roof surveys around Northam
The coast is about 2 miles or less from Northam, so there is more wind and more salt in the air than further inland. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles, while driving rain finds any gap. A number of Hampshire villages keep thatched roofs on their older buildings. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.
If you look after a shop, office or commercial unit, for instance near Marlands Shopping Centre, a dated report on the roof is useful for planning and for any lease discussions. For an older house near a landmark like Church of St Augustine, its chimney, valleys and lead work are likely to be the parts that need attention first. Southampton Tudor House and Garden lies about 1.3 miles south-west, so building around Northam goes back a long way. Older roofs nearby frequently mix original materials with later repairs, and the survey shows where each one is.
Northam is about 1 mile south-east of Southampton, in Southampton. Whether the building in Northam is a house, a flat or a commercial unit, we can survey the roof on a weekday or at the weekend. Our Southampton coverage includes Northam.

Useful tips for Northam property owners
Small things make a difference. Some pointers:
- Check the roof space can be accessed
- Make leak reporting easy for tenants
- Ask your managing agent about lease terms
- Don’t wait for a leak to survey the roof
The report can feed straight into a maintenance plan. Urgent items can be dealt with first and plan the rest over time.
Get gutters and roof outlets cleared at least once a year and include any valley or parapet gutters. Many leaks into top flats start with a blocked gutter.
Why act early in Northam
Quotes from contractors set out the work they want to carry out. A survey gives you an independent view of the roof before you commission work so you know what you’re asking contractors to price. Around Northam, leaves and moss in gutters lead to overflowing water and damp walls. It is easy to sort the cause early and slow to dry a damp wall.
Every price we give includes VAT. Landlord roof survey starts from £150, including VAT. We confirm the price for your survey before booking.

Should I look at the roof myself first?
Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, as it helps a surveyor trace the cause.
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
How the survey works
The aim of the visit is simple: to see as much of the let or shared roof as can be seen safely and record it clearly. Everything we note and photograph goes into the written report. The visit normally takes roughly 1–2 hours for a house, and longer for a block or a building with several roofs. With a bit of garden around a house, as there frequently is around Northam, the roof can be viewed from several angles. Let us know if any side is fenced off or hard to reach. The loft, where there is safe access, completes the picture.
- We agree which roofs and which parts of the building are included.
- Access to flats and the loft space is arranged with you beforehand.
- The roofs are inspected from ground level, vantage points, the loft space and the roof where it’s safe.
- Every defect we find is photographed and given a priority where relevant.
- You get a written condition report to help plan maintenance.
Before we arrive
- If you’re buying, check with the agent that we can get in
- Check the loft hatch can be reached
