Landlord roof survey in St Denys: what you get
Our landlord roof survey gives you a clear picture of a roof’s condition in a report you can plan around. We work for landlords, letting agents, managing agents and freeholders along with RTM and residents’ management companies. You get a written report with photos and recommendations, prioritised by urgency where relevant. It is a roof survey, not a RICS Level 2 or 3 survey of the whole building. If you’ve noticed leaking joints at party walls and missing or loose roof coverings, a survey will tell you what’s going on.
Around St Denys, older cottages sit alongside bungalows and newer houses. Coverings range from slate and clay tiles on older homes to concrete tiles on many later ones. On older homes, chimney stacks, valleys and gutters are usually where the work is. The fixings under an older roof frequently fail before good slates or tiles do.
The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Tips that help
Here are a few things we’d tell any owner, before and after a survey:
- Put urgent roof work at the top of the list
- Check your lease or ask a solicitor about who pays
- Keep roof outlets and gutters clear
- Hold on to old reports to compare later
Questions about the findings are welcome. The Standard Survey includes a follow-up consultation, and Premium includes an in-person consultation.
Keep the roof space accessible so the roof can be checked from inside. Stored items over the hatch make checks harder.

What else we do in St Denys
Local roofs in St Denys
St Denys is within about 3 miles of the coast, and being near the sea means more wind and salt than a roof inland would face. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, while driving rain finds any gap. The wider area around St Denys has a long history of building, with South Stoneham House about 1 mile north-east. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead.
Landlords with a home close to St Denys station may find that a roof report helps you deal with small faults before they turn into a call from a tenant. If you run a business near Marlands Shopping Centre, a dated report on the roof is useful for planning and for any lease discussions.

Signs you need a landlord roof survey in St Denys
Older buildings across London and the South East have roofs that are decades old. Nails, battens, flashings and underlay often fail before good slates or tiles so it pays to check how the roof is holding up.
Look out for signs like these:
- Damaged party-wall upstands or parapets
- Leaks into upper flats
- Gaps where tiles or slates have slipped
- Cracked or leaning shared chimneys
For an older house near a landmark such as Church of St Denys, old fixings, lead flashings and tall chimneys are typical of older roofs.
Before booking any roof surveyor
- What follow-up you get after the report
- What insurance they carry
- Whether VAT is in the quoted price
- Which viewpoints they use to see the roof
Should I look at the roof myself first?
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
Your own check is a good start, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.
What we do, step by step
Expect us to ask a few questions before we start, like when any problem began and what work has been done before. The inspection then takes between one and two hours for a single let house, with blocks of flats taking longer. Homes around St Denys often have gardens on more than one side, which gives us room to step back and see the roof. Let us know if any side is fenced off or hard to reach. The loft, where there is safe access, completes the picture.
- We start by agreeing the scope, roof by roof.
- We confirm which flats and loft spaces we need to get into, and you arrange access.
- Each roof is checked as far as it can safely be seen, including from inside where possible.
- Every defect we find is photographed and given a priority where relevant.
- The report sets out condition and recommendations to help you plan.
Getting ready for the survey
- Point out any leaks or damp patches
- Agree roof access with the managing agent if it is shared
- Check we can get to the back of the property

Advice
What a landlord roof survey does not cover
We only report whatever is safely visible on the day, so some things are outside what a survey can do:
- A full building survey of every part of the property
- The structure in the way a structural engineer would assess it
- Parts of the roof we cannot safely see or access
If you’re not sure which survey you need, call 07833 053749 or send us an email and we will give you a straight answer before you book. What a survey covers and doesn’t.
Roofs we survey in St Denys
- Rented houses
- Blocks of flats
- Converted houses
- Shared roofs
- Gutters and downpipes
- Flat roofs on blocks
What we look for on each type of roof
Gutters and downpipes
Valley and box gutters on blocks can overflow inside. They’re an important part of the survey.
Roof spaces and lofts
On blocks, the loft space may be reached through a flat or a communal hatch and you will need to arrange it.
St Denys questions
Do you survey roofs for landlords with property near St Denys station?
Yes, that’s a common request. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.
Does a conservation area affect roof work in St Denys?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Do you look in the roof space?
Where it’s relevant to the survey and there’s safe access, yes. Please clear anything stored under the hatch.
Do you test for asbestos?
No. We do not carry out asbestos surveys or testing. We flag materials that could contain asbestos, such as cement sheets or soffits on pre-2000 buildings, and recommend a specialist asbestos surveyor checks them before they’re disturbed.
Are you insured?
We hold professional indemnity and public liability insurance.
Do you survey roofs on blocks of flats?
Yes. Shared roofs just need a little more planning, with the building owner or managing agent. Tell us about it when booking and we will explain what’s needed.
Does this replace a RICS home survey?
No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.
