How a gutter survey works in Southampton

We carry out gutter surveys in Southampton as part of our cover across London and South East England. On the day, we inspect whatever is safely visible from ground level, windows, the loft space and the roof where it’s safe. Time on site normally takes an hour or two at a house, depending on how many gutter runs and downpipes there are. The written report follows, with photographs and recommendations. We survey eaves gutters, fascias and soffits and parapet and box gutters, and the problems we’re asked to look at most are overflowing eaves gutters and gutters full of debris and silt.

Time on site depends on the size and shape of the roof, but as a rough guide the survey takes between one and two hours for most homes, and longer where there are parapet, valley or box gutters to follow. You are welcome to ask questions while we’re there.

  1. We start with what you’ve noticed, like damp or overflowing gutters.
  2. We walk round the building and check the gutters, downpipes and fascias from ground level.
  3. Valleys, parapets and box gutters are inspected where they can be seen safely.
  4. Where it is safe, we check the loft for signs of water.
  5. A photo-illustrated written report and recommendations follows.

Homes and roofs across Southampton

From Shirley, Regents Park and Townhill Park to its smaller places, buildings across Southampton have roofs of every age. Chimneys, valleys, flashings and gutters are usually where the work is.

London and South East England mix slate and clay tile roofs on older homes with concrete tiles on many later ones. Each roof in Southampton is checked with its age and materials in mind. Southampton includes coastal places, where roofs take more wind and salt than further inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose.

Southampton: Shop and office owners around Marlands Shopping Centre may find that a dated report on the roof is useful for planning and for any lease discussions. Historic houses such as Southampton Tudor House and Garden, about 1.4 miles south, show how far back building around Southampton goes. Older homes in the area may have roofs that need matching materials when work is done.

Checking the roof from ground level

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.

Your own check is a good start, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

Common roof problems in Southampton

Valley, parapet and box gutters are often lined with lead or a sheet material. When a lining splits or an outlet blocks, the water can come inside as there’s nowhere harmless for it to go. Lead linings can also be stolen.

Things that often lead to a survey include:

  • Rotten fascias or stained soffits
  • Sagging gutters and loose brackets
  • Downpipes that are split or coming away
  • Water backing up from a hidden gutter

What a survey doesn’t cover

We only report whatever is safely visible on the day, so some things are outside what a survey can do:

  • Asbestos testing of old gutters, downpipes or soffits
  • Pipes below ground level
  • Damage hidden inside walls or behind boards

What a survey costs

Prices vary from roof to roof, for these reasons:

  • The use of thermal imaging or a drone
  • Which survey package you book
  • How many separate roofs there are, such as extensions, dormers and garages
  • Features like valleys, chimneys, dormers and parapets

What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how safely it can be seen. Prices start from £150, including VAT.

Getting in touch

Getting the details right at the start saves time. Please include:

  • When you need the report by
  • The type of building and roof, like pitched or flat
  • Your postcode, so we can check access and travel
  • Where water is showing inside, if it is

Most bookings start with a short call: phone 07833 053749 or use the contact form, and we’ll ask about the building and what you need. The price is agreed before a date is set.

Different roofs, different checks

Fascias and soffits

Overflowing water stains soffits and rots timber. They’re looked at as part of the survey.

Box and secret gutters

A box gutter is built into the roof, often behind a parapet, so overflows can end up inside. We check them where they can safely be seen.

Southampton: your questions answered

Do you climb onto every roof?

Only if it is safe. We check everything that can be seen safely: from ground level, from windows, from inside the loft space, from the roof where it is safe and by drone where applicable. The report says if anything couldn’t be seen.

What happens after the survey?

We email you the written report with photographs and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.

Do I have to be there for the survey?

If the survey includes the loft or the inside of the building, someone needs to let us in. We’ll talk about access as you book.

Do you use drones?

Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.

Do you cover Southampton for gutter surveys?

Yes. We carry out gutter surveys in Southampton, and the service is the same as everywhere else we work.

Are you structural engineers?

No. We note visible signs like sagging or deflection, but we don’t carry out calculations or give an engineer’s opinion. Where an engineer is needed, we say so in the report.

How experienced are you?

We have more than 20 years’ experience and have completed over 5,000 surveys across London and South East England.
