FAQs for Swaythling

Will you come out to Swaythling?

Yes, Swaythling is covered. We cover the whole of London and South East England, and smaller places are part of that. Longer journeys are simply planned ahead of time.

Does being near the coast affect roofs in Swaythling?

Yes, coastal weather is harder on roofs: there’s more wind, and more salt in the air. Exposed details such as ridges, verges, flashings and metal fixings are the ones to watch.

Do you check valley and parapet gutters?

Yes, where it’s safe to see them. We look from vantage points, the loft space and the roof itself where safe, and by drone where it’s applicable.

Is this a RICS survey?

No. We check the roof, not the whole building, so it’s not a RICS Level 2 or Level 3 survey. Many buyers have both.

What insurance do you have?

We hold professional indemnity and public liability insurance.

How experienced are you?

We have been surveying roofs for over 20 years and have carried out more than 5,000 surveys.

Does the report include photographs?

Yes, plenty. Each finding is shown in a picture where possible, so you can see what we mean.

Gutter survey in Swaythling

Gutters have to slope gently towards the outlet or water sits in them. When brackets sag or joints part, water pools, drips and spills over where the gutter dips. We look along each run for sags, gaps and leaking joints and look at the brackets and downpipe clips. You get written recommendations, prioritised by urgency where relevant. If you’ve noticed leaks at the gutter joints and brackets that have dropped or snapped, we can find out what’s behind it.

In a smaller place like Swaythling, homes range from older cottages to bungalows and newer houses. Older roofs can have slate, clay tiles or other traditional coverings, while many later ones have concrete tiles. On older homes, chimney stacks, valleys and gutters are normally where the work is. Nails and battens under older coverings often give out before the slates or tiles themselves.

The written findings come by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Tips that help

Some practical points come up on survey after survey. They’re worth knowing whatever the roof:

  • Look for new stains on ceilings below valleys after rain
  • Check for spilling water in a downpour
  • Do not leave hidden gutters out of a clear-out
  • Have gutters cleared at least once a year

If anything in the report isn’t clear, ask us. With the Standard Survey there is a follow-up consultation and the Premium Survey comes with an in-person one.

Hidden gutters need clearing too. They block in the same way as the gutters you can see but you cannot check them from the street, so ask for them to be included when gutters are cleared.

What a survey costs

Not every roof costs the same to survey, for these reasons:

  • The package you choose: Basic, Standard or Premium
  • Features like valleys, chimneys, dormers and parapets
  • Whether thermal imaging or a drone is needed
  • How many separate roofs there are, like extensions, dormers and garages

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Prices start from £150, including VAT.

Getting in touch

Getting the details right at the start saves time. It helps to include:

  • Where the property is, with the postcode
  • What’s prompted the survey
  • Access details, like a loft hatch or a shared roof
  • Pictures of the roof from a safe spot, if you have them

Every survey is priced before it’s booked, so you know the cost up front. Our price is from £150, including VAT. To book, call 07833 053749 or email us.

How the survey works

After the inspection, everything we found is written up as a written report with photos, emailed to you. On timing, it usually takes between one and two hours for most homes, and longer where there are parapet, valley or box gutters to follow. Some parts of a survey depend on the weather, so a visit to Swaythling is booked with the forecast in mind: the parts that need calm, dry weather are planned around it.

  1. We start with what you’ve noticed, such as damp or overflowing gutters.
  2. We walk round the building and check the gutters, downpipes and fascias from the ground.
  3. Valleys, parapets and box gutters are inspected where they can be seen safely.
  4. Where it’s safe, we check the loft for signs of water.
  5. You receive a report with photos and recommendations.

Before we arrive

  • Show us where any leaks or stains appear
  • Agree roof access with the managing agent if it’s shared
  • If it is not your property yet, arrange access through the agent

Signs you need a gutter survey in Swaythling

Lots of tiled and slate roofs carry moss, and heavy rain washes clumps of it into the gutters. Mixed with grit from the roof, it settles as silt that slows the flow and gives plants somewhere to grow.

Common reasons to book include:

  • Gutters full of debris and silt
  • Gutters overflowing in heavy rain
  • Leaks at the gutter joints
  • Rotten fascias or stained soffits

The streets around a church like St. Mary's Church are frequently among the oldest in a place, and if you own one of the older houses nearby, old fixings, lead flashings and tall chimneys are typical of older roofs.

Choosing a roof surveyor

  • Are they insured for the work?
  • What experience they bring
  • Is VAT included in the price?
  • Will they check the loft as well as the outside?

What a good roof survey covers

Roofs, chimneys and gutters in Swaythling

Swaythling is within about 4 miles of the coast, so there is more wind and more salt in the air than further inland. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift, and driving rain gets into whatever gap is left. Some Hampshire villages still have thatched roofs. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Knowing the covering helps explain which parts of a roof are likely to need work first.

Historic houses such as South Stoneham House, about 0.3 miles south-east, show how far back building around Swaythling goes. If you own one of the older houses, the roof may have been repaired many times, and the survey records how each part is holding up. For landlords with property near Swaythling station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

What happens if roof problems are left?

A dripping joint or sagging bracket won’t get better on its own. Every downpour adds to the damage on the walls, the fascias and sometimes the rooms inside. Getting it surveyed now shows what needs attention first. In an older home around Swaythling, water from a roof defect can get into timber and plaster, and that is a much bigger job than the original defect.
