Gutter surveys near Woolston

Gutter surveys for homes and businesses in Woolston

We check the rainwater system above ground level: gutters, outlets, hoppers, downpipes and overflows. It is not a CCTV drain survey, so we cannot see inside underground pipes. If the problem looks like a blocked or broken drain below ground, we will say so in the report, so you can get the drains checked separately. Problems above ground, from split hoppers to leaking downpipes, are photographed and noted. If you’re worried about rotten fascias or stained soffits and leaks at the gutter joints, a survey will tell you what’s going on, on eaves gutters, downpipes and parapet and box gutters alike.

In a smaller place like Woolston, homes range from older cottages to bungalows and newer houses. Older roofs can have slate, clay tiles or other traditional coverings, while many later ones have concrete tiles. Chimneys, valleys and gutters on older homes often need the most attention, and the fixings under the coverings matter too. The fixings under an older roof often fail before good slates or tiles do.

The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Leave it or get it looked at?

A blocked valley or parapet gutter does not spill harmlessly. It can back up into the roof space and the rooms below, often in the heaviest rain. Having them checked before autumn and winter makes sense. Around Woolston, a leak in an older house can soak into timbers and plaster, and that is a much bigger job than the original defect.

Gutter surveys in Woolston: local notes

The coast is about 1 mile or less from Woolston, and places near the sea get more salt in the air and more wind than inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces, and driving rain gets into whatever gap is left. Thatch survives on some older buildings in Hampshire’s villages. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first.

Trees in and around Westwood Woodland Park shed leaves that can end up in nearby gutters, and blocked gutters overflow and soak walls. If yours is one of the older homes in the streets near Church of St Mark, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. If you look after a shop, office or commercial unit, for instance near Westquay, a dated report on the roof is useful for planning and for any lease discussions.

Useful tips for Woolston property owners

Most of what helps is simple and safe from the ground. A few suggestions:

  • Have gutters cleared at least once a year
  • Do not leave hidden gutters out of a clear-out
  • Check the loft with care after heavy rain
  • Get trees that overhang the gutters trimmed

Where the evidence points to drains below ground, the report says so, so a drain survey can be arranged. Anything else we notice on the roof, as far as we can see it, is noted too.

Get trees and climbers near the eaves trimmed back by someone who can do it safely. Fewer leaves in the gutters means fewer blockages.

What affects the price in Woolston

We confirm the price for your roof before booking. This is what makes a difference:

  • The package you choose: Basic, Standard or Premium
  • The type of building, from a house to a block or an office
  • The use of thermal imaging or a drone
  • How tall the building is and how easy the roof is to see

Every price we give includes VAT, and the written report is part of the package. Prices start from £150, including VAT. Size, height and access decide where your roof falls.

What to let us know when you contact us

To price your survey accurately, we’ll ask about:

  • Any stains, drips or damp patches you’ve seen indoors
  • The reason for the survey, such as buying, a leak or storm damage
  • The kind of building and roof involved
  • The address and postcode of the property

Surveys can be booked for weekdays, Saturdays or Sundays. To find a date that works for you, call 07833 053749 or drop us an email.

What happens on the day

The visit has one job: to see as much of the gutter as can safely be seen and record it clearly. Everything we note and photograph goes into the written report. It normally takes an hour or two at a house, depending on how many gutter runs and downpipes there are. In a smaller place like Woolston, as anywhere, the forecast plays a part: the parts that need calm, dry weather are planned around it.

  1. First, you tell us what you’ve seen, such as overflows or damp.
  2. Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
  3. We check hidden gutters, such as valleys and parapets, where it is safe to see them.
  4. The roof space is checked for water marks if it is safe to get into.
  5. We send a written report with photos and clear recommendations.

How to prepare

Should I look at the roof myself first?

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

Landlords, agents and block managers in Woolston

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, with the most urgent items set out first.

Shared roofs need a little more planning: we need access agreed with whoever owns or manages the building. Let us know about it when booking and we’ll plan the survey around it.

Questions from Woolston

How do I find out if my home in Woolston is listed?

We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.

Will you come out to Woolston?

Yes, Woolston is on our map. A small place gets exactly the same survey as a big one.

What insurance do you have?

We’re covered by professional indemnity and public liability insurance, for every survey we carry out.

Can you give me structural calculations?

No. We point out what can be seen, like sagging or deflection, but we are not structural engineers and don’t carry out calculations. If we think you need an engineer, the report says so.

How much is a gutter survey?

Gutter survey starts from £150, including VAT. The size of the property and the access affect the price. To get a price, call 07833 053749 or email us.

How long will you be on site?

It normally takes about one to two hours for most houses, or half a day or so for a commercial building. We will give you an idea when booking.

Will you check if gutters are causing damp inside?

Overflowing gutters frequently lead to damp walls, and we check for exactly that. If the evidence points elsewhere, we will say so as far as we can tell from what’s visible.
