Chimney surveys for homes and businesses in Woolston

We inspect chimneys from wherever they can be seen safely: from ground level, from windows and vantage points, and from the loft where there is access. With our Premium Survey, a drone inspection is included where it applies. If we can’t see part of the stack, the report makes that clear. Each defect is recorded with a photo and a plain description. We survey flaunching, lead flashings and shared and party-wall stacks, and the problems we’re asked to look at most are bricks with flaking faces and lifted or split lead flashings.

In a smaller place like Woolston, some roofs stand more exposed to wind and rain than in a built-up town. That weather tells first on ridges, verges, chimneys and flashings. Checking those edges shows whether anything has begun to work loose before it lets water in. A loose ridge tile or slate gives the wind something to catch, and others soon follow.

It isn’t only a list of defects. It explains what we found, why it matters and what we recommend, so you can plan your next steps.

What a survey costs

Every roof is different, so prices are confirmed before booking. These are the things that affect it:

  • How big the roof is
  • The type of building, from a house to a block or an office
  • Extensions, dormers and garages with roofs of their own
  • Features like valleys, chimneys, dormers and parapets

For a price for your roof in Woolston, call 07833 053749 or send us an email with the address and a few details. The price is agreed before a date is set.

Booking your survey

A few details help us suggest the right survey and price. When you contact us, let us know:

  • Photos of the roof, taken safely from the ground or a window
  • Any deadline, like an exchange date
  • The style of property, from a terrace to a block
  • Why you want a survey: buying, a leak, a storm or new work

Booking is simple: just phone 07833 053749 or drop us an email and give us some details about the property and we’ll explain which survey suits. We confirm the price before anything is booked.

Common questions in Woolston

Will you come out to Woolston?

Yes, Woolston is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Can a landlord with a rental near Woolston station book a roof survey?

Of course. We just need to know who will give access, and we can send the report to you or your agent.

Does the weather affect the survey?

A survey can normally go ahead in light rain. High wind or heavy rain can stop drone flights and make roof access unsafe, so we will agree a new date if the weather is not suitable.

Does someone need to be in?

It depends on what we need to see. Inside the building and in the loft, we need someone to let us in.

Is it the same as a RICS Level 2 or Level 3 survey?

No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.

Do you inspect the flue?

No. It isn’t a flue, sweep or gas safety inspection. We look at the stack, pots, flaunching, pointing and flashings, and damp inside and flag anything that suggests the flue needs a look.

How long is the visit?

Expect it to take about one to two hours at a house, as part of a look at the roof around the stack. The written report follows by email.

What a chimney survey looks like in Woolston

Woolston is within about 1 mile of the coast, where sea air brings more salt and stronger wind than inland. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles. The wider area around Woolston has a long history of building, with Medieval Merchant's House about 1.3 miles west. If your house is among the older ones, expect a mix of original materials and later repairs on the roof.

For landlords with property near Woolston station, the gap between tenancies is a good time to have the roof looked at. Trees in and around Westwood Woodland Park shed leaves that can end up in nearby gutters, and an overflowing gutter soon means a wet wall.

Woolston is about 2 miles south-east of Southampton, in Southampton. Whether the building in Woolston is a house, a flat or a commercial unit, the roof can be surveyed on a weekday or at the weekend. We cover towns and villages across Southampton.

Surveys in SO19 and SO14 are booked the same way as anywhere else. Local streets include Oak Road, Lake Road and Glen Road, all of which we cover. Being close to the A3025, Woolston is simple for us to get to for chimney surveys. If you are just outside Woolston, we cover Weston (1 mile south-east), Netley (2 miles south-east), Butlocks Heath (2 miles south-east), Hound (2 miles south-east) and Old Netley (2 miles east). Further out, we also cover Shirley (3 miles north-west), Regents Park (3 miles north-west), Townhill Park (3 miles north), Chartwell Green (3 miles north-east), Maybush (4 miles north-west) and Coxford (4 miles north-west).

Common roof problems in Woolston

Stacks that were used for open fires for many years can weaken from the inside. Flue gases and damp can break down the mortar, sometimes more on one side than the other, which can make a stack lean.

Look out for signs like these:

  • Mortar washing out of the joints
  • Damp on a chimney breast inside
  • Lifted or split lead flashings
  • Damaged chimney pots and cowls

Take a building like Woolston Infant School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Questions to ask before booking

  • How much experience they have with roofs like yours
  • What happens after the report arrives
  • Their report turnaround times
  • Are they insured for the work?

What’s in a roof survey

Why it is worth a survey now in Woolston

Chimneys are easy to forget because you rarely see the top of them. Problems frequently go unnoticed until damp appears inside. A survey gives you a clear picture before that happens. Blocked gutters on homes around Woolston overflow and soak walls. It is easy to sort the cause early and slow to dry a damp wall.

Every price we give includes VAT. Chimney survey starts from £150, including VAT. We confirm the exact price before booking.

Why us?

Should I look at the roof myself first?

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.

How it works

Photos are taken throughout the visit, so you can see in the report what we found and where. We take close-ups from wherever is safe, including by drone where it’s applicable and the weather allows. A typical visit takes about 1–2 hours on an ordinary house, and longer for a large or complex roof. Homes around Woolston frequently have gardens on more than one side, which gives us room to step back and see the roof. Mention any side of the property we can’t get to. The loft, where there’s safe access, completes the picture.

  1. We go through the chimneys, any damp and any work done on them.
  2. We look at every stack from wherever it can safely be seen.
  3. Pots, cowls, flaunching, pointing and flashings are checked and photographed.
  4. Inside, the chimney breasts and the loft are checked for damp where there is access.
  5. The report, with photographs and recommendations, is emailed to you.
