Chimney survey in Netley, Hampshire
Independent chimney surveys in Netley. We’ve completed more than 5,000 surveys across London and the South East.
- Loose, cracked or missing pots
- Lifted or split lead flashings
- Staining on walls around the chimney
The survey, step by step
Every visit follows the same pattern: we listen to what’s been worrying you, look at the roof from every safe viewpoint, photograph what we find and make notes for the report. Most visits take an hour or two at a typical home, while a commercial roof takes nearer three to four hours. A visit to a smaller place like Netley is no different on the day: we look from the ground, from windows, from the loft and from the roof where it is safe. It’s useful to show us anything you’ve already noticed.
- First you let us know about the chimneys, any damp on the chimney breasts and any worries.
- We inspect each stack from safe viewpoints outside.
- Every part we can see is checked: pots, cowls, flaunching, pointing, bricks and flashings.
- Where there is safe access, we look at the stack in the loft and the chimney breasts for damp.
- We send a written report with photos, the defects found and what we recommend.
How to prepare
- Gather any invoices or paperwork from past roof work
- Tell us about parking before the day
- Make sure pets are kept safely away

How a chimney survey works in Netley
If a chimney looks out of line, it is worth getting it checked. A stack may lean because the mortar on one side has weakened, which can happen over many years of use. We record the lean and the condition of the brickwork and pointing. If the stack looks like a structural issue, the report recommends a structural engineer. We survey brick chimney stacks, lead flashings and chimney breasts, and the problems we are asked to look at most are cracked or missing flaunching and spalled or crumbling bricks.
Trees around homes in smaller places like Netley drop leaves, twigs and moss onto roofs and into gutters. Blocked gutters overflow and soak the walls below, and moss holds water against tiles. A report spots that kind of slow problem before it becomes damp inside. Moss on the roof and weeds in the gutter are both easy to spot from ground level.
Every survey ends with a written report, with photographs, sent by email. It explains the condition of the chimney stack, the defects we found and what we recommend.

Netley: your questions answered
Do roofs near the sea, like those around Netley, take more of a battering?
Near the coast, roofs face more wind and more salt than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.
I let a flat near Netley station. Can you check the roof?
Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just phone 07833 053749 or drop us an email with the details.
Will I get photos?
Yes. Photographs are taken throughout the survey, and they go into the written report alongside our recommendations.
Is it the same as a RICS Level 2 or Level 3 survey?
No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.
Do you work in Netley?
Yes. We survey roofs in Netley and the rest of Hampshire. For a price, phone 07833 053749 or use the contact form.
Can you give me structural calculations?
No. We note visible signs such as sagging or deflection, but we do not carry out calculations or give an engineer’s opinion. Where an engineer is needed, we say so in the report.
Should a redundant chimney be removed?
There is no single answer. We record how the stack is doing and whether it’s capped with ventilation. In a conservation area or on a listed building, changes may need consent.

Tips that help
There is plenty you can do without going near the roof. What helps most:
- Look at the chimneys with binoculars after a storm
- Ask for ventilated caps on redundant stacks
- Remove aerials or dishes from the stack if they’re no longer needed
- Use the report as a baseline for future checks
After the visit, we write up the report with photographs of each stack. It covers the pots, flaunching, pointing, brickwork and flashings, and any damp we found inside. Basic reports arrive within 48 hours, Standard reports in 24 to 48 hours and Premium reports the same day.
Check redundant flues are capped with ventilation. That helps stop damp building up inside.
Landlord and commercial surveys in Netley
Letting agents frequently book on a landlord’s behalf. We agree a time with the tenant beforehand.
Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work with less disruption.
When to book a survey in Netley
Some owners book because a chimney breast has been removed below and they want to know about the stack above. We note what’s visible in the loft space and outside, and recommend a structural engineer where support is in question.
Signs worth acting on include:
- Bricks with flaking faces
- Unused flues sealed without airflow
- Mortar washing out of the joints
- Pots or cowls that look unsafe
Trees in and around Westwood Woodland Park shed leaves that can end up in nearby gutters, so outlets and downpipes are worth watching.
Questions to ask before you book
- What the survey will not cover
- What the report includes, and whether it has photographs
- When you’ll get the report
- How much experience they have with roofs like yours
Leave it or get it looked at?
Cracked flaunching and worn pointing are often modest repairs when they’re caught early. Leave it, and frost can work the stack loose and the job gets bigger. On a bungalow or cottage around Netley, the roof sits close to the rooms below, so a small leak can mark a ceiling within a few storms. Catching the cause first saves redecorating as well.
Chimney survey starts from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we’ll tell you which fits.

Local roofs in Netley
Netley lies within about 1 mile of the sea, and places near the sea get more salt in the air and more wind than inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof. The wider area around Netley has a long history of building, with Medieval Merchant's House about 3 miles north-west. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first.
If you own a rental within reach of Netley station, the gap between tenancies is a good time to have the roof looked at. For an older house near a landmark like Church of St Edward the Confessor, its chimney, valleys and lead work are likely to be the parts that need attention first.

Honest limits
This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- Checks on boilers, fires or their flues
- What’s inside the brickwork or behind render, without opening up
- The inside of the flue, which needs a sweep or flue specialist
If you’re not sure which survey you need, phone 07833 053749 or email us and we will give you a straight answer before booking. What our survey covers.
