Bitterne Park Gutter Survey
A survey of gutters, valleys, outlets and downpipes for Bitterne Park and the rest of Southampton. We survey seven days a week.
- Rotten fascias or stained soffits
- Cracked or loose downpipes
- Leaks at the gutter joints
Signs you need a gutter survey in Bitterne Park
Gutter brackets work loose or corrode with age. Wet leaves and silt add a lot of weight and the extra load drags the gutter down. Lose the fall and water gathers in the dip, then overflows.
We are often asked to look at:
- Gutters packed with leaves or moss
- Choked outlets or hopper heads
- Joints that drip after rain
- Gutters that have fallen out of line
If you own a rental within reach of Bitterne station, a dated record of the roof is useful when planning maintenance across a let.

Gutter survey in Bitterne Park
We carry out gutter surveys in Bitterne Park as part of our cover across London and the South East. On the day, we inspect what can safely be seen, from the ground, from windows and from the roof space. A visit usually takes roughly 1–2 hours for most houses, while a commercial roof takes nearer three to four hours. The written report follows, with photos and recommendations. If you are worried about leaks at the gutter joints and brackets that have dropped or snapped, a survey will tell you what’s going on, on eaves gutters, valley gutters and outlets and hoppers alike.
Around Bitterne Park, older cottages sit alongside bungalows and newer houses. Coverings range from slate and clay tiles on older homes to concrete tiles on many later ones. Chimneys, valleys and gutters on older homes frequently need the most attention, and the fixings under the coverings matter too. Nails and battens under older coverings frequently give out before the slates or tiles themselves.
The report works through the roof section by section, from the coverings down to the gutters, each with a short note and a photo. You’ll see the good as well as the bad.

What we can’t see
We only report everything that’s safely in view on the day, so some things are outside what a survey can do:
- Damage hidden inside walls or behind boards
- Gutters out of sight from every safe viewpoint
- Blockages deep inside downpipes
If in doubt, ring 07833 053749 or send us an email and we will point you to the right survey. What our survey covers.
Roofs we survey in Bitterne Park
- Eaves gutters
- Downpipes
- Fascias and soffits
- Parapet and box gutters
- Valley gutters
- Outlets and hoppers
Different roofs, different checks
Fascias and soffits
Most gutters are fixed to the fascia, so a rotten fascia can let the gutter drop. We note soft, stained or damaged boards we can see.
Plastic (uPVC) gutters
Many homes have plastic gutters and downpipes. Their joints can leak as the seals wear and brackets may drop under the weight of debris.

Common questions in Bitterne Park
Is my home in Bitterne Park listed or in a conservation area?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Can a landlord with a rental near Bitterne station book a roof survey?
Yes, landlords and letting agents book with us as well as owners. You can ring 07833 053749 or drop us an email with the address and a few details.
Do you work in Bitterne Park?
Yes. We cover Bitterne Park and the rest of Southampton, as part of our work across London and South East England. To book, ring 07833 053749 or email us.
How much is a gutter survey?
The Basic Survey starts from £150, the Standard from £250 and the Premium from £400, all with VAT included. Just ring 07833 053749 or send us an email for a price.
Is it a structural engineer’s report?
No. We are experienced roof surveyors, and visible signs such as sagging are noted, but calculations and an engineer’s opinion are outside what we do. The report will say if you need an engineer.
Is there a good time of year to book a gutter survey?
Whenever suits you. If you’ve already seen a gutter overflowing, it’s best not to wait, because the walls take the water.
What does the report include?
It sets out what we found, why it matters and what we recommend, backed by photos. Anything we couldn’t see safely is noted too.
What we do, step by step
When we arrive, we start by asking what you’ve noticed and what you want to find out. We then inspect everything that can safely be seen, from ground level, from windows, in the loft space and by drone where it applies. Most surveys take about 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. Being in a smaller place like Bitterne Park does not change how the visit works: outside, inside and from any safe vantage point, in that order. It’s useful to show us anything you’ve already noticed.
- We start by hearing about any drips, overflows or damp patches.
- Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
- We check hidden gutters, like valleys and parapets, where it is safe to see them.
- We look in the roof space, where there’s safe access, for signs of water getting in.
- You get a written report with photographs and recommendations.
Before the survey
- Buyers: confirm access with the estate agent or seller
- Check we can get to the back of the property
- Make sure the loft hatch can be reached
How to book
Gutter survey starts from £150, including VAT. The exact figure depends on the roof and the package, so phone 07833 053749 or send us an email with the details.

What you can safely check yourself
If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us as you book.
Gutter surveys around Bitterne Park
Bitterne Park lies within about 3 miles of the sea, where sea air brings more salt and stronger wind than inland. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles, while driving rain finds any gap. Historic houses such as South Stoneham House, about 0.9 miles north, show how far back building in the area around Bitterne Park goes. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.
Trees in and around Riverside Park shed leaves that can end up in nearby gutters, so outlets and downpipes are worth watching. For an older house near a landmark like Church of Ascension, its chimney, valleys and lead work are likely to be the parts that need attention first.
