Gutter survey in Millbrook

Eaves gutters at the front of a building are easy to spot but a good many gutters are tucked away. Valley, parapet, box and secret gutters can send water indoors when they overflow. We look at them as far as they can be seen safely, from ground level, from windows, from the loft space and from the roof where it is safe. Hidden gutters are a common source of leaks inside. We are often asked to look into soffits marked by water and leaves and moss blocking gutters, on downpipes, outlets and hoppers and fascias and soffits.

In a smaller place like Millbrook, some roofs stand more exposed to wind and rain than in a built-up town. That weather tells first on ridges, verges, chimneys and flashings. A careful look shows whether anything has started to loosen before it lets water in. Once one ridge tile or slate moves, wind gets under the next one too.

If any part of the gutter couldn’t be seen safely, we say so in the report. You will know exactly what was inspected and what wasn’t.

Rented homes, blocks and businesses

Freeholders and residents’ companies use a roof report to plan and budget.

Managing agents and residents’ management companies use roof surveys to plan maintenance. Recommendations are set out with the most urgent first where relevant.

What happens on the day

The aim of the visit is simple: to see as much of the gutter as can safely be seen and record it clearly. Everything we note and photograph goes into the written report. The visit normally takes an hour or two at a house, depending on how many gutter runs and downpipes there are. In a smaller place like Millbrook, parking is seldom the issue; lanes, gates and long drives are worth mentioning. Low roofs on bungalows can often be seen well from the ground, and the loft shows the rest, while taller roofs may need other vantage points or the drone where it applies.

  1. You tell us where you’ve seen overflows, drips or damp.
  2. The eaves gutters, downpipes and fascias are checked from ground level and windows.
  3. We look at hidden gutters as far as safe access allows.
  4. Where it is safe, we check the loft for signs of water.
  5. You receive a report with photos and recommendations.

Before we arrive

  • If the roof is shared, arrange access with whoever manages the building
  • Check pets are kept safely away
  • Have any questions written down, so nothing gets missed

When you need someone else

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Parts of gutters that cannot be seen safely
  • Underground drains, which need a CCTV drain survey
  • The inside of a downpipe along its whole length

If in doubt, call 07833 053749 or use the contact form and we will suggest the right survey before booking. What a survey covers and doesn’t.

What this survey covers

  • Downpipes
  • Valley gutters
  • Parapet and box gutters
  • Outlets and hoppers
  • Fascias and soffits
  • Eaves gutters

Signs you need a gutter survey in Millbrook

Gutter brackets work loose or corrode with age. Wet leaves and silt add a lot of weight, and that weight pulls sections out of line. Once the fall is lost, water sits at the low point and spills over.

Typical things we are asked to look at include:

  • Gutters that have fallen out of line
  • Gutters overflowing in heavy rain
  • Rotten fascias or stained soffits
  • Gutters full of debris and silt

Homes near green spaces such as St James' Park can get more leaves in their gutters in autumn, and an overflowing gutter soon means a wet wall.

What to check before booking

  • What happens after the report arrives
  • Which viewpoints they use to see the roof
  • Whether you get a written report with photos
  • Will they check the loft as well as the outside?

What a roof survey includes

Millbrook: your questions answered

Do you survey roofs for landlords with property near Millbrook (Hants) station?

Yes, landlords and agents are among the people we work for. You can phone 07833 053749 or email us with the address and what you need.

Does being near the coast affect roofs in Millbrook?

Near the coast, roofs face more wind and more salt than further inland. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.

Does this replace a RICS home survey?

No. This is a survey of the roof only, so it’s not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

Is it a structural engineer’s report?

No. We note visible signs such as sagging or deflection, but we’re not structural engineers and don’t carry out calculations. Where an engineer is needed, we say so in the report.

How much time does the visit need?

It typically takes roughly 1–2 hours for most houses, and longer for a large or complex roof. You will know roughly how long when we arrange the visit.

When is the best time for a gutter survey?

There’s no wrong time. If you’ve already seen a gutter overflowing, it’s best not to wait as overflowing water can damage walls.

I live in a flat. Can you survey the roof?

Yes, as long as access is agreed. The roof of a block or converted house is often shared, so the building owner or managing agent needs to agree access. We inspect only the parts we are allowed to reach.

Roofs, chimneys and gutters in Millbrook

Millbrook lies within about 1 mile of the sea, and being near the sea means more wind and salt than a roof inland would face. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles. Historic houses like Southampton Tudor House and Garden, about 2.2 miles south-east, show how far back building in the area around Millbrook goes. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.

For businesses in and around places like Marlands Shopping Centre, a written record of the roof’s condition helps you plan maintenance rather than react to leaks. If you own a rental within reach of Millbrook (Hants) station, a dated record of the roof is useful when planning maintenance across a let.

Millbrook is about 2 miles west of Southampton, in Southampton. Anywhere in Millbrook, we can come and survey your property. Our area takes in places right across Southampton.

We also work in nearby towns such as Townhill Park (4 miles east), Midanbury (4 miles east), Thornhill (5 miles east), Chartwell Green (4 miles east), Harefield (5 miles east) and Itchen (4 miles east).

How the survey changes by roof type

Fascias and soffits

Most gutters are fixed to the fascia, so a rotten fascia can let the gutter drop. Damaged or stained boards are recorded.

Cast iron gutters

Cast iron gutters and downpipes are found on many older buildings. They last well when painted but corrode once the paint wears off.

Tips from our surveys

Nothing here needs a ladder. A few suggestions:

  • Get trees that overhang the gutters trimmed
  • Look out for overflows when it pours
  • Ask for valleys and parapet gutters to be cleared too
  • Check from the ground or a window, not a ladder

If anything in the report is not clear, ask us. The Standard Survey includes a follow-up consultation, and the Premium Survey includes an in-person consultation.

Do not forget valley, parapet and box gutters. They collect leaves and silt just like eaves gutters but you can’t check them from the street, so ask for them to be included when gutters are cleared.
