Chimney surveys for homes and businesses in Midanbury

A chimney survey is about the outside of the stack and the roof around it. It’s not a flue inspection, a chimney sweep or a gas safety inspection. For the flue itself, you will need a sweep or, for gas appliances, a Gas Safe registered engineer. If something we see points to the flue, we’ll say so. If you’ve noticed pots or cowls that look unsafe and staining on walls around the chimney, we can find out what’s behind it, whatever the roof.

In a smaller place like Midanbury, homes range from older cottages to bungalows and newer houses. Coverings range from slate and clay tiles on older homes to concrete tiles on many later ones. On older homes, chimney stacks, valleys and gutters are typically where the work is. Nails and battens under older coverings often give out before the slates or tiles themselves.

The report doesn’t just list problems. It explains what we found, why it matters and what we recommend, so you can decide what to do next.

Chimney surveys in Midanbury: local notes

Midanbury is within about 3 miles of the coast, where sea air brings more salt and stronger wind than inland. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift, while driving rain finds any gap. A number of Hampshire villages keep thatched roofs on their older buildings. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first.

The streets around a church such as Church of Ascension are frequently among the oldest in a place, and if your home is one of the older ones nearby, its roof may have old fixings, lead flashings and chimneys that need a closer look. If you let a flat or house near Bitterne station, a roof report helps you deal with small faults before they turn into a call from a tenant.

Midanbury is about 1 mile east of Southampton, in Southampton. Midanbury gets the same service as everywhere else we work: a close look at everything that’s safely in view, photos and a clear written report. We cover towns and villages across Southampton, from the larger towns to small villages.

We cover every part of SO18, SO17 and SO19 for chimney surveys. If you need a chimney survey at a property on Neva Road, Avon Road and Bond Road or a nearby road, we can help. We also work in nearby towns like Shirley (3 miles west), Regents Park (3 miles west), Maybush (4 miles west), Coxford (3 miles west), Freemantle (3 miles west) and Lordswood (3 miles west). Why act early in Midanbury

For a buyer, the best time to learn about a chimney is before exchange. After that, any work is yours to arrange and pay for. A report gives you something specific to put to the seller. With lower homes, common in places like Midanbury, there’s little between a roof defect and the ceiling, so a small leak can mark a ceiling within a few storms. Catching the cause first saves redecorating as well.

Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. The price is always agreed first.

Before and after the survey

From years of surveys, a few habits stand out as worth the effort:

  • Glance at the stacks from the street now and then
  • Make sure unused flues are capped with ventilation
  • Never climb onto the roof to look at a chimney
  • File photos of the stacks with your home records

Questions about the findings are always welcome. Standard Surveys come with a follow-up consultation, and Premium Surveys with an in-person one.

Get small mortar repairs done while they’re small. It’s far simpler than rebuilding a stack later.

FAQs for Midanbury

I let a flat near Bitterne station. Can you check the roof?

Yes, letting agents and landlords book with us as well as owners. You can call 07833 053749 or email us with the address and a few details, including who will give access on the day.

Does being near the coast affect roofs in Midanbury?

Near the coast, roofs face more wind and more salt than further inland. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.

Is a leaning chimney dangerous?

Do not ignore it. Stacks can lean when mortar on one side breaks down. The survey records what we can see, and a structural engineer can assess whether it needs work.

Is this a RICS survey?

No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.

Do you work in Midanbury?

Yes, we do. Midanbury is part of the area we cover, and the service is the same as everywhere else we work.

What’s the best way to book?

Just phone 07833 053749 or drop us an email. We’ll ask a few questions, confirm the price and agree a date.

Can you inspect my roof with a drone?

Yes, where it is applicable. Flights depend on the weather on the day and airspace rules, and we check for restrictions near airports before flying. We hold a CAA Flyer ID and Operator ID.

What we’re asked to look at in Midanbury

Chimney stacks stand above the roof, exposed to wind, rain and frost on every side. Frost opens up cracks in the mortar, and rain gets into worn bricks and joints. People usually call us when they notice damp or a problem with the stack, or before a purchase.

These are some of the problems a survey can pick up:

  • Loose, cracked or missing pots
  • Eroded joints in the brickwork
  • Disused chimneys trapping moisture
  • Cracked or missing flaunching

Anyone responsible for a site like Bitterne Park School will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Choosing a roof surveyor

  • What’s outside the scope of the survey
  • What follow-up you get after the report
  • Their drone registration, if they fly one
  • How long they’ve been surveying roofs

What to expect from a roof survey

What this survey can’t tell you

No survey can tell you everything, and we’d rather be clear about that before you book. Bear these in mind:

  • A structural engineer’s assessment
  • Flue inspections or sweeping
  • Hidden damage within the stack

Not sure which survey suits your roof? You can call 07833 053749 or use the contact form and we’ll tell you before you book. The full list of what we check.

Roof types and parts we check

  • Flaunching
  • Brick chimney stacks
  • Chimney breasts
  • Lead flashings
  • Chimney pots and cowls
  • Shared and party-wall stacks

What we do, step by step

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. In total, it takes about one to two hours at most homes, and longer for a large or complex roof. A visit to a smaller place like Midanbury is no different on the day: outside, inside and from any safe vantage point, in that order. Point out any stains, cracks or loose pieces you’ve spotted.

  1. First we talk through the stacks, their history and any problems.
  2. Each stack is inspected from safe positions outside.
  3. We photograph and record the pots, flaunching, pointing and flashings.
  4. Inside, the chimney breasts and the loft are checked for damp where there is access.
  5. The report, with photographs and recommendations, is emailed to you.

Before the survey

  • Move anything stored under the loft hatch
  • Have any questions written down, so nothing gets missed
  • Leave side gates unlocked
