Flat roof surveys for West End homes and businesses

Flat roof surveys for homes and businesses in West End

A flat roof doesn’t shed water the way a pitched roof does. Water lies on the surface for longer, so a small split or a blocked outlet can soon lead to a leak. The surface, the falls, the upstands and the trims are all looked at closely, and we note any sign that the deck below has got wet. The aim is to find problems before they show up as a stain on a ceiling. We survey mastic asphalt, GRP fibreglass and single-ply membranes, and the problems we’re asked to look at most are pools of water lying on the roof and blocked or damaged outlets.

In smaller places like West End, flat roofs are mostly on extensions, garages, porches and dormers. They’re small, but a leak over a kitchen extension can do a lot of harm. Knowing the covering and how it was laid tells you what to expect from it, from felt and asphalt to EPDM rubber and GRP. From an upstairs window, look for standing water, splits and edges coming away.

How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

What affects the price in West End

A few things affect what a survey costs:

  • Extra roofs, like extensions, dormers or garages
  • Features like valleys, chimneys, dormers and parapets
  • Height and safe access
  • Which survey package you book

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. You’ll know the figure before booking.

Booking your survey

You do not need to know any roofing terms. Just tell us:

  • Where the property is, with the postcode
  • The reason for the survey, such as buying, a leak or storm damage
  • When you need the report by
  • Any stains, drips or damp patches you’ve seen indoors

Our phone lines are open seven days a week. To book or ask a question, ring 07833 053749 or send us an email.

Signs you need a flat roof survey in West End

A buyer’s general survey often recommends a closer look at a flat roof. Owners and managing agents use a survey to plan upkeep, or ahead of a sale or a new lease. In each case, the report gives a written, photographed record of the roof’s condition.

Typical things we’re asked to look at include:

  • Loose or cracked edge trims
  • Leaks around rooflights
  • Dips that suggest the deck is deflecting
  • Blisters and bubbles in the covering

For landlords with property near Southampton Airport Parkway station, flat roofs on let property tend to be checked only when they fail, which is the costly way round.

Choosing a roof surveyor

  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • How they plan to inspect the roof safely
  • Whether the loft is part of the inspection
  • What insurance they carry

Useful tips for West End property owners

Small things make a difference. Our tips:

  • Keep outlets clear of leaves and moss
  • Check from a window for ponding after heavy rain
  • Ask whoever fits equipment on the roof to make good the covering
  • Ask contractors to protect the roof if they work on it

Buyers can take the findings back to the seller or the agent. You might ask for work to be done before completion, or discuss the price, depending on the findings.

Book a survey every few years, and again after new fixings, units or rooflights go in. You will spot changes early and have a record to look back on.

How it works

Every roof is different; as a rough guide, the survey takes roughly 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. If you have questions on the day, just ask. Parking around West End is typically easier than in a town centre, but mention lanes, gates or long drives. On bungalows and lower roofs, much can be seen from the ground, with the loft showing the underside, while taller roofs may need other vantage points or the drone where it applies.

  1. We agree the roof to be surveyed, its use and any leaks you know about.
  2. We check the roof from ground level, windows and the roof where it’s safe.
  3. We check the covering for splits, blisters, ponding and wear.
  4. Upstands, outlets, edge trims and rooflights are checked and photographed.
  5. A written report with photos and recommendations is emailed to you.

Getting ready for the survey

  • If you’re buying, let the agent know when we’re coming
  • Jot down any questions you want answered

Advice

What you can safely check yourself

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

Your own check is a good start, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

What a flat roof survey doesn’t cover

Some things cannot be seen without opening up the roof, and that sets some limits:

  • Fragile surfaces, which we do not walk on
  • Structural calculations, which need a structural engineer
  • The condition of the deck or insulation hidden under the covering

If you’re not sure which survey you need, ring 07833 053749 or email us and we will give you a straight answer. What our survey covers.

West End questions

Do you cover smaller places like West End?

Yes, we do. Our area covers London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Is my home in West End listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

What if it rains on the day?

It can, depending on the survey. Drones cannot fly safely in strong wind or a downpour, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. We’ll rearrange with you if the weather is not right.

Do you use drones?

Where it helps and it’s safe, yes. Whether we can fly on the day depends on the weather and the airspace rules. We’re a CAA-registered drone operator.

I live in a flat. Can you survey the roof?

Yes, as long as access is agreed. The roof of a block or converted house is frequently shared, so the freeholder or managing agent needs to agree access. We inspect only the parts we are allowed to reach.

Does the report include photos?

Yes, plenty. Each finding is shown in a picture where possible.

Do you cover flat roofs on blocks of flats?

Yes. Commercial and residential flat roofs are both covered. A commercial roof typically takes about 3 to 4 hours on site, longer if it’s large or complex, and larger roofs are quoted for their size.

Flat roof surveys in West End: local notes

West End lies within about 4 miles of the sea, and being near the sea means more wind and salt than a roof inland would face. Wind can catch loose edges and trims on a flat roof, and salt air is hard on metal trims, flashings and fixings. With South Stoneham House about 1.7 miles west, West End sits in an area with a long building history. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.

Shop and office owners around Marlands Shopping Centre may find that outlets and upstands on commercial flat roofs are the places to check before trouble starts. For site and facilities teams at buildings such as Saint James' Church of England Primary School, a large flat roof with a good many outlets and rooflights has many places where a membrane can fail.
