New roof snagging in Freemantle: what you get

People book us after having a roof replaced or re-covered, and buyers of new-build homes sometimes want the roof checked. Whatever the roof, we inspect as far as it can be seen safely, from ground level, vantage points, the roof space and the roof where safe. You then get a photo-illustrated written report to share with your roofer. Typical surveys look at cracked or slipped new tiles or slates and untidy or loose verge details, across flashings and valleys, new-build homes and new flat roofs.

Around Freemantle, you will mostly find houses and bungalows of different ages. In older homes, the slates or tiles can outlast the nails, battens and underlay holding them. For a purchase or a newly replaced roof, what’s under the coverings matters as much as what’s on top. Older roofs often have bitumen felt under the coverings, as breathable membranes only arrived in the late 1990s.

Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

Questions from Freemantle

Is my home in Freemantle listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Is Freemantle within the area you cover?

Yes, Freemantle is covered. We cover the whole of London and South East England, from towns to the smallest villages. Longer journeys are simply planned beforehand.

Can you survey in bad weather?

Light rain is normally fine; heavy rain and wind are different. In high wind or heavy rain, a drone can’t fly and access may not be safe, and we’d agree another day.

What insurance do you have?

We are covered by professional indemnity and public liability insurance, for every survey we carry out.

Do you use drones?

Where it’s applicable and safe, yes. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.

How experienced are you?

We have more than 20 years’ experience and have carried out more than 5,000 surveys across London and South East England.

Is this an asbestos survey?

No. Asbestos surveys and sampling aren’t something we do. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it.

Rented homes, blocks and businesses

An agent can book and manage the survey for a landlord, and the report can go to both. We agree a time with the tenant beforehand.

We survey roofs for landlords and agents as well as householders. The report gives you a dated record of the new roof, with photos.

How it works

The visit has one job: to see as much of the new roof as can safely be seen and record it clearly. Everything we note and photograph goes into the written report. The visit usually takes an hour or two for most homes, depending on how much new work there is to check. For a survey in Freemantle, we agree the time, the access and parking before the day. Visits can be on weekdays, Saturdays or Sundays. Tell us about any garages, outbuildings or extensions you want included.

  1. We start with what the roofer did and when they finished.
  2. The new coverings and roof edges are inspected as far as can be seen safely.
  3. Valleys, flashings, gutters and visible underlay at the eaves are looked at.
  4. We check the loft where safe and look for debris or damage.
  5. You get a photo report of each snag.

Getting ready for the survey

  • Have any questions written down, so nothing gets missed
  • If it isn’t your property yet, arrange access through the agent
  • Leave side gates unlocked

Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. For any other survey, just call 07833 053749 or send us an email when you are ready.

Tips from our surveys

Some practical points come up on survey after survey. They’re worth knowing whatever the roof:

  • Look for debris left in gutters from the ground
  • Raise snags in writing with your roofer
  • Look for new stains after a downpour
  • Keep the contract and invoices together

How quickly the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. That is worth bearing in mind if a payment date is close.

File the contract, invoices and warranty papers in one place. The report belongs with them.

Roof by roof

Underlay and ventilation

At the eaves, the underlay should run into the gutter to carry water off. We check it where it’s visible.

Valleys

A valley takes water from two slopes, so the detailing matters. We look at the valley lining and the cut tiles or slates beside it.

New roof snagging in Freemantle: local notes

The coast is about 1 mile or less from Freemantle, and being near the sea means more wind and salt than a roof inland would face. Metal fixings and flashings corrode faster in salt air, and loose ridges, slates and tiles are the first to lift in a gale. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs.

If you own one of the older houses in the streets near Christ Church, older patch repairs can hide behind a tidy front slope, and the survey looks past them.
