What affects the price in Chilworth Old Village

To price your survey, we look at:

  • Any need for thermal images or a drone flight
  • Extra roofs, like extensions, dormers or garages
  • Height and safe access
  • The roof’s overall size

Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. The price is always agreed first.

Helping us price your survey

There is no need for technical words. It’s enough to let us know:

  • Dates you are working to, such as exchange
  • Any marks or damp showing indoors
  • Why you want a survey: buying, a leak, a storm or new work
  • Pictures of the roof from a safe spot, if you have them

If you’re buying, it’s useful to book soon after your offer is accepted, so there is time to use the report before exchange. Otherwise, simply call 07833 053749 or send us an email whenever suits you.

Chimney survey in Chilworth Old Village: what you get

Many terraced and semi-detached homes share their chimney stacks with a neighbour. We check everything that’s safely in view and what the owner gives us access to. If a defect appears to be on the neighbour’s side, we note it and you can then discuss it with them. You get a photo-illustrated written report and our recommendations. Common reasons to book are frost-damaged brickwork on the stack and damp on a chimney breast inside, across lead flashings, chimney breasts and shared and party-wall stacks.

Village roofs frequently face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are frequently the first to give way.

We write the report in plain English, so it makes sense without any roofing background. Photos show what each point refers to, and recommendations are put with the most urgent first where relevant.

Tips that help

A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:

  • Don’t use a ladder to reach the stack yourself
  • Ask for ventilated caps on redundant stacks
  • Remove aerials or dishes from the stack if they’re no longer needed
  • Keep track of stains on chimney breasts

Questions about the findings are always welcome. Standard Surveys come with a follow-up consultation, and Premium Surveys with an in-person one.

Get small mortar repairs done while they’re small. Small repairs now can save bigger work later.

What this survey can’t tell you

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Hidden sides of a shared stack
  • Gas safety checks, which need a Gas Safe registered engineer
  • Whether a stack needs rebuilding on structural grounds

If you are not sure which survey you need, call 07833 053749 or email us and we will give you a straight answer before booking. The full list of what we check.

Chilworth Old Village: your questions answered

Is my home in Chilworth Old Village listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.

Do roofs near the sea, like those around Chilworth Old Village, take more of a battering?

It can do. Within about 4 miles of the sea, as Chilworth Old Village is, metal fixings wear faster and gales find any loose ridge or slate.

Can you survey a chimney stack we share with next door?

Yes. Shared stacks are common on terraced and semi-detached houses. We record the stack as far as we can see it and flag anything on the neighbour’s side.

How long does the survey take?

Most surveys take between one and two hours on an ordinary house, with bigger or more complicated roofs taking longer. The report follows by email.

When does the report arrive?

Each package has its own report time. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. Mention any deadline when you book.

Will you fly a drone over my roof?

Where it is applicable and safe, yes. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). It’s included in the Drone Roof Survey and, where it applies, the Premium Survey.

Which parts of the chimney do you look at?

The whole stack, as far as it can safely be seen: pots, cowls, flaunching, pointing, bricks and flashings. We also note leaning, redundant stacks and damp inside.

Roofs, chimneys and gutters in Chilworth Old Village

Chilworth Old Village lies within about 4 miles of the sea, where sea air brings more salt and stronger wind than inland. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles, while driving rain finds any gap. A number of Hampshire villages keep thatched roofs on their older buildings. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Knowing the covering helps explain which parts of a roof are likely to need work first.

Take a building like North Baddesley Junior School: a written record of a large roof helps plan work for the holidays rather than in term time. If yours is one of the older homes in the streets near Church of St Denys, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Common roof problems in Chilworth Old Village

Flaunching is the mortar bed that holds the pots and throws water off the top. Once it cracks, water gets in and frost makes the cracks bigger. In time, the pots can become loose.

Problems we come across frequently include:

  • A stack that appears to lean
  • Lifted or split lead flashings
  • Mortar washing out of the joints
  • Cracked or missing flaunching

Historic houses such as South Stoneham House, about 2.8 miles south-east, show how far back building around Chilworth Old Village goes. On a period home nearby, the survey separates sound original work from tired later repairs.

Before you book any roof surveyor

  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • What they will not be able to tell you
  • Is VAT included in the price?
  • Which parts of the roof they’ll actually see

What a roof survey includes

Landlord and commercial surveys in Chilworth Old Village

Where a roof is shared: we need access agreed with whoever owns or manages the building. Mention it when you get in touch and we will plan the survey around it.

A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work with less disruption.

The survey, step by step

Photos are taken throughout the visit, so you can see in the report what we found and where. We take close-ups from wherever is safe. A typical visit takes roughly 1–2 hours at a typical home, or half a day or so for a commercial building. In a hamlet or village like Chilworth Old Village, a postcode does not always lead to the right gate, so a few directions are welcome. After that, the survey runs as it would anywhere.

  1. First you let us know about the chimneys, any damp on the chimney breasts and any worries.
  2. Each chimney is viewed from wherever it can safely be seen.
  3. The pots, cowls, flaunching, pointing, brickwork and flashings are checked and photographed.
  4. Where there is safe access, we check the stack in the loft and the chimney breasts for damp.
  5. The findings are written up with photos and recommendations and emailed to you.

Before we arrive

  • For flats, check roof access has been agreed
  • Show us where any leaks or stains appear
  • Keep pets out of the way during the survey
