FAQs for Romsey

Do you cover commercial flat roofs around Romsey?

Yes, commercial buildings, hotels included, are part of the work. Roof access is agreed with the building manager or owner beforehand.

Do you cover Romsey?

Yes. Our area covers London and the South East, and Romsey is part of that. Just ring 07833 053749 or use the contact form and tell us about the property, and we will talk through which survey suits.

How long does electronic leak detection take?

Testing usually takes a length of time set by the roof’s area and construction, which we’ll explain when we quote.

Is this an asbestos survey?

No. Asbestos surveys and sampling are not something we do. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000, with a recommendation to have a specialist asbestos surveyor check before it’s disturbed.

How is ELD priced?

Each roof is quoted on its size and build-up. Let us know about the roof and where it leaks. Just call 07833 053749 or drop us an email for a quote.

What do I do with the report?

You’ll receive the report by email, and what you do next is up to you: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.

How many surveys have you done?

We have completed more than 5,000 surveys, over more than 20 years, with 98% customer satisfaction.

About our electronic leak detection in Romsey

Our ELD testing covers flat roofs in Romsey and the rest of London and South East England. A visit typically takes a time that depends on the size of the roof and how it’s built, which we set out in the quote. We quote electronic leak detection for each roof, as the method and time depend on the roof. You get a written report with photographs. If you’ve noticed holes left by work on the roof and breaches around outlets and penetrations, a survey will tell you what’s going on.

Around Romsey, many garages, porches and extensions have flat roofs of their own. Some older garages have cement sheet roofs, which on buildings from before 2000 may contain asbestos, which a specialist asbestos surveyor should check before anyone disturbs them. Felt, rubber and fibreglass coverings each need a different approach. We do not test for asbestos, but our reports may flag materials that could contain it.

The report doesn’t just list problems. It explains what we found, why it matters and what we recommend, so you can decide what to do next.

Electronic leak detection in Romsey: local notes

Thatch survives on some older buildings in Hampshire’s villages. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere. There are several hotels within about a mile and a half of Romsey, and like offices and blocks, hotels frequently sit under flat roofs. For hotels and other commercial buildings, finding the cause of a flat roof leak quickly keeps rooms in use.

If you look after a building like Romsey Primary School, ponding and blocked outlets on a wide flat roof are worth catching before the next wet season. For landlords with property near Romsey station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies. For an older house near a landmark like St Swithun's Church, the joins between later flat roofs and the old walls are where problems normally start.

How the survey changes by roof type

Liquid-applied waterproofing

Testing a liquid-applied roof depends on what’s beneath the coating.

Single-ply membranes

Some single-ply membranes suit electronic testing well but it depends on the product and layers.

Before and after the survey

You don’t need to be a roofer to help. What helps most:

  • Record dates and spots where water appears
  • Share any drawings of the roof
  • Check new waterproofing before handover
  • Get leaks traced quickly

If anything in the report is not clear, ask us. We’ll explain what was found and what it means.

Check contractors protect the waterproofing when they work up there. Have the roof looked at after other work.

How it works

We photograph the roof as we go, so the report shows exactly what we saw. We take close-ups from wherever is safe, including by drone where it’s applicable and the weather allows. Most surveys take a time that depends on the roof’s area and construction, which we set out in the quote. In Romsey, parking is rarely complicated, though it helps to know about driveways or restrictions. We look at the roof from the ground and from windows, then from the loft where there is safe access, and from the roof itself where it is safe.

  1. We agree the area to be tested.
  2. We get the roof ready for testing.
  3. We work across the roof with the test equipment.
  4. Each breach found is located and recorded.
  5. You receive the results to pass to your roofer.

Getting ready for the survey

  • Keep pets inside or away from the areas we are looking at
  • Have any questions written down, so nothing gets missed
  • Move anything stored under the loft hatch

Booking a survey

What electronic leak detection does not cover

Some things can’t be seen without opening up the roof, and that sets some limits:

  • Some conductive membranes
  • Leaks from walls, copings or rooflights
  • Parts of the roof covered by fixed equipment

If in doubt, phone 07833 053749 or drop us an email and we’ll point you to the right survey before you book. The full list of what we check.

Roofs we survey in Romsey

  • Flat roof membranes
  • Green roofs
  • Commercial flat roofs
  • Roof terraces and balconies
  • Single-ply roofs
  • Liquid-applied waterproofing

Should I look at the roof myself first?

Your own check is a good start, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
