What we can’t see

Our findings are based on what we can see safely on the day, so there are some things a survey can’t cover:

  • Structural calculations, which need a structural engineer
  • A promise that the roof won’t leak in future
  • Asbestos testing, which needs a specialist asbestos surveyor

If in doubt, phone 07833 053749 or send us an email and we’ll recommend the right survey before booking. The full list of what we check.

What this survey covers

  • Upstands and outlets
  • GRP fibreglass
  • EPDM rubber
  • Single-ply membranes
  • Mastic asphalt

How a flat roof survey works in Bar End

Water through a flat roof does not always come in where the stain is. It may start at a split, a lifted seam or a failed upstand well away from the damp patch. Our survey covers the whole roof, not just the part above the mark, and photograph anything that could let water in. Whoever carries out the work then has a clear starting point. Common reasons to book are cracked or split membrane and edge trims that have lifted or split, across upstands and outlets, single-ply membranes and felt flat roofs.

Older buildings in small places like Bar End may be listed or in a conservation area, which can shape what a new flat roof may look like. If you’re planning work, check with the council first. Knowing the roof’s condition is the starting point. Changes that affect a listed building’s special interest need listed building consent.

The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

What affects the cost of flat roof surveys

What a survey costs depends on the time and equipment it needs. The main factors are:

  • Basic, Standard or Premium
  • Any need for thermal images or a drone flight
  • Features like valleys, chimneys, dormers and parapets
  • Roof area

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, from £400 including VAT. We’ll tell you which package suits the questions you have.

Helping us price your survey

These details help when you get in touch:

  • The property’s address and postcode
  • Pictures of the roof from a safe spot, if you have them
  • Whether there’s a loft hatch, a shared roof or tricky access
  • The style of property, from a terrace to a block

Flat roof survey starts from £150, including VAT. The exact figure depends on the roof and the package, and you can phone 07833 053749 or email us to find out.

Checking the roof from ground level

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, which helps when we check the roof.

Common questions in Bar End

Do you cover commercial flat roofs around Bar End?

Yes, commercial buildings, hotels included, are part of the work. Access to the roof is sorted out with whoever manages the building before the day.

Will you come out to Bar End?

Yes, smaller places are covered as well as towns. We work right across London and South East England. Let us know about access, parking and anything unusual about getting there when you book.

How long does the survey take?

It typically takes between one and two hours at a typical home; commercial roofs usually need 3–4 hours. You will then get the report by email.

Will you check the loft?

If the survey needs it and the loft space can be reached safely, yes. Please clear anything stored under the hatch, and if the loft cannot be reached safely, the report says so.

How soon will I get the report?

The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. Each one is emailed, ready to forward.

Will you go up on the roof?

Only if it is safe. We inspect everything that’s safely in view: from ground level, from windows and vantage points, from the roof space, from the roof itself where safe and by drone where it applies. Anything we can’t see is noted in the report.

Can you inspect my roof with a drone?

Yes, where applicable and safe. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). It is included in the Drone Roof Survey and, where it applies, the Premium Survey.

What we look for on each type of roof

EPDM rubber

An EPDM rubber roof is usually one large sheet, bonded to the deck. We check the laps, the edges, the corners and any punctures.

Mastic asphalt

Without seams, asphalt tends to fail through cracking and at its skirtings. Our report notes crazing, cracks and any likely entry points.

Flat roof surveys in Bar End: local notes

Within a mile and a half or so of Bar End there are several hotels, and hotels, like offices and blocks of flats, often have flat roofs. For hotels and other commercial buildings, finding the cause of a flat roof leak quickly keeps rooms in use. A number of Hampshire villages keep thatched roofs on their older buildings. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises.

A roof leak in a hotel or guest house around Bar End means lost rooms as well as repairs. For site and facilities teams at buildings like All Saints Church of England Primary School, ponding and blocked outlets on a wide flat roof are worth catching before the next wet season. If your house is among the older ones in the streets near All Saints, the joins between later flat roofs and the old walls are where problems usually start.

How it works

Photographs are taken throughout the visit, so you can see in the report what we found and where. We take close-ups from wherever is safe, including by drone where it is applicable and the weather allows. Most surveys take roughly 1–2 hours at most homes, and about three to four hours for a commercial roof. In a hamlet or village like Bar End, a postcode doesn’t always lead to the right gate, so a few directions are welcome. After that, the survey runs as it would anywhere.

  1. We start with the address and, on larger roofs, the roof area and access.
  2. We check the rooms or spaces under the roof for staining where there is access.
  3. We view the roof from safe positions and never walk on fragile surfaces.
  4. We record every defect with a photo and its likely cause.
  5. You get a report setting out the condition and our recommendations, in order of urgency.

How to prepare

Why act early in Bar End

Before replacing a flat roof, it’s useful to know if you really need to. At times the trouble is a handful of failed details, and at times the whole covering is worn. Our report gives you the evidence to discuss with a roofer. Outbuildings and barns around Bar End are easy to forget, but a failed roof there can spoil what’s stored inside. It’s worth including them in a survey before a winter does the damage.
