How a gutter survey works in Bar End

A gutter needs a steady fall towards its outlet to drain properly. When brackets sag or joints part, water pools, drips and spills over where the gutter dips. We check the line of each run as far as we can see it and look at the brackets and downpipe clips. Recommendations are written down and prioritised by urgency where relevant. Common reasons to book are leaking or loose downpipes and overflowing valley or parapet gutters, on outlets and hoppers, parapet and box gutters and eaves gutters.

Older buildings in small places like Bar End may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials like clay tiles, slate and stone are frequently matched when work is done.

We keep jargon out of it: if work is needed, the report says so clearly, and where it can wait, that’s said too.

What a gutter survey doesn’t cover

A survey is a careful look at the gutter, but it cannot do everything. The main limits are:

  • Confirming asbestos in older rainwater goods
  • Parts of gutters that cannot be seen safely
  • What’s hidden inside a downpipe

If you’re not sure which survey you need, ring 07833 053749 or send us an email and we’ll give you a straight answer before booking. What a survey covers and does not.

What this survey covers

  • Fascias and soffits
  • Outlets and hoppers
  • Parapet and box gutters
  • Eaves gutters
  • Valley gutters
  • Downpipes

How the survey works

Time on site depends on the size and shape of the roof; as a rough guide, the survey takes roughly 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. If you have questions on the day, just ask. Around Bar End, older homes can have small or awkward roof spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. We only go where it’s safe.

  1. First, you tell us what you’ve seen, such as overflows or damp.
  2. The eaves gutters, downpipes and fascias are looked at from ground level and vantage points.
  3. Valley, parapet and box gutters are inspected as far as they can safely be seen.
  4. Where the loft can be reached safely, we check it for staining or damp.
  5. The findings are written up with photographs and recommendations.

How to prepare

Common questions in Bar End

How do I find out if my home in Bar End is listed?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.

Is Bar End within the area you cover?

Yes, smaller places are covered as well as towns. Our area covers London and South East England. Just mention lanes, gates or anything else about the route when you book.

Do I have to be there for the survey?

Not always. If we only need the outside, we can agree that beforehand, but anything inside needs someone there to give access.

Will you check the drains below ground?

No. Our gutter survey covers rainwater above ground down to where the downpipes reach the ground. Where a below-ground drain seems to be the problem, we’ll tell you.

Is it a structural engineer’s report?

No. We note visible signs such as sagging or deflection, but we are not structural engineers and do not carry out calculations. Where an engineer is needed, we say so in the report.

Can you inspect my roof with a drone?

Yes, where it’s applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.

Will you photograph what you find?

Yes. Photographs are taken throughout the survey, and the report uses them to show each finding.

When to book a survey in Bar End

Most gutter joints rely on seals or sealant that wear out. Plastic gutters move with heat and cold so their joints can start to leak. Cast iron joints can corrode and part once the paint has worn away.

Common reasons to book include:

  • Downpipes that are split or coming away
  • Valley or box gutters that overflow inside
  • Gutters overflowing in heavy rain
  • Leaks at the gutter joints

If your house is among the older ones in the streets near All Saints, its chimney, valleys and lead work are likely to be the parts that need attention first.

What to check before booking

  • Their insurance cover
  • Whether VAT is added on top
  • Which parts of the roof they’ll actually see
  • Whether any drone flown is registered with the CAA

What a good roof survey covers

Local roofs in Bar End

Some Hampshire villages still have thatched roofs. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. If your home is older, it’s worth knowing whether it is listed or in a conservation area before planning roof work. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas.

If you let a flat or house near Winchester station, a roof report helps you deal with small faults before they turn into a call from a tenant. Homes near green spaces like St. Cross Park can get more leaves in their gutters in autumn, so outlets and downpipes are worth watching.

How we price gutter surveys

When we price a survey, we consider:

  • How big the roof is
  • Which survey package you book
  • The use of thermal imaging or a drone
  • Chimneys, valleys, parapets and other details

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. We will give you the figure before anything is booked.

Booking your survey

Getting the details right at the start saves time. Please include:

  • Where any leaks, stains or damp patches show inside
  • How the loft is reached, if there is one
  • The kind of building and roof involved
  • Your timetable, such as an exchange date

Most bookings start with a short call: phone 07833 053749 or email us and we’ll ask a few questions about the roof. The price is agreed before a date is set.

Why act early in Bar End

A gutter clear-out takes the leaves away, but it doesn’t tell you why a gutter overflows. We also check the falls, joints, brackets, outlets and downpipes, so you know whether there is more to it. Older cottages and farmhouses around Bar End can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it’s left.

All our prices include VAT. Gutter survey starts from £150, including VAT. We confirm the exact price before booking.

Tips that help

Most of what helps is simple and safe from the ground. A few suggestions:

  • Look out for overflows when it pours
  • Get trees that overhang the gutters trimmed
  • Get the gutters cleaned out every year
  • Include valley, parapet and box gutters when clearing

Where the evidence points to drains below ground, the report says so, so you can arrange a drain survey. Anything else we notice on the roof, as far as we can see it, is noted too.

Watch your gutters from the ground or a window during heavy rain. Water spilling over the edge or out of a joint is a sign that something needs attention before the walls suffer.
