What a gutter survey does not cover

Some things can’t be seen without opening up the roof, so a survey has limits:

  • What’s behind fascias and inside walls
  • Blockages deep inside downpipes
  • Parts of gutters that cannot be seen safely

If you are not sure which survey you need, ring 07833 053749 or send us an email and we’ll give you a straight answer before booking. What our survey covers.

Gutter survey in Highcliffe

Some gutters are easy to see from the street, but many are not. Valley gutters between slopes, gutters behind parapet walls and box or secret gutters can overflow inside the building when they block. We inspect them as far as it’s safe to see them, from the ground, from windows, from the roof space and from the roof where it is safe. Many leaks indoors start at a hidden gutter. We’re often asked to look into water spilling over the gutter edge and gutters full of debris and silt, across downpipes, outlets and hoppers and fascias and soffits.

In a smaller place like Highcliffe, some roofs stand more exposed to wind and rain than in a built-up town. That weather tells first on ridges, verges, chimneys and flashings. Checking those edges shows whether anything has begun to work loose. A loose ridge tile or slate gives the wind something to catch, and others soon follow.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

What a gutter survey looks like in Highcliffe

If your home is older, it is worth knowing whether it’s listed or in a conservation area before planning roof work. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas. A number of Hampshire villages keep thatched roofs on their older buildings. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

Take an older house close to All Saints: the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. Landlords with a home close to Winchester station may find that the gap between tenancies is a good time to have the roof looked at. Homes near green spaces such as St. Cross Park can get more leaves in their gutters in autumn, and blocked gutters overflow and soak walls.

Questions from Highcliffe

Do you survey roofs for landlords with property near Winchester station?

Of course. We just need to know who will give access, and the report can go straight to you or your agent.

Do you cover smaller places like Highcliffe?

Yes, Highcliffe is on our map. A small place gets exactly the same survey as a big one.

Do I need to be at home?

That depends on the survey. Inside the building and in the loft, we need someone to let us in.

What’s the best way to book?

It is easiest to phone 07833 053749 or email us. Give us the address and a few details about the roof, and we will take it from there. Surveys run on weekdays and at weekends.

Is there a good time of year to book a gutter survey?

Any time of year works. Booking before autumn and winter gives you time to plan though problems often show up after heavy rain.

Do you look in the loft space?

If there’s a loft and safe access to it, yes. From inside, the underside of the roof often shows damp, staining or daylight that cannot be seen from outside.

Will you fly a drone over my roof?

Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.

Should I look at the roof myself first?

What you can’t do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That is where a survey comes in, using safe viewpoints and a drone where applicable.

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.

How we price gutter surveys

Our packages start from £150, with VAT included. The price for your roof depends on:

  • The type of building, from a house to a block or an office
  • How complicated the roof is, with its valleys, chimneys and parapets
  • Whether you choose the Basic, Standard or Premium Survey
  • The size of the roof

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all with VAT included. What your roof costs depends on its size, access and what you want to find out.

What to let us know when you get in touch

Getting the details right at the start saves time. Please include:

  • How the loft is reached, if there is one
  • Where any leaks, stains or damp patches show inside
  • What made you get in touch
  • The style of property, from a terrace to a block

Once you know what you need, ring 07833 053749 or email us. From there it’s a case of choosing a package, agreeing the price and fixing a day, weekday or weekend.

What we look for on each type of roof

Lead-lined valley and parapet gutters

A London butterfly roof drains to a central valley gutter, and a blockage there can overflow inside. It’s inspected as far as safe access allows.

Box and secret gutters

A box gutter is built into the roof, frequently behind a parapet, so overflows can end up inside. We check them where they can safely be seen.

How it works

Before we start, tell us why you’ve booked: buying, a leak, storm damage, new work or just wanting to know where things stand. It helps us focus on what matters most to you. The visit typically takes between one and two hours at most homes; commercial roofs usually need 3–4 hours. Parking around Highcliffe is normally easier than in a town centre, but mention lanes, gates or long drives. Low roofs on bungalows can often be seen well from ground level, and the loft shows the rest.

  1. First, we agree the areas to focus on.
  2. We look along each run for debris, sagging and drips.
  3. Outlets, hoppers, downpipes and overflows are inspected.
  4. Fascias, soffits and the walls below are looked at for signs of overflow.
  5. You get photos and written recommendations, prioritised where relevant.

Getting ready for the survey

  • Have any questions written down, so nothing gets missed
  • Check we can get to the back of the property
  • Make sure pets are kept safely away
