Pre-purchase roof survey in Bar End: what you get
A full home survey looks at the whole property, so the roof is one item among many. Our survey is not a RICS survey, and it doesn’t replace one. It adds a focused look at the roof on its own, with photos and written recommendations you can act on. The two sit side by side. Typical surveys look at quick fixes on flashings and valleys and roof slopes that look uneven or sagging, on chimney stacks, natural slate and clay and concrete tiles.
Older buildings in small places like Bar End may be listed or in a conservation area. That can affect what materials a new roof may use, so check with the council and Historic England’s list. For a buyer or someone with a newly finished roof, it’s worth knowing which applies. There are about 500,000 listed buildings and around 10,000 conservation areas in England.
Nothing in the report is left vague: if work is needed, the report says so clearly, and where it can wait, that’s said too.

What happens if roof problems are left?
Sellers are not always aware of roof problems. The forms they complete only show what they’re aware of. Our survey shows you the roof as it is today, whatever anyone remembers. In a place like Bar End, a barn or garage roof left to fail puts whatever is inside at risk. It’s worth including them in a survey before a winter does the damage.
Our price is from £150, including VAT. The final price depends on the size and height of the roof, how it can be seen safely and the package you choose.

FAQs for Bar End
Do you cover Bar End?

Do you cover smaller places like Bar End?
Yes, Bar End is covered. We survey roofs across London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
How soon is the report ready?
That depends on which survey you choose: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. Let us know your timetable as you book.
How many surveys have you done?
We have more than 20 years’ experience and have carried out more than 5,000 surveys across London and the South East.
Do you need to go inside the property?
Ideally, yes. We look in the loft space where there’s safe access, and views from upper windows help too. The agent or seller can arrange entry.
Is a roof survey worth having alongside a home survey?
It depends on the roof and how confident you want to be. A home survey may recommend further investigation of the roof, and our survey gives you that closer look. It isn’t a replacement for a RICS survey.
Do I need to be at home?
That depends on the survey. Inside the building and in the loft, we need someone to let us in.

Bar End homes and their roofs
Before planning roof work on an older home, find out whether it is listed or in a conservation area. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area. Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying.
If you own a rental within reach of Winchester station, it is worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it. The streets around a church such as All Saints are frequently among the oldest in a place, and if you own one of the older houses nearby, the roof’s history matters as much as its looks, and a survey brings the past repairs to light.

Checking the roof from ground level
The one thing to avoid is getting up close. Roofs are fragile and slippery, and falls from height are serious. That part is for a survey.
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
How we price pre-purchase roof surveys
The price reflects the time and kit the roof needs. That comes down to:
- The use of thermal imaging or a drone
- How big the roof is
- Whether you choose the Basic, Standard or Premium Survey
- How tall the building is and how easy the roof is to see
Prices quoted always include VAT, and the written report is part of the package. Prices start from £150, including VAT. Where your roof sits in the range depends on its size, height and access.
Helping us price your survey
To price your survey accurately, we will ask about:
- Where any leaks, stains or damp patches show inside
- What’s prompted the survey
- What kind of property and roof it is
- Whether there is a loft hatch, a shared roof or tricky access
We survey roofs seven days a week. To arrange a day that suits you, ring 07833 053749 or email us with the address and the days you’d prefer.
What this survey can’t tell you
To be straight with you, there are limits to any roof survey:
- A valuation or a promise of a lower price
- A structural engineer’s report
- What’s under the slates, tiles or felt
If you’re not sure which survey you need, ring 07833 053749 or email us and we’ll give you a straight answer before booking. What a survey covers and does not.
Roof types and parts we check
- Gutters and downpipes
- Chimney stacks
- Clay and concrete tiles
- The roof space
- Flat-roofed extensions and dormers
- Natural slate
- Lead flashings and valleys
The survey, step by step
We work from the outside in: outside views come first, then the roof space if there’s safe access. In total, it takes about 1–2 hours at most homes, though large, tall or awkward roofs take more time. Somewhere as small as Bar End, access is frequently the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.
- Once your offer has been accepted, you book and give us the address and your timescale.
- Access is arranged through you, the agent or the seller.
- We look at the roof from ground level, from windows, from the loft space and from the roof where safe.
- Coverings, ridges, valleys, flashings, chimneys and gutters are checked and photographed.
- Your report arrives by email, with photos and recommendations prioritised by urgency.
Getting ready for the survey

- Gather any invoices or paperwork from past roof work
- Make sure we can get to the back of the property
