Practical tips

You do not need to be a roofer to help. Here’s what helps most:

  • Look for new stains after a downpour
  • Look for marks or cracks left by the work
  • Raise snags in writing with your roofer
  • Agree snagging with your roofer at the start

After the snags are sorted, watch the roof in the next heavy rain. If anything shows, tell your roofer right away.

File the contract, invoices and warranty papers in one place. The report belongs with them.

About our new roof snagging in Bar End

People book us after having a roof replaced or re-covered, and buyers of new-build homes sometimes want the roof checked. Whatever the roof, we inspect as far as it can safely be seen including from the loft and the roof where it’s safe. You then get a written report with photos to share with your roofer. If you’ve noticed verge tiles or slates not secured and cracked or slipped new tiles or slates, a survey will tell you what’s going on.

For a small place like Bar End, the visit is planned like any other: the journey, parking and access are simply agreed ahead of time. If there are outbuildings with roofs you want checked, mention them as you book. Buyers and owners of new roofs get the same approach as anywhere. Weekday and weekend visits are both available.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

The survey, step by step

We look at the roof from outside and, where it is relevant and there’s safe access, from inside the roof space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. The whole visit normally takes about one to two hours for most homes, depending on how much new work there is to check. Around Bar End, older homes can have small or awkward roof spaces, so it’s useful to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. We start with what the roofer did and when they finished.
  2. The new coverings and roof edges are inspected as far as can safely be seen.
  3. Valleys, flashings, gutters and visible underlay at the eaves are looked at.
  4. We check the loft where safe and look for debris or damage.
  5. Snags are listed in a written report with photos.

Before the survey

  • Make sure the loft hatch can be reached
  • Leave side gates unlocked
  • Make a note of anything you’d like us to look at

Questions from Bar End

Will you come out to Bar End?

Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route when you book.

Do you carry out roof surveys in Bar End?

Yes, Bar End is within the area we cover. We cover the whole of London and South East England. Just call 07833 053749 or email us and let us know about the property, and we’ll talk through which survey suits.

Do you carry professional indemnity insurance?

Every survey is covered by professional indemnity and public liability insurance, and we can provide details if a managing agent needs them.

Is this a RICS survey?

No. Our survey looks at the roof, not the whole building. If you need a full building survey, you will need a RICS survey as well.

What does a new roof inspection include?

Coverings, ridges, verges, hips, valleys and flashings are all checked plus gutters, ventilation and visible underlay at the eaves. We also look for debris left behind and damage to other parts.

Do you climb onto every roof?

Only when it is safe. Safety comes first, and fragile or steep roofs cannot always be walked on. Safe viewpoints, the loft and a drone where it applies let us see the rest, and the report records anything we couldn’t see.

How long will you be on site?

For a house, expect about 1–2 hours on site with commercial roofs nearer 3–4 hours.

What we are asked to look at in Bar End

Most homeowners cannot get a good look at their new roof. Without an independent check, you are relying on what can be seen from ground level and you may be asked to pay anyway.

Typical things we’re asked to look at include:

  • Cracked lower roofs or marked walls after the work
  • Loose flashings at walls or chimneys
  • Offcuts and broken tiles left behind
  • Missing or blocked roof ventilation

If you own a rental within reach of Winchester station, it is worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.

Questions to ask before you book

  • Their track record with similar roofs
  • Which viewpoints they use to see the roof
  • What’s outside the scope of the survey
  • Whether you can ask questions once you have the report

What a good roof survey covers

Local roofs and buyers in Bar End

A number of Hampshire villages keep thatched roofs on their older buildings. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about. If your home is older, it is worth knowing whether it is listed or in a conservation area before planning roof work. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area.

Take an older house close to All Saints: the roof may have had decades of patch repairs, and the survey shows where they are.
