Tips that help

You do not need to be a roofer to help. What helps most:

  • Book a survey every few years
  • Limit foot traffic on the covering
  • Treat rooflights and old sheeting as fragile
  • Check ceilings under the roof for damp patches

Landlords, owners and managing agents can keep the report as a dated record of the roof. It’s useful when planning upkeep and setting budgets, and it makes changes easy to spot at the next survey.

Check the roof from a window after a downpour. Water still lying a day or two later is worth getting looked at.

Flat roof survey in Andover

Our flat roof survey checks the waterproof covering and every detail around it, from edges and upstands to outlets and rooflights. We cover felt, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply roofs. We survey extension, garage and dormer roofs as well as bigger roofs on flats, offices and units. You get a written report with photos and our recommendations. If you are worried about loose or cracked edge trims and dips that suggest the deck is deflecting, we can find out what’s behind it.

Around Andover, many garages, porches and extensions have flat roofs of their own. Some older garages have cement sheet roofs, which on buildings from before 2000 may contain asbestos, which a specialist asbestos surveyor should check before anyone disturbs them. Felt, rubber and fibreglass coverings each need a different approach. We don’t test for asbestos, but our reports may flag materials that could contain it.

Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

What this survey cannot tell you

Every survey has limits, and we’d rather be clear about that before booking. Keep these in mind:

  • Asbestos testing, which needs a specialist asbestos surveyor
  • Hidden layers beneath the covering
  • Structural calculations, which need a structural engineer

Not sure which survey suits your roof? You can call 07833 053749 or email us and we will tell you before you book. What a survey covers and doesn’t.

Prices for flat roof surveys in Andover

A few things affect what a survey costs:

  • The number of roofs, including extensions and garages
  • The package you choose: Basic, Standard or Premium
  • The use of thermal imaging or a drone
  • How complicated the roof is, with its valleys, chimneys and parapets

Every price we give includes VAT. Flat roof survey starts from £150, including VAT. We confirm the exact price before booking.

Getting in touch

If you can, have these to hand when you contact us:

  • Pictures from the garden or a window, if you have them
  • How the loft is reached, if there is one
  • Any deadline, such as an exchange date
  • The type of building and roof, like pitched or flat

You can call us seven days a week, including Saturdays and Sundays. To book or ask a question, phone 07833 053749 or email us.

Checking the roof from ground level

Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.

Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.

The survey, step by step

Every roof is different, but as a rough guide the survey takes about 1–2 hours on an ordinary house, and longer for a large or complex roof. If you have questions on the day, just ask. For a home in Andover, the main things we need are a way into the loft, a route to the back garden and somewhere to park. Someone needs to let us in, so tell us who that will be.

  1. We start with the address and, on larger roofs, the roof area and access.
  2. Inside, we look for signs of water under the roof where we can reach.
  3. The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
  4. Each defect is photographed and its likely cause noted.
  5. You get a report setting out the condition and our recommendations, in order of urgency.

Preparing for the visit

  • Have any questions written down, so nothing gets missed
  • Agree roof access with the managing agent if it is shared
  • Leave a clear route to the loft

What a flat roof survey looks like in Andover

Before planning roof work on an older home, find out whether it’s listed or in a conservation area. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area. A number of Hampshire villages keep thatched roofs on their older buildings. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Next to the main roofs there’s typically a flat roof somewhere, whether on an extension, a garage or a commercial unit.

If you let a flat or house near Andover station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies. If you live in an older home near Church of St Mary, flat-roofed rear additions and dormers added over the years are worth checking. For site and facilities teams at buildings such as St John the Baptist Catholic Primary School, schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks.

Questions from Andover

Do you cover commercial flat roofs around Andover?

Yes, commercial buildings, hotels included, are part of the work. Roof access is agreed with the building manager or owner beforehand.

Do you cover Andover?

Yes, Andover is one of the places we work. Every survey there gets the same written report with photographs.

How many surveys have you done?

Over 5,000 surveys so far, across 20+ years of surveying roofs.

Does this replace a RICS home survey?

No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.

Can you inspect my roof with a drone?

Where it is applicable and safe, yes. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It’s included in the Drone Roof Survey and, where it applies, the Premium Survey.

How long is the visit?

Most surveys take about one to two hours on an ordinary house, though large, tall or awkward roofs take more time. The report follows by email.

Do you carry out surveys on Saturdays and Sundays?

We survey on any day from Monday to Sunday, during the day, which suits people who work during the week. Just say which days work for you.

Why act early in Andover

Waiting for a stain inside means the water has already got through the layers. A survey can find worn areas and failing details before that point, while there’s still time to plan the work. Around Andover, gutters that overflow soak the wall below. At roof level, a loose tile or tired flashing does the same. Neither gets better on its own.

A Basic Survey starts from £150, with VAT included. Standard is from £250 and Premium from £400. You’ll know the price for your survey before booking.
