What we’re asked to look at in East Anton
A buyer’s general survey frequently recommends a closer look at a flat roof. Building owners and managing agents book to plan maintenance, or before a sale or a new lease. In each case, the report gives a written, photographed record of the roof’s condition.
It’s worth booking a survey if you’ve seen:
- Gaps at upstands and abutments
- Water getting in at rooflights
- Pools of water lying on the roof
- Dips that suggest the deck is deflecting
For an older house near a landmark such as St Paul Church Centre, the joins between later flat roofs and the old walls are where problems typically start.
What to check before booking
- When you’ll get the report
- Which parts of the roof they’ll actually see
- How much experience they have with roofs like yours
- Are they insured for the work?
Flat roof survey in East Anton: what you get
Standing water is one of the first things we look for on a flat roof. It can point to poor falls, a blocked outlet or a deck that is deflecting. The survey notes any ponding, the state of each outlet and any dips that hint at a sagging deck. If the deck itself looks like a structural concern, we’ll recommend a structural engineer. If you’ve noticed a sagging deck under the covering and outlets choked with leaves and silt, a survey will tell you what’s going on, whatever the roof.
In smaller places like East Anton, flat roofs are mostly on extensions, garages, porches and dormers. Even a small flat roof can let lots of water into the room below. Knowing the covering and how it was laid tells you what to expect from it, from felt and asphalt to EPDM rubber and GRP. Ponding, splits and lifting edges are the signs to look for from a window.
Where we cannot see part of the flat roof, the report says so. You will know exactly what was inspected and what wasn’t, and what we’d suggest next.

Honest limits
In fairness, a roof survey has limits:
- The condition of the deck or insulation hidden under the covering
- Whether old sheeting or boards contain asbestos
- Areas we cannot see or reach safely, including fragile rooflights and sheeting
If you are not sure which survey you need, phone 07833 053749 or send us an email and we’ll give you a straight answer before booking. What our survey covers.

How the survey changes by roof type
Rooflights and upstands
Where a flat roof meets a wall, the upstand has to stay sealed as the building moves. We check for splits, gaps and loose flashings above the upstand.
EPDM rubber
A rubber roof can last 30 to 50 years, provided its details were done well. Those details are where we focus.
What happens on the day
Every visit follows the same pattern: we hear what you’ve seen, inspect the roof from every safe vantage point, photograph what we find and record our findings for the written report. Most visits take roughly 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Being in a smaller place like East Anton doesn’t change how the visit works: we look from the ground, from windows, from the loft and from the roof where it is safe. Point out any stains, cracks or loose pieces you’ve spotted.
- You send us the address and, for commercial roofs, an idea of the roof’s size.
- Inside, we look for signs of water under the roof where we can reach.
- We view the roof from safe positions and never walk on fragile surfaces.
- Each defect is photographed and its likely cause noted.
- You get a report setting out the condition and our recommendations, in order of urgency.
How to prepare
- Gather any invoices or paperwork from past roof work

East Anton questions
Do you look at commercial flat roofs near East Anton, such as hotels?
Yes. As well as homes, we check flat roofs on offices, hotels, blocks of flats and commercial units. Larger commercial roofs are quoted for the building.
Do you cover smaller places like East Anton?
We do. Villages and rural addresses get the same survey as a town house.
How much is a survey?
Our price is from £150, including VAT. You’ll know the exact price before booking, based on the roof’s size, access and package. To get a price, call 07833 053749 or use the contact form.
Is it a structural engineer’s report?
No. Our survey is not a structural engineer’s report. If we see signs that need an engineer’s opinion, we’ll recommend one.
What’s the best way to book?
Just ring 07833 053749 or drop us an email with the address. We will ask a few questions, confirm the price and agree a date.
Do you look in the loft space?
Yes, where the survey calls for it and there is safe access. We look for staining, damp, daylight and signs of movement.
Do I have to be there for the survey?
That depends on the survey. For inside areas and the loft space, someone has to give us access; we will agree the details as you book.
Local flat roofs in East Anton
What can be done to an older roof may depend on listing or a conservation area. The council is the place to check, along with Historic England’s list, ideally before any re-roofing is planned. Thatch survives on some older buildings in Hampshire’s villages. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Mixed in with those pitched roofs are plenty of flat ones, over rear extensions, dormers, garages and shops.
A roof leak in a hotel or guest house around East Anton means lost rooms as well as repairs, so it pays to find faults before guests do. Take a building like Endeavour Primary School: schools and public buildings frequently have big flat roofs, and their outlets and upstands need regular checks.

What happens if roof problems are left?
A leak over an office, shop or unit can affect the people and stock underneath. A planned survey lets you budget for work rather than deal with an emergency around the business. Blocked gutters on homes around East Anton overflow and soak walls. It’s easy to sort the cause early and slow to dry a damp wall.
