How a flat roof survey works in Andover Down
Water through a flat roof does not always come in where the stain is. It may start at a split, a lifted seam or a failed upstand well away from the damp patch. Our survey covers the whole roof, not just the part above the mark, with photos of anything that could be letting water in. Whoever carries out the work then has a clear starting point. We survey upstands and outlets, GRP fibreglass and EPDM rubber, and common reasons people get in touch are blocked or damaged outlets and leaks around rooflights.
Somewhere as small as Andover Down, flat roofs tend to be on extensions, garages and converted outbuildings. They need the same care as any town roof: the covering, the edges, the upstands and where water drains away. The journey and access are planned beforehand. If there are outbuildings or garages with flat roofs, mention them when you book.
The report works through the roof section by section, from the main slopes down to the gutters and outlets. It records what’s sound as well as what isn’t.

How we price flat roof surveys
We confirm the price for your roof before you book. These are the things that affect it:
- The number of roofs, including extensions and garages
- If the survey needs thermal imaging or a drone
- The shape of the roof and its details
- The roof’s overall size
Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. You’ll know the figure before booking.
What we need to know
These details help when you contact us:
- Photos of the roof, taken safely from ground level or a window
- Why you want a survey: buying, a leak, a storm or new work
- What kind of property and roof it is
- How the loft is reached, if there is one
When you are ready to go ahead, phone 07833 053749 or drop us an email. We will suggest a package, agree the price and find a date, weekday or weekend.
Local flat roofs in Andover Down
England has around 10,000 conservation areas and about 500,000 listed buildings. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so check with the council. Thatch survives on some older buildings in Hampshire’s villages. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Next to the main roofs there’s normally a flat roof somewhere, whether on an extension, a garage or a commercial unit.
For landlords with property near Andover station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies.

Before and after the survey
Over many surveys, some simple habits stand out as worth the effort:
- Check ceilings under the roof for damp patches
- Book a survey every few years
- Clear roof outlets and gutters each autumn
- Check that new brackets or units haven’t damaged the covering
Many people send the report to two or three roofers for quotes. Because everyone is pricing the same findings, the quotes are easier to compare. It is your choice who carries out the work and when.
Book a survey every few years, and again after new fixings, units or rooflights go in. You’ll spot changes early and have a record to look back on.

Signs you need a flat roof survey in Andover Down
People go onto flat roofs for all sorts of reasons: to clean windows, fit aerials or air conditioning units, or reach a gutter. Each visit can damage a covering not made for regular foot traffic. New brackets and fixings through the roof are another common source of leaks.
Things that often lead to a survey include:
- Failed seals around rooflight kerbs
- Damaged trims at the roof edge
- Raised blisters across the surface
- A sagging deck under the covering
For site and facilities teams at buildings like Pilgrims' Cross CofE Aided Primary School, a large flat roof with a good many outlets and rooflights has many places where a membrane can fail.

- What experience they bring
- Whether the roof space is looked at, where there is one

Andover Down questions
Do you cover Andover Down?
We do. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.
Is my home in Andover Down listed or in a conservation area?
We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.
Will this cover the whole house?
No. Our survey covers the flat roof only. It is not a RICS Level 2 or 3 home survey or a structural engineer’s report. It often sits alongside a buyer’s building survey.
When does the report arrive?
Report times are set by the package. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. Mention any deadline as you book.
Can you find where water is getting through my flat roof?
The survey covers the covering and all the details where leaks usually begin, recording anything that could let water through. If the source is hidden, we may suggest a leak investigation or electronic leak detection.
Will you fly a drone over my roof?
Where it’s applicable and safe, yes. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.
Can you survey in bad weather?
Some surveys depend on the weather more than others. Drone flights need calm, dry weather, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. We’ll rearrange with you if the weather isn’t right.
Can I check my roof myself?
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, which helps when we look at the roof.
What happens on the day
Expect us to ask a few questions before we start, such as when any problem began and what work has been done before. The inspection then takes about one to two hours for a house, with bigger or more complicated roofs taking longer. In a small place like Andover Down, access is normally the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.
- We agree the roof to be surveyed, its use and any leaks you know about.
- We look at the roof from the ground, windows and the roof where it’s safe.
- We check the covering for splits, blisters, ponding and wear.
- Upstands, outlets, edge trims and rooflights are checked and photographed.
- A written report with photos and recommendations is emailed to you.
Preparing for the visit
- Make sure pets are kept safely away
- Make a note of anything you’d like us to look at
- Have keys ready for side gates, garages or roof access doors
