How a flat roof survey works in Basingstoke

Each flat roof is looked at from the safest viewpoints we have: on the roof where it is safe, from windows and higher ground, and from the rooms below where we can reach them. We don’t walk on fragile rooflights or fragile roof sheeting. If part of the roof cannot be seen or reached safely, the report says so, so the limits of the survey are clear. We’re often asked to look into leaks around rooflights and dips that suggest the deck is deflecting, across EPDM rubber, felt flat roofs and mastic asphalt.

Commercial units and business premises in places the size of Basingstoke often have large flat or low-pitched roofs. On a large roof, a leak can be hard to trace by eye. Where the build-up allows, electronic leak detection can help pinpoint holes in the membrane. Outlets, upstands and laps are looked at closely, as that is where membranes usually fail.

The report doesn’t just list problems. For each finding, it explains what it is, why it matters and what we’d recommend.

Your questions about flat roof surveys in Basingstoke

Do you cover Basingstoke?

Yes. We work right across London and the South East, and Basingstoke is part of that. You can call 07833 053749 or drop us an email with the address and some details.

Does a conservation area affect roof work in Basingstoke?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.

How many years has my flat roof got left?

We don’t put a figure on it. Typical ranges are around 15 to 20 years for felt, 30 to 50 for EPDM and up to about 30 for GRP, but your report describes the actual condition.

Do you take photos of the roof?

Yes. Photographs are taken throughout the survey, and the report uses them to show each finding alongside our recommendations.

How soon will I get the report?

Each package has its own report time. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. If you have a deadline, like an exchange date, tell us when you book.

I live in a flat. Can you survey the roof?

Yes, as long as access is agreed. The roof of a block or converted house is often shared, so whoever owns or manages the building needs to agree access. We inspect only the parts we’re allowed to reach.

What types of flat roof do you survey?

Felt, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply membranes are all part of the work. The report names the covering and explains its condition.

Roof by roof

Rooflights and upstands

Rooflights, lanterns and upstands are where many flat roof leaks begin. We check the seals and the covering around each one.

Felt and built-up roofs

Built-up felt is one of the most common flat roof coverings on extensions, garages and dormers. The survey checks for blisters, cracks, open laps and bare patches where the surfacing has worn.

Flat roof surveys around Basingstoke

Some Hampshire villages still have thatched roofs. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Mixed in with those pitched roofs are lots of flat ones, over rear extensions, dormers, garages and shops. The wider area around Basingstoke has a long history of building, with The Vyne about 2.9 miles north. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first.

For businesses in and around places such as The Malls, flat roofs over shops and units are easy to forget until water comes through a ceiling. If you own a rental within reach of Basingstoke station, a flat roof over a rented flat is easy to forget until the tenant reports a leak.

When to book a survey in Basingstoke

Buyers frequently book after their home survey suggests a closer look at a flat roof. Owners and managing agents use a survey to plan upkeep, or ahead of a sale or a new lease. In each case, the report gives a written, photographed record of the roof’s condition.

We are often asked to look at:

  • Blisters and bubbles in the covering
  • Signs of deflection in the roof deck
  • Outlets that hold water back
  • Cracked or split membrane

Take a building like King's Furlong Infant School and Nursery: schools and public buildings frequently have big flat roofs, and their outlets and upstands need regular checks.

Before booking anyone

  • How long the report takes to arrive
  • What follow-up you get after the report
  • How they’ll see the roof: from the ground, the loft, the roof or by drone
  • Whether the loft is part of the inspection

What a roof survey includes

Why get it checked now?

A leak over an office, shop or unit can affect the people and stock underneath. Surveying the roof in good time means work can be planned and budgeted around the business. Whatever the age of a roof in Basingstoke, small defects only grow if they’re left. What starts as a cracked flashing or a blocked outlet becomes wet timber and stained ceilings in time.

A Basic Survey starts from £150, inc. VAT. The Standard Survey starts from £250 and the Premium Survey from £400, both inc. VAT. You’ll know the price for the job before booking.

Surveys for landlords and agents in Basingstoke

We also survey roofs for businesses and commercial landlords. Larger roofs take longer, and they’re priced for the size.

We survey roofs for landlords and letting agents as well as householders. The report gives you a dated record of the flat roof, with photographs, useful for planning maintenance.

What this survey cannot tell you

Without opening up the roof, some things stay hidden, and that sets some limits:

  • Fragile surfaces, which we do not walk on
  • The condition of the deck or insulation hidden under the covering
  • A promise that the roof won’t leak in future

If in doubt, phone 07833 053749 or use the contact form and we’ll suggest the right survey before you book. What a survey covers and doesn’t.

How it works

The aim of the visit is simple: to see as much of the flat roof as can safely be seen and record it clearly. Notes and photographs go into the written report. The visit normally takes an hour or two for a house; commercial roofs usually need 3–4 hours. Where a building in Basingstoke has a manager or access rules, those are sorted out before the day. At home, it is useful to clear a route to the loft and point out any stains or leaks. The written report follows, with photographs.

  1. First you give us the address, what the roof covers and any leaks you’ve noticed.
  2. We view the roof from ground level, from windows and from the roof where it is safe to do so.
  3. We check and photograph the covering, the falls, the upstands, the outlets, the trims and any rooflights.
  4. We check the rooms or spaces under the roof for staining where we can reach them.
  5. You get a photo-illustrated written report and our recommendations.
