Roof surveys in RG21

Roof survey in RG21: how it works

We survey roofs in RG21 and across London and South East England. Visits run on any day of the week. We hold professional indemnity and public liability insurance. Each survey ends with a written report, emailed with photographs and recommendations. Houses, flats and commercial buildings all follow the same careful process. When you are ready to book, phone 07833 053749 or send us an email. We survey clay and concrete tiles, chimney stacks and the roof space, and the problems we are asked to look at most are cracked or blistered flat roof coverings and flashings that have come away from the wall.

Safety comes first on every visit. We inspect whatever is safely visible, and if part of the roof cannot be seen, the report says so. Most visits take about one to two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys.

  1. We start by hearing what you’d like checked and why.
  2. A visit is booked for a weekday or a weekend.
  3. We look at the roof from every safe viewpoint, inside and out.
  4. Every part of the roof is checked and photographed.
  5. Your report arrives by email, with recommendations prioritised by urgency.

Landmarks near Oakridge

In Oakridge, that means homes and buildings near The Costello School, Oakridge Junior School and Eastrop Park. Also close by are The Vyne Community School (under half a mile north), The Rising Sun pub (under half a mile south-west) and Ruins Of Chapel Of The Holy Trinity (within half a mile south). Oakridge has its own railway station: Basingstoke station. A little further out are Basing House (1.6 miles east) and Basingstoke and North Hampshire Hospital (1.1 miles north-west). For a walk, there is Farleigh Hill and Daneshill Park Woods.

Homes and roofs across RG21

RG21 has everything from older homes with tall chimneys to modern estates. Sooner or later, every roof needs its gutters, flashings and coverings checked, wherever they are in RG21.

Our surveys reach from London out to Kent, Sussex, Surrey, Essex, the Thames Valley, Hampshire and the Isle of Wight, RG21 included. Visits run on weekdays and at weekends.

Oakridge: The Vyne, about 2.6 miles north, is one of the historic houses in the wider area around Oakridge. Older roofs nearby often mix original materials with later repairs, and the survey shows where each one is. Shop and office owners around The Malls may find that a written record of the roof’s condition helps you plan maintenance rather than react to leaks.

Can I check my roof myself?

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us as you book and it will help the survey.

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

When you need someone else

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Confirmation of asbestos in soffits or cement sheets
  • A full building survey of the property
  • Structural calculations (that is a structural engineer’s job)

For landlords and managing agents

If you own several properties, surveys can be booked for more than one address. To discuss a number of properties, phone 07833 053749 or send us an email with the addresses.

Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait, which helps when budgeting.

Prices for roof surveys in RG21

Prices always include VAT. The things that change the price are:

  • The height of the building and how the roof can safely be seen
  • Whether you choose the Basic, Standard or Premium Survey
  • The type of building, from a house to a block or an office
  • How big the roof is

Roof survey starts from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, inc. VAT, and we’ll tell you which fits.

Getting in touch

Getting the details right at the start saves time. Please include:

  • Whether there is a loft hatch, a shared roof or tricky access
  • Your timetable, like an exchange date
  • What kind of property and roof it is
  • What made you get in touch

Every survey is priced before it is booked, so you know the cost up front. Roof survey starts from £150, including VAT. To book, ring 07833 053749 or email us.

Tips that help

Some practical points come up on survey after survey. They apply to most roofs:

  • Check the roof from the ground after storms
  • Ask about a flat roof on an extension or garage too
  • Clear the loft hatch area before we arrive
  • Photograph stains when they appear

The recommendations are prioritised by urgency where relevant. Some faults need dealing with soon, while others can wait for planned work. That helps you decide what to do first.

Don’t block the vents at the eaves. Condensation builds up when air cannot move, which can dampen timbers and insulation over time. Check insulation does not block the airflow at the eaves.

Questions from RG21

Will you climb onto the roof?

Only where it’s safe to do so. Much of the survey is done from ground level, upper windows and the roof space. The Premium Survey adds a drone where applicable.

Can you tell me how long my roof will last?

We don’t put a figure on it, because so much depends on the fixings, underlay and upkeep. What we do is explain the roof’s condition and what to deal with first.

Do you look in the loft space?

If it’s needed and safe to reach, yes. Inside, we look for damp, staining, gaps and sagging, as far as the space allows.

Do you survey roofs on blocks of flats?

Yes, once access has been agreed. The roof of a block or converted house is often shared, so we need permission from whoever owns or manages the building. We inspect only the parts we are allowed to reach.

Do I need to be at home?

That depends on the survey. Inside the building and in the loft, we need someone to let us in, while outside access can be discussed as you book.

What’s the best way to book?

It’s easiest to ring 07833 053749 or email us. Let us know the address and a little about the roof, and we will suggest the right survey. We survey on any day of the week.

How long does the visit take?

On site, it normally takes an hour or two for a house, rising to roughly 3–4 hours on a commercial building. Report times depend on the package.
