Flat roof survey in Oakridge

Many commercial buildings and blocks of flats have big flat roofs. A survey of a roof this size picks out worn covering, standing water and outlets that need attention. We record the condition with photos so work can be planned and budgeted. Commercial roofs are quoted for their size and access, so please phone 07833 053749 or drop us an email with the address and an idea of the roof’s size. If you are worried about failed upstands where the roof meets a wall and leaks around rooflights, a survey will tell you what’s going on, on EPDM rubber, felt flat roofs and single-ply membranes alike.

Flat roofs in smaller places like Oakridge can be more exposed, especially where nothing shelters them, so wind catches loose edges and trims. Felt and bitumen also age in strong sun. Splits, blisters and lifting edges are what to look out for. Standing water that lingers for days after rain is another sign worth watching for.

It isn’t only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend.

What we do, step by step

You do not need to do much on the day. Point out anything you’ve noticed, like stains, drips or loose pieces, and we will take it from there. The survey itself takes roughly 1–2 hours for a small flat roof at home, and longer for a large commercial one. A visit to a smaller place like Oakridge is no different on the day: we look from the ground, from windows, from the loft and from the roof where it’s safe. Point out any stains, cracks or loose pieces you’ve spotted.

  1. First we go through the roof, what’s beneath it and any problems so far.
  2. The roof is viewed from safe positions, including the roof itself where that’s safe.
  3. We check the covering for splits, blisters, ponding and wear.
  4. We photograph and record the outlets, upstands, trims and rooflights.
  5. A written report with photos and recommendations is emailed to you.

Getting ready for the survey

  • Let us know about parking before the day
  • Agree roof access with the managing agent if it is shared
  • Move anything stored under the loft hatch

How to book

If you have photos of the roof, send them over. Take them safely from ground level or a window, and please don’t climb up for a closer look. To send them or to book, ring 07833 053749 or use the contact form.

How do I find out if my home in Oakridge is listed?

The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.

What’s the best way to book?

To arrange a survey, phone 07833 053749 or email us and tell us the address and what you need to know. We’ll confirm the price and find a day that suits.

How much does a flat roof survey cost in Oakridge?

Our price is from £150, including VAT. What you pay for your roof depends on its size, height, access and the package, and it is agreed before booking.

What happens next?

The report arrives by email. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation, so you can talk the findings through.

Are you insured?

Our cover is professional indemnity plus public liability, and details are available on request.

Which flat roof coverings do you cover?

Felt, asphalt, EPDM, GRP and single-ply roofs are all covered. Not sure what yours is? We will tell you in the report.

Honest limits

Without opening up the roof, some things stay hidden, and that sets some limits:

  • Whether old sheeting or boards contain asbestos
  • Hidden layers beneath the covering
  • Whether the deck or joists are strong enough

If you’re not sure which survey you need, ring 07833 053749 or send us an email and we will give you a straight answer. The full list of what we check.

What we look at

  • Upstands and outlets
  • Felt flat roofs
  • GRP fibreglass
  • Single-ply membranes
  • Mastic asphalt
  • EPDM rubber

Different roofs, different checks

Rooflights and upstands

Rooflights and fragile sheets are never walked on. We view them from safe positions and photograph what we see.

Mastic asphalt

Mastic asphalt is a heavy, seamless covering frequently found on older blocks, balconies and commercial roofs. The survey checks for crazing, cracking, blistering and splits where the asphalt turns up the walls.

Tips from our surveys

Over many surveys, some simple habits stand out as worth the effort:

  • Check new fixings through the roof are properly sealed
  • Have the roof looked at again after a severe storm
  • Watch the ceilings below the flat roof for stains
  • Ask contractors to protect the roof if they work on it

You can use the report to ask roofers to quote for the same work. Because everyone is pricing the same findings, the quotes are easier to compare. It’s your choice who carries out the work and when.

Get splits, lifted seams and loose trims seen to while they’re small. A flat roof that’s looked after between surveys normally lasts longer.

Signs you need a flat roof survey in Oakridge

A flat roof lies open to sun, rain and frost, and water drains off it slowly. In time, the covering dries out, cracks and loosens at its edges and laps. People usually call us when a leak appears, before a purchase, or when the roof may be near the end of its life.

A survey makes sense if you’ve noticed:

  • Damaged trims at the roof edge
  • Upstands pulling away from walls
  • Raised blisters across the surface
  • Blocked or damaged outlets

For an older house near a landmark such as Ruins Of Chapel Of The Holy Trinity, flat-roofed rear additions and dormers added over the years are worth checking.

Choosing a roof surveyor

  • Whether any drone flown is registered with the CAA
  • Their insurance cover
  • What follow-up you get after the report
  • Which limits apply to the survey

What’s in a roof survey

Flat roofs in Oakridge

The Vyne, about 2.6 miles north, is one of the historic houses in the wider area around Oakridge. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material. Thatch survives on some older buildings in Hampshire’s villages. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises.

Shop and office owners around The Malls may find that the flat roofs over shops and commercial units are worth checking before a leak, not after. Landlords with a home close to Basingstoke station may find that flat roofs over rear additions and dormers in rented property are worth checking between tenancies.
