About our landlord roof survey in Oakridge
Managing agents and freeholders use our reports to plan maintenance and budgets. You can see what’s urgent and what can wait, as far as can be judged from what’s visible. It does not include repair cost estimates but contractors can price from it. Anything urgent is made clear, so you can deal with it first and budget for the rest. We survey blocks of flats, shared roofs and rented houses, and people most frequently book us about slipped or missing slates and tiles and damp or stains in top-floor flats.
Houses in smaller places like Oakridge can face open ground, where wind and driving rain hit the roof harder. Ridge tiles, verges, chimney stacks and flashings take the worst of it. A careful look shows whether anything has started to loosen. Once one ridge tile or slate moves, wind gets under the next one too.
Where we cannot see part of the let or shared roof, the report says so. That way, it’s clear what was covered and what wasn’t.

Landlord and commercial surveys in Oakridge
Businesses and commercial landlords can book us too, including offices, shops and units. Bigger roofs take more time, so they’re priced to suit.
An agent can book and manage the survey for a landlord, with the report sent to whoever needs it. We agree a time with the tenant beforehand.

Common questions in Oakridge
Is my home in Oakridge listed or in a conservation area?
Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.
Do you cover smaller places like Oakridge?
We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.
How long does a landlord roof survey take?
A visit usually takes roughly 1–2 hours for a single let house, with blocks of flats taking longer. We will give you an idea as you book.
Can your report tell us who pays for the roof work?
No, we don’t advise on leases, so ask your managing agent or a solicitor. Our job is to report on the roof itself.
How long have you been surveying roofs?
Over 5,000 surveys so far, across 20+ years of surveying roofs, with 98% customer satisfaction.
What’s the price of a landlord roof survey?
The Basic Survey starts from £150, the Standard from £250 and the Premium from £400, all with VAT included. Larger buildings are priced to suit. Just phone 07833 053749 or send us an email for a price.
Do I need to be at home?
Not always. If we only need the outside, we can agree that in advance, but anything inside needs someone there to give access.
When to book a survey in Oakridge
On a shared roof, it is not always clear who should act. Everyone may think someone else is responsible, so maintenance gets put off. A condition report gives everyone the same starting point.
Common reasons to book include:
- Cracked or lifting flashings
- Missing or loose roof coverings
- Parapets and upstands in poor repair
- Damaged pots and flaunching
The streets around a church such as Ruins Of Chapel Of The Holy Trinity are frequently among the oldest in a place, and if yours is one of the older homes nearby, old fixings, lead flashings and tall chimneys are typical of older roofs.
Before booking any roof surveyor
- What experience they bring
- Which parts of the roof they’ll actually see
- Will they check the loft as well as the outside?
- Whether any drone flown is registered with the CAA
What you can safely check yourself
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.
Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry.
Local roofs in Oakridge
With The Vyne about 2.6 miles north, Oakridge sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area. A number of Hampshire villages keep thatched roofs on their older buildings. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first.
If you look after a shop, office or commercial unit, for instance near The Malls, a written record of the roof’s condition helps you plan maintenance rather than react to leaks. If you live near a park such as Eastrop Park, or anywhere with mature trees, autumn leaves can block gutters and valleys.

What affects the cost of landlord roof surveys
We confirm the price for your survey before you book. These are the things that affect it:
- The height of the building and how the roof can safely be seen
- Whether you choose the Basic, Standard or Premium Survey
- Any need for thermal images or a drone flight
- The number of roofs, including extensions and garages
Bigger, taller and commercial roofs take more time to survey, so the price reflects that. The price is confirmed before you book.
What to let us know when you get in touch
We’ll usually ask about:
- The style of property, from a terrace to a block
- The reason for the survey, such as buying, a leak or storm damage
- Dates you are working to, such as exchange
- Your postcode, so we can check access and travel
Prices start from £150, including VAT. What you pay depends on the roof’s size, access and the package, so call 07833 053749 or use the contact form with the details.
Honest limits
Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- The rest of the building, as a RICS Level 2 or 3 survey would
- The structure in the way a structural engineer would assess it
- Whether materials contain asbestos (a specialist asbestos surveyor’s job)
If in doubt, ring 07833 053749 or use the contact form and we’ll suggest the right survey. What a survey covers and doesn’t.
What this survey covers
- Flat roofs on blocks
- Blocks of flats
- Gutters and downpipes
- Shared roofs
- Converted houses
- Rented houses
How the survey works
The visit has one job: to look at the let or shared roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. It typically takes an hour or two on an ordinary house, and more on a big or complicated roof. Being in a smaller place like Oakridge does not change how the visit works: outside, inside and from any safe vantage point, in that order. It helps to show us anything you’ve already noticed.
- You let us know about the building, its roofs and any known leaks.
- We let you know which flats and hatches we need to reach.
- The roofs are inspected from ground level, vantage points, the roof space and the roof where safe.
- The report records areas we couldn’t access.
- You receive photos and recommendations, prioritised where relevant.
Getting ready for the survey
- If the roof is shared, arrange access with whoever manages the building
- Let us know about parking near the property
- Have any questions written down, so nothing gets missed
