What this survey can’t tell you

Some things cannot be seen without opening up the roof, and that sets some limits:

  • The rest of the building, as a RICS Level 2 or 3 survey would
  • Confirming asbestos in older roof materials
  • Parts of the roof we cannot safely see or access

If you’re not sure which survey you need, call 07833 053749 or send us an email and we’ll give you a straight answer. What our survey covers.

About our landlord roof survey in Chineham

We survey let and shared roofs in Chineham and across London and South East England. Time on site typically takes an hour or two at most homes, and about three to four hours for a commercial roof. We inspect from the ground, vantage points, the loft space and the roof where it is safe including by drone where it applies. You then get a report with photos. We survey blocks of flats, rented houses and converted houses, and people most often book us about gutters overflowing onto walls and cracked or lifting flashings.

In a smaller place like Chineham, homes range from older cottages to bungalows and newer houses. Older roofs can have slate, clay tiles or other traditional coverings, while many later ones have concrete tiles. On older homes, chimney stacks, valleys and gutters are normally where the work is, and the fixings under the coverings matter too. Nails and battens under older coverings frequently give out before the slates or tiles themselves.

We keep jargon out of it: if work is needed, the report says so clearly, and where it can wait, that is said too.

Chineham homes and their roofs

Some Hampshire villages still have thatched roofs. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. With The Vyne about 2 miles north-west, Chineham sits in an area with a long building history. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years.

For site and facilities teams at buildings such as Four Lanes Community Junior School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. For landlords with property near Basingstoke station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. Take an older house close to Christ Church Chineham: old fixings, lead flashings and tall chimneys are typical of older roofs.

Chineham is about 3 miles north-east of Basingstoke, in Hampshire. We survey roofs in Chineham and the surrounding area across London and South East England. Our area takes in places right across Hampshire. Reading is in our area too.

Different roofs, different checks

Roof spaces and lofts

Older roofs may have bitumen felt underlay or none at all. The report records the underlay where it’s visible.

Flat roofs on blocks and rear additions

Flat roofs are common over blocks, extensions and garages. Ponding, splits and blistering are recorded where we can see them safely.

What affects the price in Chineham

To price your survey, we look at:

  • The height of the building and how the roof can be seen safely
  • The roof’s overall size
  • Features like valleys, chimneys, dormers and parapets
  • Which survey package you book

To find out what your survey will cost, phone 07833 053749 or email us with the address and a few details. The price is agreed before a date is set.

Getting in touch

To price your survey accurately, we will ask about:

  • Any deadline, such as an exchange date
  • Photos of the roof, taken safely from ground level or a window
  • Where any leaks, stains or damp patches show inside
  • Where the property is, with the postcode

You can call us seven days a week, including Saturdays and Sundays. For a price or to book, phone 07833 053749 or send us an email.

The survey, step by step

Once we have finished looking, we write up our findings in a report with photographs, emailed to you. On timing, it typically takes about 1–2 hours on an ordinary house, though large, tall or awkward roofs take more time. In a smaller place like Chineham, parking is seldom the issue; lanes, gates and long drives are worth mentioning. On bungalows and lower roofs, much can be seen from ground level, with the loft showing the underside.

  1. We agree the roofs to be surveyed and what you need the report for.
  2. You arrange access to the loft and any flats we need.
  3. Each roof is checked from safe vantage points and inside where possible.
  4. We photograph defects and note how urgent they look.
  5. You get a written report to plan maintenance and budgets.

Before the survey

  • Tell us about parking before the day
  • Point out any leaks or damp patches
  • Dig out any old roof reports or invoices

Checking the roof from ground level

Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.

What happens if roof problems are left?

A dated condition report is useful for the building’s records. Repeat surveys let you see how the roof is changing, which suits a rolling maintenance plan. Arranging work in a smaller place like Chineham is easier with notice than in an emergency. Knowing early gives you time to get the right people in.

Landlord roof survey starts from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, including VAT.

Common questions in Chineham

Is Chineham within the area you cover?

Yes, we do. Our area covers London and South East England, from towns to the smallest villages. Longer journeys are simply planned in advance.

I let a flat near Basingstoke station. Can you check the roof?

Of course. We just need to know who will give access, and we can send the report to you or your agent.

How long will you be at the property?

Expect it to take about one to two hours for a house, and longer for a block or a building with several roofs. You will then get the report by email.

Will you check the loft?

If there is a loft and safe access to it, yes. The loft space can show things the outside cannot, like damp timbers, staining or daylight.

Can you inspect my roof with a drone?

Yes, where it is applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.

Is this a RICS survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

Do you survey roofs shared between flats?

Yes. We survey what we can access and see safely. Areas we couldn’t see are noted as well as what could.
